Best Hard Money Lenders in Maine

Maine flips are older-home projects on a short building season. Portland-area homes, Lewiston triple-deckers and Bangor capes all need work, and the investor who closes quickly can get the rehab done before winter.

Where Maine investors buy fix and flip property

Greater Portland has the strongest resale market. Investors work older homes in Portland's East End, Munjoy Hill edges and Deering, and in South Portland, Westbrook, Biddeford and Saco, where prices sit below Portland but demand is steady.

Lewiston and Auburn have triple-deckers and older multifamily at lower prices, and many investors there hold rather than sell. Bangor, Augusta, Waterville, Brunswick and Sanford offer capes, farmhouses and small multifamily buildings with more modest resale values.

LendingStreet compared with other Maine lender types

Most Maine investors compare a few types of lenders: local hard money lenders, private individual lenders and local banks or credit unions. Each can work, but here is how they usually line up on what a flip needs.

Maine closings, transfer tax and foreclosure

Maine closings often involve attorneys. The state transfer tax is $2.20 per $500 of value for the buyer and the same for the seller, so it is a real line item on both ends of a flip. Add recording and title costs.

Maine uses judicial foreclosure, so cases go through the courts and distressed homes come to market slowly. Buyers at foreclosure sales need funding ready once a sale date is set.

Property taxes in Maine are set by each town or city, and the homestead exemption is for owner-occupants only. Mill rates vary widely, so check with the local assessor.

Permits, winter and Maine housing stock

Permits come from the city or town code office, and Portland has its own rules on rental housing, including rent stabilization and rental registration. Check local rules before you plan to sell to an investor or hold the property as a rental.

Maine homes are old, and many were built well before 1978, so lead-safe practices apply. Common items include oil heat conversions, insulation, windows, roofs, foundations, septic systems outside town and old wiring. Exterior work slows in winter, so schedule roofs and siding for the warmer months.

Worked example: a Westbrook duplex

This example is illustrative and not a quote. An investor buys a Westbrook duplex for $330,000 with an $85,000 rehab budget, for a total cost of $415,000. At 90% of cost, the loan is $373,500, and the investor brings $41,500 plus about $8,250 in estimated purchase closing costs.

The estimated interest-only payment is about $3,268 a month, or $19,608 over a 6-month hold, assuming interest on the full balance for simplicity. If the home sells at an after-repair value of $540,000 with about $43,200 in selling costs, the estimated profit before income taxes is about $53,942.

If the investor keeps it instead, a DSCR refinance at 70% of the $540,000 value is a $378,000 loan, which pays off the $373,500 flip loan. Estimated principal and interest on a 30-year term is about $2,643. With $650 in monthly taxes and $150 in insurance, the total is $3,443. At $3,500 a month in rent, the DSCR is about 1.02x. The new loan covers the flip loan payoff with about $4,500 left over before closing costs. We used 70% rather than the 75% cash-out maximum so the ratio stays at or above 1.0x on this Maine rent.

From hard money to a long-term DSCR loan

Every short-term loan needs an exit. Most Maine flips exit through a sale, but many investors decide to keep a property once they see the finished rent. With a typical hard money lender, that means finding a new lender and starting a new file.

With LendingStreet, the refinance stays in-house. Our DSCR rental loans qualify on the property's rent with no W-2s or tax returns, allow LLC borrowers and offer 30-year terms. Cash-out goes up to 75% LTV, and seasoning varies by program. See the bridge to DSCR loan guide for how the handoff works.

How to compare hard money lenders in Maine

Ask every lender the same questions, in writing, and compare the answers side by side.

How LendingStreet answers: up to 90% of cost and up to 100% of rehab on some programs; closing in as little as 10 days; loans from $150,000 to $5M+; LLC borrowers welcome; the team explains the rehab funding process for your program; and yes, 30-year DSCR loans with a 1.0x standard minimum, with seasoning that varies by program.
