Roanoke is a market where a solid three-bedroom rental can still be bought for a price that sits below what many lenders want to finance on its own. Investors here build portfolios of eight, ten or twenty modest homes, and a blanket loan is often the cleanest way to finance them.
In short: LendingStreet's blanket portfolio loans put five or more Roanoke Valley investment properties, each 1 to 8 units, under one loan with one closing and one payment. The loan qualifies on combined portfolio cash flow, with no W-2s or tax returns, and release provisions let you sell properties individually. Because the $150,000 minimum applies to the whole loan, lower-priced Roanoke homes that are hard to finance one at a time fit easily in a blanket.
In the city, investors buy across Wasena, Raleigh Court and Grandin for steady tenant demand near the greenway and Carilion, in Williamson Road, Melrose-Rugby, Belmont and Fallon Park for lower prices and higher rent-to-price ratios, and in Garden City and Riverdale in the southeast. Older Old Southwest buildings add duplexes and small apartment conversions.
Outside the city, Vinton has older brick ranches and Cape Cods, Salem has well-kept homes near Roanoke College and the Salem VA Medical Center, and Roanoke County's Hollins and Cave Spring areas add newer homes at higher prices.
| Area | Typical rental | Tenant base |
|---|---|---|
| Wasena, Raleigh Court, Grandin | 1920s-1950s houses | Carilion staff, young professionals |
| Williamson Road, Melrose, Belmont | Older houses, some duplexes | Working families |
| Garden City, Riverdale | Ranches and small houses | Families, longer tenancies |
| Vinton | Brick ranches, Cape Cods | Families |
| Salem | Mid-century houses | Hospital, college and county workers |
Many Roanoke rentals sell at prices where a single DSCR loan at 75% to 80% would land below the $150,000 minimum. A blanket loan solves that by measuring the minimum against the whole package. It also replaces several small loans, each with its own closing costs, with one closing and one payment.
Lower prices also mean rents cover payments more easily than in pricier metros. That often lets a Roanoke portfolio carry leverage close to the program limits while still clearing 1.0x.
The lender adds up the rent and the full payment, taxes, insurance and HOA dues for every property. Rent on lower-priced homes in Melrose or Williamson Road can be high relative to value, which helps offset a Raleigh Court house with stronger value but a slimmer margin. Each property still needs a valuation, clean title and insurance.
Appraisals in Roanoke can take longer on unusual properties, such as a converted Old Southwest house or a home on a steep lot in South Roanoke, because close comparables are fewer. On a package, the slowest appraisal sets the closing date, so order them together.
Properties mid-renovation or sitting vacant are usually better added later. Lease them up first, then bring them into the blanket in a refinance.
This example is illustrative and not a quote. An investor owns seven single-family homes and one duplex across Wasena, Raleigh Court, Williamson Road, Melrose-Rugby, Belmont, Garden City, Vinton and Salem, worth a combined $1,600,000 and renting for $11,950 a month.
At 75% of value the blanket loan is $1,200,000. Estimated principal and interest is about $8,186. With taxes of about $1,573 and insurance of about $920, the payment is about $10,679 and the portfolio DSCR is about 1.12x.
| Property | Type | Value | Monthly rent |
|---|---|---|---|
| Wasena | Single-family | $215,000 | $1,550 |
| Raleigh Court | Single-family | $245,000 | $1,650 |
| Williamson Road area | Single-family | $175,000 | $1,350 |
| Melrose-Rugby | Single-family | $140,000 | $1,150 |
| Vinton | Single-family | $195,000 | $1,450 |
| Salem | Single-family | $235,000 | $1,600 |
| Garden City | Single-family | $185,000 | $1,400 |
| Belmont | Duplex | $210,000 | $1,800 |
| Total | $1,600,000 | $11,950 |
Each property is assigned part of the loan. The Melrose-Rugby house above carries about $105,000; to sell it, you would pay a release price set in the loan documents, often above that amount, such as 115%, or about $120,750.
The remaining properties must still meet the program's DSCR and LTV tests. Plan releases with that in mind, especially if you are selling one of the higher-rent houses.
The City of Roanoke, Roanoke County and the City of Salem each assess property and set their own tax rates, and Vinton property owners pay both town and county taxes. A portfolio that spans these lines has several tax bills on different schedules. Use current assessments for each parcel, and remember that Virginia charges recordation taxes on the deed of trust at closing.
Older homes in the valley, many built before 1978, need lead-based paint disclosures for tenants, and homes near the Roanoke River, Tinker Creek and Peters Creek may require flood insurance.
A blanket refinance can pull cash out up to 75% LTV across the group, with seasoning that varies by program. Roanoke investors often use that cash to buy the next round of homes with fix and flip or bridge loans, then add them to a later blanket once they are leased.
Separate DSCR loans can be better if you plan to sell several properties soon. Our comparison guide covers the trade-offs.
Investors who own rentals in Lynchburg, Blacksburg or other markets can include them too, and some programs allow properties in more than one state in the same loan.
Virginia's Residential Landlord and Tenant Act sets lease, deposit and notice rules statewide, and recent sessions have added tenant protections. Virginia law also lets localities create rental inspection districts; ask the City of Roanoke and the other localities whether any apply to your properties, and keep inspection records with your leases.
Good records help the loan too. A rent roll that matches the leases, deposits that match the ledger and a short note on any tenant who is behind make a portfolio file read cleanly and close faster.
