Rochester is a city of doubles. Two-family homes, one unit up and one down, line the streets of the 19th Ward, Maplewood, Beechwood and the South Wedge, and they sell at prices that let investors build a ten-property portfolio for what one house costs in many metros.
In short: LendingStreet's blanket portfolio loans combine five or more Rochester-area investment properties, each 1 to 8 units, into one loan with one closing and one payment. The loan qualifies on the portfolio's combined cash flow, with no W-2s or tax returns, and release provisions let you sell properties one at a time. Because the $150,000 minimum applies to the whole loan, lower-priced Rochester doubles that are hard to finance individually fit naturally in a blanket.
Inside the city, investors concentrate in the 19th Ward and Dutchtown on the southwest side, Maplewood and Edgerton on the northwest side, Beechwood, North Winton Village and the Northeast, and the South Wedge, Swillburg and Highland Park areas closer to downtown and the University of Rochester. Doubles are the backbone, with single-family houses and the occasional small apartment building mixed in.
Inner-ring suburbs such as Irondequoit, Greece and Gates add single-family homes leased to families who want suburban schools, usually at a higher price and lower tax rate than city property. Many portfolios mix both.
| Area | Typical stock | Tenant base |
|---|---|---|
| 19th Ward, Dutchtown | Two-family homes | Families, university and hospital staff |
| Maplewood, Edgerton | Two-family and single-family | Working families |
| Beechwood, North Winton Village | Doubles and bungalows | Families, young professionals |
| South Wedge, Swillburg | Doubles near downtown | Professionals, students |
| Irondequoit, Greece, Gates | Single-family homes | Families |
Many Rochester doubles sell at prices where a single loan at 75% leverage lands under the $150,000 minimum. A blanket loan measures the minimum against the whole package. It also replaces several small loans, each with its own attorney fees and recording costs in a state where closing costs add up, with one closing.
Low prices and solid two-unit rents help the ratio. High property taxes hurt it. A blanket lets the stronger properties offset the high-tax ones.
Doubles also count as single properties toward the five-property minimum, even though each has two units. An investor with three doubles and two single-family homes already has enough properties for a blanket loan.
The lender adds every property's rent and compares it with the combined principal, interest, taxes, insurance and any HOA dues. In Rochester, the tax line is the one to watch: city properties carry city and school taxes, suburban homes carry county, town and school bills, and together they often exceed the insurance by a wide margin. Use actual tax bills for each parcel.
Each property still needs a valuation, clean title, insurance and, for city rentals, a current certificate of occupancy.
Vacant doubles or ones in the middle of renovation are usually better left out until they are certified and leased. Adding them at a later refinance keeps the first closing clean and lets the finished property count at its full rent.
Appraisals in some city neighborhoods rely on a thin set of recent sales. Good rent and sales data for each property helps the appraiser support values across the package.
This example is illustrative and not a quote. An investor owns four city doubles in the 19th Ward, Maplewood, Beechwood and the South Wedge, a single-family house in North Winton Village and houses in Irondequoit, Greece and Gates, worth a combined $1,545,000 and renting for $14,800 a month.
At 75% of value the blanket loan is $1,158,750. Estimated principal and interest is about $7,905. With taxes of about $3,348 a month and insurance of about $1,100, the payment is about $12,353 and the portfolio DSCR is about 1.20x. Notice that taxes are close to half of the principal and interest.
| Property | Type | Value | Monthly rent |
|---|---|---|---|
| 19th Ward | Two-family | $175,000 | $1,900 |
| Maplewood | Two-family | $160,000 | $1,800 |
| North Winton Village | Single-family | $185,000 | $1,650 |
| Beechwood | Two-family | $150,000 | $1,750 |
| South Wedge | Two-family | $265,000 | $2,450 |
| Irondequoit | Single-family | $210,000 | $1,800 |
| Greece | Single-family | $205,000 | $1,750 |
| Gates | Single-family | $195,000 | $1,700 |
| Total | $1,545,000 | $14,800 |
Each property is assigned part of the loan. The Beechwood double above carries about $112,500; with a release price of 115% of that amount, set in the loan documents, you would pay about $129,375 at sale.
After a release, the remaining properties must still meet the program's DSCR and LTV tests. Plan releases around that, especially when selling one of the stronger rentals.
The City of Rochester requires a certificate of occupancy for rental properties, with periodic inspections, and its lead paint ordinance applies to most older rentals. New York's 2019 tenant protection law caps security deposits at one month's rent and limits fees statewide, and the state's 2024 good cause eviction law lets cities outside New York City opt in. Check which local rules apply to each property.
Lake-effect snow, freeze-thaw cycles and old roofs drive insurance claims in Rochester. Insurance can be written per property or under a blanket policy listing every address. Older doubles often have aging boilers or furnaces and owner-paid water, which do not enter the DSCR formula but do cut real cash flow. Reserve requirements vary by program and scale with loan size.
A blanket refinance can pull cash out up to 75% LTV across the group, with seasoning rules that vary by program. Rochester investors often use that cash to buy and renovate the next round of doubles with fix and flip or bridge loans, then fold them into a later blanket. If you plan to sell several properties soon, separate DSCR loans may be simpler; some programs also allow properties in more than one state.

For city rentals, yes. Keep them current, since lenders and title may ask for them.
You pay a release price, often above the property's allocated loan amount, to remove it when you sell.
