Bridge Loans for Anchorage Investment Property

With so few listings in Anchorage, the investors who win good properties are often the ones who can close fast and fix the problem that kept other buyers away: a failed boiler, a few vacant units, or a seller on military orders who has to leave town.

In short: LendingStreet offers residential investor bridge loans on 1-8 unit properties across Anchorage, Eagle River and the Mat-Su from $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Some bridge programs require no appraisal. Bridge loans are short-term and interest-only, and the exit is a sale or a refinance into a long-term DSCR loan.

Why speed matters in Anchorage

Inventory in the Anchorage Bowl is tight, and well-priced rentals and multiplexes often draw several offers. A seller choosing between buyers will often pick the one with the cleanest, fastest close.

Many sellers are on a clock. Military families with permanent change of station orders, oil industry transfers and estate sales all create motivated sellers who value a firm closing date over the last dollar of price.

Out-of-state investors also use bridge loans to buy Anchorage multiplexes quickly, then refinance once a local property manager has the units leased. That approach works best when the manager is lined up before closing.

Bridge program terms

Core terms for our 1-8 unit investor bridge program are below. Final terms depend on the property, your experience and the exit plan.

Leverage depends on the property and the plan. A building that is close to fully leased with a clear refinance path gets more room than a vacant one with major systems to replace. Your experience with similar properties also matters.

Worked example: a Fairview fourplex with a failed boiler

This example is illustrative and not a quote. An investor buys a 1970s Fairview fourplex for $612,000. The shared boiler has failed and two units are vacant. A bridge loan at 75% of the price is $459,000, with an estimated interest-only payment of about $4,016 a month. The investor pays for the boiler replacement and unit turns from reserves.

Within six months all four units lease at $1,525, or $6,100 a month, and the property appraises at $725,000. A DSCR refinance at 75% LTV is $543,750, which repays the bridge loan. Estimated principal and interest is about $3,802; with taxes of $780 and insurance of $365, the payment is about $4,947 and the DSCR is about 1.23x.

Plan the exit around Anchorage realities

The refinance has to work on Anchorage numbers: the Municipality's property tax bill, a real insurance quote and market rents for that neighborhood. Owner-paid heat on a boiler building does not enter the DSCR payment, but it should be in your cash flow plan.

Timing matters too. Boilers, roofs and exterior repairs are easier and cheaper in summer. If you buy in late fall, a heating fix may be urgent and more expensive, and the lease-up may slow until spring. Build two or three extra months of carry into the plan.

For a sale exit, look at recent sales in the same neighborhood and building type. Multiplex buyers in Anchorage are mostly investors, and they price on rent and expenses, including heat.

Costs to carry during the bridge term

Interest-only payments keep carry manageable, but Anchorage adds a few local costs.

Bridge, flip loan or straight DSCR?

If the property needs a substantial renovation with a line-item budget, a fix and flip loan with rehab draws is usually a better fit. If the property is already leased at market rents and in good shape, a straight DSCR purchase may be simplest. Bridge financing sits in the middle: property that is close to ready and needs time, tenants or a fast close.

Some Anchorage investors buy on a bridge loan when timing is tight and then decide on the scope of work after closing. If the work grows into a renovation, talk to us before you start so the structure matches the plan.

Title, closing and local steps

Alaska closings typically run through a title and escrow company. Order title early on older rentals, since long-held properties sometimes carry old liens, unrecorded easements or estate questions that take time to clear.

Insurance is the other gating item. Carriers look at roof age, heating system condition and prior claims, and older multiplexes can take longer to place. Start the insurance quote the same day you go under contract, and ask whether the building had earthquake or frozen-pipe claims.

Bridge loans elsewhere in Alaska

We also finance bridge loans in Fairbanks, Juneau and smaller markets around the state, with the same core terms. Local issues differ: Fairbanks has colder winters and permafrost questions in some areas, and Juneau has very limited land. See our Alaska bridge loan page.

Common questions

What do Anchorage bridge loans cost?

Rates start from 7.99%. Your terms depend on the property, leverage, your experience and the exit. We will show you the payment at the loan amount you need before you commit.

How fast can you close a bridge loan?

In as little as 10 days when title, insurance and entity documents are ready. Fast closings depend on getting title and insurance started immediately.

Do I need an appraisal?

Some bridge programs require no appraisal. Others do, depending on the property and loan size. The exit DSCR refinance will typically need one.

Can I buy a fourplex with a broken heating system?

Yes. That is a common bridge loan use. Budget for the repair and the vacancy while it is fixed. Winter vacancies also need heat to prevent frozen pipes.

What if the seller is leaving on military orders?

A fast, firm close is exactly what those sellers need. Have your documents ready so we can move quickly. A firm closing date often matters more to them than the last dollar of price.

Do bridge loans cover 9+ unit buildings?

This program covers 1-8 units. Larger buildings are commercial property. See our commercial loan pages for those.

Can I live in the property?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
