In Corpus Christi, two numbers decide most rental deals: the property tax bill and the windstorm insurance premium. Get them wrong and a property that looked like a good buy will not refinance.
In short: LendingStreet offers bridge loans on 1-8 unit investment property in Corpus Christi and the Coastal Bend, from $150,000 to $5M+ with rates from 7.99%. Loans are short-term and interest-only, can close in as little as 10 days, and some programs need no appraisal. Investors use them to buy fast, prepare and lease the property, then refinance into a DSCR loan or sell.
The Southside, around Saratoga and the newer subdivisions toward the Oso, has the city's newest homes and many duplexes. Flour Bluff sits near Naval Air Station Corpus Christi and draws military and civilian base workers. Calallen and the Northwest side offer quieter suburban homes, and older central neighborhoods near Ocean Drive mix modest homes with expensive bayfront property.
North Padre Island and Mustang Island draw vacation renters, and North Beach has older beach homes near the bay. Portland, across the bay in San Patricio County, offers newer homes tied to industrial jobs around the port.
| Area | Typical housing | Common bridge use |
|---|---|---|
| Southside | Newer singles and duplexes | Buy, lease, refinance; duplexes help the ratio |
| Flour Bluff | Mid-priced singles | Military and base workers; quick purchases |
| Calallen, Northwest | Suburban singles | Family tenants; fast close |
| Padre Island, North Beach | Beach homes and condos | Careful review of STR rules, wind and flood |
Many Corpus Christi deals are homes that need work or new tenants before a long-term loan makes sense, and others are buyers who need to close before selling another property. A bridge lets you buy, get a full year of tax and insurance numbers in front of you and refinance once leases are in place.
Because taxes and wind coverage are heavy here, investors often favor duplexes on the Southside, where two rents carry one tax bill and one roof.
This example is illustrative and not a quote. An investor buys a Southside duplex for $300,000 with one side vacant. The bridge loan is $225,000, interest-only, so the estimated monthly interest payment is about $1,875 while the investor turns the vacant unit and signs a new 12-month lease.
Roughly 3 months later, the appraisal comes in at $315,000 with rent of $2,850 a month (two units at $1,425). Refinancing into a DSCR loan at 75% of value gives $236,250: enough to retire the $225,000 bridge balance with about $11,250 left over, before costs.
Estimated principal and interest on the new 30-year loan is about $1,612. Add taxes of about $550 and insurance of about $325 a month, and the total payment is about $2,487. Rent of $2,850 divided by that payment gives a DSCR of about 1.15x, above the 1.0x standard minimum.
A cushion matters. At 10% less rent, about $2,565 a month, the DSCR would be roughly 1.03x, still above the standard minimum.

Texas has no state income tax and relies heavily on local property taxes, and the Nueces Central Appraisal District reappraises values each year. Homestead exemptions apply only to a primary residence, so an investor's bill after purchase is often higher than the seller's. Use the full combined rate for county, city, school district and other taxing units.
Texas has no transfer tax on deeds, which keeps closing costs down. You can protest your appraised value each year if you think it is too high.
Nueces County is in the area where wind coverage is often written through the Texas Windstorm Insurance Association (TWIA) when private carriers will not cover it, and a TWIA policy generally requires the home to meet windstorm building standards. Ask about windstorm certificates and roof age before you buy. Many coastal and bayside properties are also in mapped flood zones.
Short-term rentals in Corpus Christi, including on the island, are subject to city registration, zoning and hotel occupancy tax requirements, and HOAs may restrict them. Confirm current rules with the city before you rely on nightly income.
In Corpus Christi, a DSCR refinance works best on duplexes and homes where the rent clearly covers taxes and windstorm coverage. A sale is often the cleaner exit for single-family homes where those costs make the rental math thin.
A good exit plan starts on day one. Price out the DSCR payment with the post-purchase tax bill and a current insurance quote, and keep a sale price in mind as a backup. Seasoning before a cash-out refinance varies by program, so ask about it up front. For statewide context, see our Texas bridge loans page.
Corpus Christi bridge loans are sized for residential investment property of 1 to 8 units. The payment is interest-only for the short term of the loan, which keeps carrying costs predictable while you lease or sell.
Leverage and pricing depend on the property, your experience and the exit plan. Larger apartment buildings of 9 or more units fall under our commercial and multifamily programs.
For a Corpus Christi deal, the questions we ask are practical: what you are paying, what the property will be worth and earn once it is ready, how long that takes, and how the bridge gets repaid. Investors who have done similar projects can often move faster.
Our investor loans are business-purpose loans on non-owner-occupied property. In this metro we lend across Nueces and San Patricio counties, including Corpus Christi, Flour Bluff, Calallen, Padre Island and Portland.

Property taxes and windstorm insurance are both high, and both count in the monthly payment. Duplexes and lower leverage are common ways investors make the numbers work.
Closings can happen in as little as 10 days once title, insurance and borrower documents are in. Complex deals can take longer.
The Texas Windstorm Insurance Association writes wind coverage in coastal counties when private carriers will not. Whether you need it depends on the property and available private coverage.
Some of our bridge programs do not require one. The appraisal usually comes later, when you refinance into a long-term DSCR loan.
