DSCR Cash-Out Refinance on Corpus Christi Rental Property

Corpus Christi rentals earn steady rent from the port, refineries, Naval Air Station Corpus Christi and Texas A&M-Corpus Christi. A DSCR cash-out can pull equity, but Texas property taxes and coastal windstorm insurance set how much the rent can carry.

In short: Yes, LendingStreet finances DSCR cash-out refinances on 1-8 unit rentals in the Corpus Christi area, up to 75% LTV and qualified on the property's rent instead of tax returns. Loans start at $150,000 with a 620 minimum credit score, and the rent must cover the new payment at the program minimum, 1.0x on standard programs. In Corpus Christi, Texas property taxes without a homestead exemption and windstorm insurance through the state pool are the items that decide most files.

How a cash-out refinance works on a Corpus Christi rental

You take a new loan larger than your current balance, pay off the existing mortgage and keep the difference. On a DSCR loan the new balance is sized off the appraised value, up to 75% LTV on cash-out, and the borrower signs for the loan personally while the property can stay in an LLC.

Qualification uses the debt service coverage ratio: rent divided by the new monthly payment, including principal, interest, taxes, insurance and any HOA dues. A bigger loan means a bigger payment, so the ratio after the cash-out is the one that must clear 1.0x on standard programs.

The cash can go toward your next acquisition, upgrades across the portfolio, replacing a short-term loan with long-term financing or simply a stronger reserve cushion.

Corpus Christi rental submarkets

The Southside, from Saratoga to Kings Crossing, has newer single-family homes that draw professionals and military families. Flour Bluff sits close to the naval air station, while older neighborhoods near downtown and the Bayfront carry lower prices.

North Padre Island and Port Aransas host vacation rentals, and Portland and Aransas Pass across the bay offer single-family rentals in San Patricio and Aransas counties.

Military families at the naval air station and workers at the port and industrial plants keep demand steady, which supports 12-month leases.

Texas property taxes and Nueces County

Texas has no state income tax and relies heavily on property taxes. A home can be taxed by the county, city, school district, college district and other units, and the homestead exemption applies only to a primary residence.

The Nueces County Appraisal District values property each year. Budget taxes at the full rate on the appraised value, not the seller's homestead bill.

Some newer Southside subdivisions have special district charges that add to the bill. Include them in the payment.

Windstorm and flood insurance

Nueces County is a designated catastrophe area, so many properties get wind and hail coverage through the Texas Windstorm Insurance Association. TWIA generally requires a windstorm certificate showing the home meets building code, which matters for older or renovated homes.

Low-lying areas and island properties may require flood insurance. Put the full insurance cost, including windstorm and flood, in your ratio.

Short-term rentals on the island

The City of Corpus Christi requires short-term rental registration and collects hotel occupancy tax, and Port Aransas has its own rules. HOAs on the island may also set restrictions.

Where nightly rentals are allowed, our short-term rental programs can qualify on projected revenue on some programs. Inland rentals are typically underwritten on 12-month leases.

Texas law does not allow local rent control, and Corpus Christi has no rental registration for long-term leases, which keeps paperwork light for 12-month rentals.

Worked example: a Southside rental

This example is illustrative and not a quote. An investor owns a Southside house that appraises at $260,000 with an existing payoff of $100,000. Rent is $1,950 a month, taxes with no homestead exemption are $480 a month and insurance including windstorm is $260.

At 75% LTV the new loan is $195,000, which leaves about $95,000 after the $100,000 payoff, before closing costs. Estimated principal and interest on a 30-year schedule is about $1,363, so the total payment is about $2,103 and the DSCR is about 0.93x, below the 1.0x standard minimum. At 65% LTV the loan is $169,000, the payment drops to about $1,922 and the DSCR is about 1.01x, with about $69,000 in cash before closing costs.

Small changes move the ratio. A higher insurance quote, a tax increase or a lower appraised rent each raise the payment's share of rent, so run the numbers with current figures before you ask for a specific cash amount.

Texas closing costs on a refinance

Texas has no transfer tax and no mortgage recording tax. Title insurance rates are set by the state. Texas cash-out restrictions apply to homesteads, not to non-owner-occupied investment property.

If you bought or renovated recently, seasoning matters. Some programs lend on the new appraised value quickly; others look back to your purchase price and improvement receipts for the first months.

Common questions

Do I need a windstorm certificate for my Corpus Christi rental?

If the wind coverage is through TWIA, a certificate is generally required. It is also helpful for the insurance quote.

Why is my Corpus Christi cash-out smaller than 75%?

Taxes and windstorm insurance raise the payment. When they are high, the rent supports a smaller loan.

What limits my cash-out amount in Corpus Christi?

Two things: the 75% LTV cap on cash-out and the ratio at the new payment. Whichever produces the smaller loan sets the amount.

How soon after buying can I do a cash-out refinance?

Seasoning varies by program. Some allow a cash-out soon after purchase; others require several months of ownership or cap the loan at cost plus documented improvements.

What income documents does a DSCR cash-out need?

None. The rent qualifies the loan. Expect a credit check, a 620 minimum score, reserves and LLC documents if applicable.

Can I cash out a Padre Island vacation rental?

On some programs, yes, if the property is registered and allowed to operate as an STR. Check city and HOA rules.

Does Texas limit cash-out on investment property?

No. Texas restrictions apply to homesteads, not to investment property.

Can I cash out a rental in Portland or Aransas Pass?

Yes. We finance 1-8 unit rentals in San Patricio and Aransas counties as well as Nueces County.
