Corpus Christi combines Texas property taxes with Gulf Coast windstorm insurance. Those two lines can match or exceed principal and interest on a modest rental, which makes realistic numbers essential before refinancing.
In short: LendingStreet refinances Corpus Christi-area rentals out of hard money, bridge and existing loans with 30-year DSCR loans that qualify on rent. Loans start at $150,000, rate-and-term reaches 80% LTV on some programs and the standard minimum DSCR is 1.0x. Plan for windstorm coverage, often through TWIA, flood insurance in mapped zones and a full Texas tax bill without a homestead exemption.
The Southside has newer subdivisions, while Flour Bluff and North Padre Island are close to Naval Air Station Corpus Christi and the beaches. Calallen, Downtown and the Ocean Drive area offer a mix of older and higher-end homes.
Across the bay, Portland, Ingleside and Aransas Pass in San Patricio County serve port and industrial workers. Texas A&M University-Corpus Christi adds student demand.
The port and the petrochemical plants along the ship channel and in San Patricio County employ large numbers of workers, and many rent single-family homes in Portland, Calallen and the Southside.
| Area | Typical rental stock | What to check before you refinance |
|---|---|---|
| Southside | Newer subdivisions | HOA rules, tax bill |
| Flour Bluff, North Padre Island | Single-family and condos near the base and beach | Windstorm and flood insurance, STR rules |
| Calallen, Downtown | Older and mid-century homes | Roof age and insurance |
| Portland, Ingleside | Suburban single-family | San Patricio taxes, windstorm coverage |
Investors here often finish a renovation on a hard money or bridge note that is interest-only and due within a year or two. Moving that balance into a 30-year DSCR loan stops the maturity clock. LLC borrowers are standard, the minimum credit score is 620 and leverage on rate-and-term reaches 80% LTV on some programs.
Coastal Texas insurance can change a refinance overnight. Get windstorm and flood quotes before applying, and confirm the home has a windstorm certificate if required.
Corpus Christi investors should get a payoff letter early and confirm any extension fees. If windstorm coverage was not in place during the renovation, have it bound before closing, since the refinance needs full coverage from day one.
This example is illustrative and not a quote. An investor renovated a three-bedroom home in Flour Bluff with a hard money loan. It leases for $1,900 a month and appraises at $265,000. The payoff is $185,000.
The new loan of $192,000 covers the $185,000 payoff plus $7,000 in closing costs, about 72% of the $265,000 value. Estimated principal and interest on a 30-year term is about $1,326. With taxes of $470 and insurance of $260 a month, the full payment is about $2,056 and DSCR is about 0.92x on $1,900 of rent.
That is below the 1.0x standard minimum. The investor can look at a sub-1.0 DSCR program, or bring about $36,000 to closing to lower the loan to about $156,000, which puts DSCR near 1.05x. Taxes and windstorm coverage together are more than half the principal and interest, which is common near the coast.
Two inputs move this math the most: the appraised value, which caps the loan amount, and the tax and insurance figures, which sit in the payment. A small change in either can move the ratio across the 1.0x line, so check both early.
| Item | Before: hard money note | After: DSCR rate-and-term |
|---|---|---|
| Loan balance | $185,000 | $192,000 |
| Monthly principal and interest | $1,773 (interest only) | $1,326 |
| Taxes, insurance | $730 | $730 |
| Total monthly payment | $2,503 | $2,056 |
| DSCR at $1,900 rent | About 0.76x | About 0.92x |
| Term | Short-term, due soon | 30 years |
Texas has no state income tax, so local property taxes are high. Investors do not get homestead exemptions, and the Nueces Appraisal District sets values each year. Owners can protest.
San Patricio County has its own appraisal district and rates. Texas has no mortgage recording tax.
The Nueces Appraisal District mails value notices each spring, and a protest can lower the next bill. Because Texas taxes are so large a share of the payment here, a successful protest can move the ratio meaningfully on the next refinance or purchase, even though the current refinance is sized on the existing bill.
Nueces County is in the Texas Windstorm Insurance Association's coverage area, and many homes need TWIA windstorm coverage. Flood insurance is generally required in mapped zones.
North Padre Island and Mustang Island allow short-term rentals with city registration and hotel occupancy tax. Some programs qualify on projected STR income, but most refinances use long-term leases.
Homes along Ocean Drive and on the island may also face elevation requirements and higher flood premiums, so get the elevation certificate before you apply.
Duplexes and fourplexes near Texas A&M-Corpus Christi and the base qualify on combined rent, which helps offset taxes and insurance.
Newer homes built to windstorm code may carry lower premiums than older homes, which can make a big difference in the ratio. Ask your agent about the home's construction and roof.
Rate-and-term pays off what you owe plus closing costs. Cash-out goes further and lets you pull equity, up to 75% LTV, but it usually carries a larger balance and a higher payment, and seasoning rules vary by program. If the goal is a lower payment or a longer term, rate-and-term is often the cleaner file.
With high taxes and windstorm premiums, most Corpus Christi investors choose rate-and-term to keep the payment down.
Most delays come from missing paperwork. Gather these before the appraisal is ordered.
