Most bridge loans in Des Moines solve a timing problem. The property is not ready for a long-term loan yet: units are vacant, the rental certificate has lapsed, or the seller wants to close faster than a full DSCR file can move.
In short: LendingStreet offers residential bridge loans on 1-8 unit investment properties in the Des Moines metro from $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Some bridge programs require no appraisal. The loans are short term and interest-only, with an exit by sale or a refinance into a DSCR rental loan.
A DSCR loan wants a property that is leased, or at least rentable today. Plenty of good Des Moines buys are not: an estate home in Beaverdale with original everything, a Drake-area fourplex with two empty units, or a duplex with code violations that has to pass a city inspection before it can be rented again.
A bridge loan buys the time to fix those problems. You close quickly, stabilize the property, and then refinance into a 30-year DSCR loan or sell.
Speed also matters on competitive listings. Updated houses in Beaverdale and the western suburbs can draw several offers, and a seller comparing a cash offer with a financed one often cares most about how sure and how fast the closing is. A bridge loan that closes in as little as 10 days can make a financed offer look close to cash.
These terms apply to residential investor bridge loans on 1-8 unit property.
Interest-only payments keep cash free for repairs and lease-up while the property is not yet earning full rent.

These are the most common reasons local investors call us for short-term money.
This example is illustrative and not a quote. An investor buys a fourplex near Drake for $420,000. Two units are empty and all four need updates. A bridge loan at 75% of the price is $315,000, with an estimated interest-only payment of about $2,625 a month.
Over the next several months, the units are updated, the rental certificate is renewed and all four lease at $1,050 each, or $4,200 a month. A new appraisal comes in at $470,000.
A DSCR cash-out refinance at 75% LTV is $352,500, enough to pay off the bridge loan. Estimated principal and interest is about $2,405, and with taxes of $640 and insurance of $240, the payment is about $3,285. DSCR is about 1.28x. Cash-out seasoning varies by program.
| Stage | Bridge loan | DSCR refinance |
|---|---|---|
| Value used | $420,000 | $470,000 |
| Loan amount | $315,000 | $352,500 |
| Monthly payment | About $2,625 interest-only | About $3,285 with taxes and insurance |
| Rent | Partly vacant | $4,200 |
| DSCR | Not used | About 1.28x |
Interest-only payments keep the monthly cost down while the property is not producing full rent, but they still add up. Build a hold budget that covers the bridge payment, taxes, insurance, utilities in vacant units, and repairs and turnover. In Des Moines, add winter heating for empty units and a few weeks for the rental certificate reinspection.
A common mistake is planning a three-month lease-up and taking six. Leave room in the term and in your reserves so a slow winter leasing season does not force a rushed exit.
The bridge loan is only as good as the way out. Before you sign, run the DSCR numbers on the finished property using realistic rent, Polk County taxes and an insurance quote. If the stabilized ratio does not clear 1.0x at the loan amount you need, adjust the purchase price or the plan now.
If the exit is a sale, price it against recent nearby sales, not against suburban new construction. Our bridge-to-DSCR guide walks through the refinance in more detail.
Remember that the DSCR refinance is sized on the new appraisal and the rent, not on what you paid. If the improvements do not lift the value as planned, a rate-and-term refinance, up to 80% LTV on some programs, may still pay off the bridge.
In the city of Des Moines, rental properties need a current rental certificate. If you buy a property with a lapsed certificate or open violations, the repairs and the reinspection have to fit inside your bridge term. Ask the city about the property's history before you close and add a cushion for scheduling.
Iowa handles title through abstracts and attorney title opinions, together with a state-run title program, rather than the private title policies used in most states. Updating an abstract takes time, so order it as soon as you have a contract.
Iowa property taxes are paid in arrears in two installments, so expect a seller credit at closing for accrued taxes. Hold onto it for the next bill.

In as little as 10 days. Order the abstract update early, since Iowa title work can be the slowest step.
Not on some bridge programs. Others use one, especially on larger loans. The DSCR refinance at the end will need an appraisal.
Often, yes, if the plan and budget show how the violations get fixed. The city will need to reissue the rental certificate before tenants move in.
