Residential Bridge Loans for Durham Investors

In Durham, the properties with the most upside are often the ones a conventional loan cannot touch: a vacant fourplex near Golden Belt, an estate sale with a 14-day close, a rental with half its units empty. A bridge loan buys the time to fix that, then gets out of the way.

In short: LendingStreet offers residential bridge loans in Durham on 1-8 unit investment properties from $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Some bridge programs require no appraisal. Bridge loans are short-term and interest-only, and the exit is a sale or a refinance into a long-term DSCR loan.

When Durham investors reach for a bridge loan

A bridge loan fits when the property or the timeline does not fit a 30-year loan yet. In Durham, that usually means one of four situations.

Worked example: a half-empty fourplex near Golden Belt

This example is illustrative and not a quote. An investor finds a fourplex east of downtown listed at $780,000. Two units are vacant and need cosmetic work, so the building does not show enough rent today for a DSCR loan. The investor takes a bridge loan at 75% of the price, $585,000, and pays for the light unit turns from cash.

Estimated interest-only payments are about $4,875 a month. Over a 6-month plan, that is about $29,250 in interest. Once all four units are leased at about $1,475 each, the building collects $5,900 a month.

If the building then appraises at $860,000, a rate-and-term DSCR refinance of $595,000 pays off the bridge and closing costs at about 69% LTV. With estimated principal and interest of about $4,059, plus $610 in taxes and $260 in insurance, the payment is about $4,929 and the DSCR is about 1.20x.

Planning the exit before you close

A bridge loan is only as good as its exit. Before you sign, write down which exit you expect and what has to be true for it to work: the leased rent, the value, and the ratio at a realistic long-term payment. In Durham, prices are high relative to rents, so the refinance can be tighter than the purchase looked.

If the plan is a sale, check recent sales of similar renovated properties and how long they sat. If the plan is a DSCR refinance, budget taxes on the current Durham County assessment and confirm the seasoning rules for the refinance program you expect to use.

Durham's leasing calendar is worth building into the plan. Many units near Duke turn over in summer, so a building bought in late winter can often be leased before the August rush, while one bought in the fall may wait months for the next wave of tenants.

Why no-appraisal bridge options matter in Durham

Appraisal timing can decide whether an estate sale or a short-fuse contract closes. On some bridge programs we can close without a full appraisal, relying on other valuation methods and your purchase price, which shortens the timeline. Leverage on those programs can be lower, so compare the tradeoff.

The long-term refinance will still need an appraisal. Keep records of what you spend on the property so the appraiser can see the improvements.

Local items that slow a Durham bridge closing

Most delays come from title and paperwork, not the loan. Older Durham properties can have heirs' property questions, old liens or unrecorded easements. North Carolina closings run through an attorney, who will need time to clear title.

If the property is in a local historic district or a flood area near Ellerbe or Third Fork Creek, get those answers early, because they affect your renovation scope and insurance.

Bridge, flip or DSCR: picking the right loan

If the property needs a real renovation with funded draws, a fix and flip loan is usually the better fit. If the property is already leased and stable, a DSCR loan avoids short-term interest altogether. A bridge loan sits between those: light work or none, a time problem to solve, and a clear exit within months.

Many Durham investors use a bridge loan once to acquire a property, then refinance into a DSCR loan and keep it for years. See our bridge-to-DSCR guide for how that handoff works.

Who uses bridge loans in the Durham market

Durham's bridge borrowers tend to fall into a few groups. Local landlords who own several older homes near downtown use bridge loans to grab a property that comes up through an estate or an off-market call, then refinance once it is rented. Out-of-area investors from Raleigh, Charlotte or other states use them to compete with cash on properties near Duke and RTP. And small builders sometimes use a bridge loan to buy a house they plan to hold for a while before a teardown or lot split.

In every case the common thread is a short, defined plan. Bridge interest is higher than long-term DSCR interest, so each extra month costs money. Investors who do well with bridge loans keep the work light, line up tenants or buyers early and start the refinance or sale process well before maturity.

Common questions

What are bridge loan rates in Durham?

Rates start from 7.99%. Your rate depends on leverage, the property, your experience and the exit plan.

How fast can a Durham bridge loan close?

In as little as 10 days when title is clear and the closing attorney is ready. Estate sales can take longer if heirs need to sign.

Do Durham bridge loans need an appraisal?

Some bridge programs require no appraisal, which can shorten the timeline. Leverage may be lower on those programs.

Can I use a bridge loan on a Durham duplex or fourplex?

Yes. Bridge loans cover 1-8 unit residential investment properties. Buildings with 9 or more units fall under commercial lending.

How long is a bridge loan term?

Bridge loans are short-term and interest-only. Plan a sale or refinance within months, not years.

Can I refinance my Durham bridge loan into a DSCR loan?

Yes. Once the property is leased and the rent supports the payment, a DSCR refinance can pay off the bridge.

Can I use a bridge loan to buy a home to live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property.

Can I get a bridge loan on a Durham property bought at a foreclosure or estate auction?

Often, yes, if the property is a 1-8 unit investment property and title can be insured. Auction terms can be short, so send the details early and confirm the closing deadline with the auction terms.
