Bridge financing earns its keep in Jackson when a good property is not ready for a long-term loan yet: units are vacant, the seller needs to close this month, or the rents are below market and need a lease cycle to reset.
In short: LendingStreet offers residential bridge loans on 1-8 unit investment property across the Jackson metro from $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Some bridge programs require no appraisal. Loans are short term and interest-only, and the usual exit is a sale or a refinance into a long-term DSCR loan.
The common cases are estate and relocation sales where the seller wants speed, small multifamily with several vacant units, and properties that need light work before a long-term lender will look at them.
A bridge loan buys time. It is not meant to be held for years, so the plan for getting out should be clear on day one: lease the units and refinance, or finish a light refresh and sell.
These are the core terms on our residential investor bridge program. Final terms depend on the property, your experience and the exit.
Leverage is set by the property, the purchase price and the plan. A clean property with a strong exit and an experienced investor gets more room than a vacant building with an uncertain lease-up.

This example is illustrative and not a quote. An investor buys a Ridgeland fourplex for $520,000 with two units vacant. A bridge loan at 75% of the price is $390,000, with an estimated interest-only payment of about $3,412 a month while the units are turned and leased.
Six months later all four units lease at $1,375, or $5,500 a month in total, and the property appraises at $615,000. A DSCR refinance at 75% LTV is $461,250, enough to repay the bridge loan. Estimated principal and interest is about $3,225; with taxes of $640 and insurance of $420, the payment is about $4,285 and the DSCR is about 1.28x.

A bridge loan is only as good as its exit. For a refinance, run the long-term numbers with taxes at the 15% assessment ratio Mississippi uses for rentals, a real insurance quote and market rents, not the seller's pro forma. For a sale, look at recent sales in that exact area; prices can change sharply from one Jackson neighborhood to the next.
Also stress-test the timeline. Turning units in an older Ridgeland or North Jackson building can take longer than planned if HVAC systems, water heaters or flooring need replacing, and each extra month adds interest. Build in a cushion of two or three months of carry beyond your target date.
Title work on older city properties can turn up old liens, unpaid utility balances or estate issues that take time to clear. Order title early. Water and sewer accounts in the city are handled by the system's third-party manager, so confirm balances and account transfer before closing.
Insurance is the other gating item. Central Mississippi's tornado and hail exposure means carriers look closely at roof age, and older multifamily can be harder to place.
Estate sales add their own steps. If the seller is an estate, confirm who has authority to sign and whether a court order is needed. Those questions are easier to settle in the first week than the night before closing.
If the property needs a real renovation with a construction budget, a fix and flip loan with rehab draws is usually the better fit. A bridge loan suits property that is close to rentable now and mainly needs time, tenants or a quick close.
Some investors use a bridge loan to buy quickly and then decide. If a property turns out to need more work than expected, talk to us before you start construction, since the right structure changes with the scope.
Interest-only payments keep monthly carry lower, but they are not the only cost. Investors in the Jackson metro should budget for the items below from the start, so the refinance or sale covers everything.
We also finance bridge loans in Hattiesburg, the Gulf Coast and DeSoto County. See our Mississippi bridge loan page for statewide details.
The same terms apply across the state, but local issues differ: flood insurance on the Coast, faster-moving suburban sales in DeSoto County near Memphis, and student housing around Hattiesburg and Starkville.
Share the address, price, current rents and your exit with the form below, or call (877) 298-1001. Our investor loans are business-purpose loans on non-owner-occupied property. We will tell you quickly whether bridge, fix and flip or a straight DSCR purchase fits best.
If you already have a refinance lined up, tell us; if not, we can size the DSCR exit at the same time we size the bridge loan, so you know both numbers before you sign.
Rates start from 7.99%. Your terms depend on leverage, the property, your experience and the exit plan. We will show you the payment at the loan amount you need before you commit.

Some bridge programs require no appraisal. Others do, depending on the loan size and property.
Yes. That is a common use. The plan is to lease the units and refinance into a DSCR loan. Budget for vacancy and make-ready costs while units are turned.
Bridge loans start at $150,000. Smaller deals may fit better as a DSCR purchase or as part of a larger loan.
This program covers 1-8 units. For larger buildings, see our commercial loan pages. Buildings with nine or more units are commercial property.
No. Bridge loans are business-purpose loans on non-owner-occupied investment property. If you are buying a home to live in, this program is not the right fit.
