A Jackson-area flip usually wins or loses on two things: whether the foundation is moving and whether the finished house lands in a neighborhood where retail buyers are paying up. Get those right and the financing is the easy part.
In short: LendingStreet funds fix and flip loans on 1-8 unit investor properties across the Jackson metro, from $150,000 to $5M+. Loans go up to 90% of total cost and up to 100% of the rehab budget on some programs, and can close in as little as 10 days. Loans are interest-only and short term, and the exit is a sale or a refinance into a DSCR loan if you decide to keep the house.
Inside the city, Belhaven, Fondren and Eastover have older homes with character, mature trees and buyers who will pay for a careful renovation. LeFleur East and parts of North Jackson offer 1960s brick ranch homes that respond well to kitchens, baths and open floor plans.
In the suburbs, flips in Ridgeland, Madison, Clinton, Brandon and Pearl tend to be cosmetic updates of 1980s to 2000s homes, sold to buyers who want the school district. Margins are tighter, but days on market are often shorter.
Price the finished house against recent renovated sales on the same streets. In the city, values can change a lot within a few blocks, and an over-improved house in the wrong spot can sit.
| Submarket | Typical flip | Main risk |
|---|---|---|
| Belhaven, Fondren, Eastover | Full renovation of an older home | Foundation, wiring, plumbing |
| North Jackson, LeFleur East | Brick ranch update | Buyer pool and water service questions |
| Clinton, Pearl | Cosmetic update | Thin spread between cost and resale |
| Ridgeland, Madison, Brandon | Newer home refresh | Competition from new construction |
Much of the Jackson area sits on expansive clay, often called Yazoo clay, that swells when wet and shrinks when dry. Older homes on piers and slabs can show cracked brick, sticking doors and sloping floors. Foundation leveling, drainage correction and plumbing repairs under the slab are common line items.
Put a foundation contractor or structural engineer on the property before you close, and put the repair in the rehab budget. Buyers in Belhaven and Fondren often ask for foundation warranties and repair records at resale.
In the suburbs, slab foundations from the 1980s and 1990s can also show movement. Do not skip the inspection just because the house is newer.
This example is illustrative and not a quote. An investor buys a Fondren bungalow for $172,000 with a $78,000 rehab budget, for a total cost of $250,000. The after-repair value is estimated at $345,000.
At 90% of total cost the loan is $225,000: $147,000 toward the purchase and the full $78,000 rehab released in draws. The estimated interest-only payment is about $1,969 a month. Over a 7-month hold, interest is about $13,781, taxes and insurance about $1,820, purchase closing costs $5,500 and selling costs at 7% about $24,150. Estimated profit before income taxes is about $49,749 on about $46,101 of the investor's cash.

The rehab portion is held back and released in draws as work is completed. An inspector confirms each stage, and funds go out for the work in place. Plan your contractor payments around that rhythm, especially on foundation work, which usually comes first and costs the most up front.
On older Jackson homes, unexpected work often turns up once walls are opened: knob-and-tube wiring, cast iron drain lines, rotted sill plates or termite damage. Keep a contingency of 10% or more in the budget, and talk to us early if the scope changes so the draw schedule can be adjusted rather than stalled.
Photos and invoices with each draw request speed up the inspection.
Structural, electrical, plumbing and mechanical work generally needs permits from the city where the property sits. Jackson, Ridgeland, Madison, Flowood and Brandon each run their own permit offices with their own timelines. Ask about current turnaround before you set your schedule, and budget extra time for older homes in historic districts such as Belhaven, where exterior changes may need review.
Check water and sewer service at the property too. In the city, the water system is run by a court-appointed third-party manager, and a house that has been vacant may need its account reopened and the meter checked before contractors can work and before a buyer can close.
If the resale market softens, a renovated house in Brandon or Ridgeland can often lease quickly to a family tenant. Refinancing into a 30-year DSCR loan lets you hold it on the rent. Run the rental numbers before you buy so the backup plan is real.
A Fondren or Belhaven house can also lease well to medical staff and young professionals, though rents there may not support as much debt as a suburban rental at the same price.

Yes. Leveling, drainage and under-slab plumbing are common Jackson rehab items and belong in the line-item budget.
Yes. Fix and flip loans start at $150,000, so very low-cost city houses may not fit on their own.
Yes. Many investors refinance a finished house into a DSCR loan and keep it as a rental. Run the rent against taxes at the 15% assessment ratio Mississippi uses for rentals so the backup plan is realistic.
