Macon has more historic housing than most cities its size, from Victorian and craftsman homes in Intown and Vineville to brick ranches in North Macon. A lot of it changes hands as estates or tired rentals that need leasing and some work before a long-term lender will look at it.
In short: LendingStreet makes short-term, interest-only bridge loans on 1-8 unit investment property in Macon-Bibb County and nearby Warner Robins, from $150,000 to $5M+ with rates from 7.99%. Loans can close in as little as 10 days, and some programs need no appraisal. Most Macon investors use the bridge to buy a vacant or under-rented property quickly, stabilize it and refinance into a DSCR loan.
Intown Macon, Vineville, Ingleside and Shirley Hills hold the city's older, larger homes, and some big Victorians near downtown have been split into apartments. The area around Mercer University and the Atrium Health Navicent medical campus draws students, residents and hospital staff who rent year-round.
North Macon and the Bass Road corridor have newer homes that rent to families, and Warner Robins in Houston County rents to Robins Air Force Base personnel and contractors. Many single homes inside Macon sell below our $150,000 minimum, so city bridge loans here usually fund a larger house, a small multi-unit building or several properties bought together.
| Area | Typical property | How investors use a bridge |
|---|---|---|
| Intown, Vineville, Ingleside | Victorians and craftsman homes, some split into units | Buy a converted house with vacancies, re-lease, refinance |
| Mercer and medical district | Small multis and older singles | Purchase with below-market leases, then raise rents at turnover |
| North Macon, Bass Road | Newer single-family homes | Quick purchase ahead of a DSCR refinance |
| Warner Robins | Brick ranches and duplexes | Rentals for base personnel bought in packages |
Estate sales and landlords retiring from a portfolio supply much of Macon's rental inventory, and those sellers often want a fast, certain close. A long-term DSCR loan sizes off current rent, so a half-empty building or one with leases far below market can come up short at purchase. A bridge loan pays today's price and gives you time to fix the income.
In Warner Robins, demand from the base keeps rentals moving, but military moves mean vacancies cluster around reassignment seasons. A short loan bridges that gap.
The program is the same across Georgia, but how it gets used in Macon depends on the property. Our Georgia bridge loan page covers statewide closing costs and markets; the table below is the short version.
Plan for the term to be short. Interest-only payments keep carrying costs down while you lease or repair, but the clock is running, so line up contractors, property management and leasing before you close rather than after.
| Term | Bridge program |
|---|---|
| Loan size | $150,000 to $5M+ |
| Pricing | Rates from 7.99% |
| Closing speed | As little as 10 days |
| Valuation | No appraisal on some bridge programs |
| Payments | Interest-only, short term |
| Property | 1-8 unit non-owner-occupied investment property |
| Exit | Sale, or refinance into a DSCR loan |
This example is illustrative and not a quote. An investor buys a converted Victorian fourplex near downtown Macon, with two units empty and two on old leases, paying $240,000. A $180,000 bridge loan covers part of the price, so the investor brings $60,000 plus closing costs. Because the loan is interest-only, the estimated monthly interest payment is about $1,500. Over about 4 months, the investor paints, refinishes floors and signs new leases on the empty units.
Once leased, with four units at about $800 each, rent totals $3,200 a month and the property appraises at $300,000. A DSCR cash-out refinance at 75% LTV is $225,000, which pays off the bridge and returns about $45,000 before closing costs. Estimated principal and interest on a 30-year loan is about $1,535. Adding taxes and insurance of about $600 a month brings the payment to about $2,135, so DSCR is about 1.50x, above the 1.0x standard minimum.
| Item | Amount |
|---|---|
| Purchase price | $240,000 |
| Bridge loan | $180,000 |
| Estimated monthly interest-only payment | $1,500 |

| DSCR cash-out loan at 75% LTV | $225,000 |
| Cash back after bridge payoff, before closing costs | $45,000 |
| Estimated principal and interest | $1,535 |
| Taxes and insurance, monthly | $600 |
| Total monthly payment | $2,135 |
| Monthly rent | $3,200 |

Georgia taxes property on a 40% assessment ratio, meaning the tax is figured on 40% of fair market value, and homestead exemptions do not apply to rentals. Because a seller who lived in the home may have had an exemption, use the full non-homestead bill when you run your refinance numbers. Macon-Bibb's consolidated government sets a single millage rate for most of the county.
Georgia charges a state transfer tax on deeds, usually paid by the seller, and an intangible recording tax on long-term notes. A short bridge note may be treated differently from the later 30-year DSCR loan, so ask your closing attorney how the tax applies to each. Georgia closings are handled by attorneys.
Large parts of Intown Macon sit in locally designated historic districts, where exterior changes such as windows, porches and siding can need approval before work starts. Build that review time into your plan if the bridge period includes exterior repairs.
Most of the older stock was built before 1978, so plan for lead paint disclosure and safe work practices. Insurers will ask about roof age, wiring and plumbing on century-old houses, and an outdated electrical system can raise the premium or limit coverage. Get the quote during your due diligence period.
In Macon the refinance is the usual way out, because steady long-term rents in the medical district and North Macon support a DSCR loan once units are full. Selling to a homeowner works best for a renovated single-family house in a sought-after historic neighborhood.
A DSCR refinance looks at rent divided by the full monthly payment, including taxes and insurance, with 1.0x as the standard minimum and 620 as the minimum credit score. Cash-out goes up to 75% LTV. Seasoning rules for cash-out vary by program, which matters if you plan to refinance soon after buying.

It can. Homestead exemptions do not carry over to an investor, and a sale can prompt a new value. Budget on the full non-homestead amount.
Yes. We finance 1-8 unit investment property in Houston County, including rentals near Robins Air Force Base.
Not always. Some of our bridge programs need no appraisal, which can help a deal close in as little as 10 days. Others do, depending on the property and loan size. The DSCR refinance at the end will use an appraisal.
No. Our investor loans are business-purpose loans on non-owner-occupied property, so we do not finance a home you plan to live in.
Bridge pricing and leverage depend on credit and experience. If you plan to refinance into a DSCR loan, that program's minimum credit score is 620.
Yes, on some programs. Buying several rentals in one closing is common, and once they are leased you can refinance them into separate DSCR loans or, with five or more, a blanket portfolio loan.
