In the Black Hills, the calendar sets the deal. A cabin that closes in March can be furnished, licensed and booked by Memorial Day. The same cabin closing in July has lost most of a season. Bridge loans exist for that kind of timing.
In short: LendingStreet offers residential investor bridge loans on 1-8 unit properties in Rapid City and the surrounding Black Hills from $150,000 to $5M+, with rates from 7.99%. Loans close in as little as 10 days, are short-term and interest-only, and some bridge programs need no appraisal. Most investors exit by selling or by refinancing into a long-term DSCR loan, including short-term rental DSCR programs where nightly rentals are allowed.
Rapid City is the hub for a region full of second homes, cabins and vacation rentals, and that creates deals that do not fit a standard long-term loan on day one. The property may be unfurnished, unlicensed for nightly stays, half vacant, or bought from an estate that needs a quick close.
Bridge loans also help investors who are trading properties. If you are selling a rental in another state and buying in the Black Hills, a bridge loan can close the purchase first, then be paid down when the other sale closes. Talk with your tax adviser about the sale side; we focus on the financing.
These are the general terms. Your offer depends on the property, the plan and your track record.

Before you buy a property to run as a vacation rental, confirm that the use is allowed. South Dakota requires vacation home rentals to hold a state lodging license and to collect sales and tourism taxes. Rapid City, Pennington County and towns like Hill City, Keystone and Custer each set their own zoning and permit rules, and some subdivisions and associations ban rentals under 30 days.
A bridge loan can buy you the time to get licensed and set up, but it cannot fix a property where nightly rentals are not allowed. If the use is not permitted, plan for a long-term lease instead.
Furnishing and setup costs are part of the plan. A cabin ready for guests needs furniture, linens, kitchen supplies, smart locks, photos and listing setup. Budget for them alongside the bridge payments, and keep receipts; they show the property is ready for the business it will run.
This example is illustrative and not a quote. An investor buys a three-bedroom cabin outside Hill City for $585,000 in late winter. The bridge loan is 70% of the price, or $409,500, with estimated interest-only payments of about $3,583 a month. The investor furnishes the cabin, gets the state lodging license and local approvals, and opens for bookings.
After about 6 months, with a value of $625,000 and qualifying short-term rental income of $6,200 a month under an STR program, the investor refinances at 70% LTV into a loan of $437,500. Estimated principal and interest is about $2,985; with taxes of $640 and insurance of $310, the payment is about $3,935 and the DSCR is about 1.58x.
| Stage | Amount |
|---|---|
| Purchase price | $585,000 |
| Bridge loan at 70% | $409,500 |
| Estimated monthly interest-only payment | $3,583 |
| Value after setup | $625,000 |
| Qualifying monthly STR income | $6,200 |
| STR DSCR refinance at 70% | $437,500 |
| DSCR after refinance | 1.58x |
Black Hills rental income is heavily seasonal. Summer weeks, the Sturgis Motorcycle Rally in August and fall hunting season can carry the year, while winter is quiet outside a few holiday weeks. Lenders on the refinance side look at annual figures or a third-party projection, so a cabin that only books in July and August may qualify for less than you expect.
Run the refinance at a realistic annual figure, and keep cash on hand for the slow months.
It also helps to compare a cabin's projected income with what similar licensed rentals nearby actually earn. If the projection looks high compared with nearby listings, plan for a smaller refinance, or read our guide on STR loans when the projection comes in low.
Not every bridge loan here is a cabin. Investors also use them in Rapid City for duplexes and small multi-units with vacancies, homes needing light work before they can be leased, and quick estate closings in North Rapid and Robbinsdale. The exit is usually a standard DSCR refinance on 12-month leases once the property is stable.
In town, a bridge loan can also help when a duplex or fourplex has tenants paying well under market rent. You buy the building, renew leases at market as they come due, then refinance once the rent roll supports the payment.
Properties outside city limits often have private wells and septic systems, and some sit on gravel or seasonal roads. Plan for a well test, a septic inspection and a clear legal access route. These items can slow a closing or change insurance terms, so start them right away.
A septic system sized for a small household may not handle a cabin that sleeps ten guests. Check the permitted capacity before you advertise a large guest count.
