A bridge loan buys you time. In Syracuse, investors use that time to get a vacant or half-leased building through the city's rental registry, fill it on the local lease calendar and then move into permanent financing.
In short: LendingStreet offers residential investor bridge loans on 1-8 unit properties in Syracuse and Onondaga County from $150,000 to $5M+, with rates from 7.99% and closings in as little as 10 days. Bridge loans are short-term and interest-only, and some bridge programs require no appraisal. Most Syracuse borrowers exit by selling or by refinancing into a DSCR rental loan once the property is leased.
A DSCR loan wants a property that is leased or ready to lease. Many Syracuse deals are not there yet: a three-family with two vacant units, a double coming out of an estate with expired registry paperwork, or a house that needs a few weeks of light work before a tenant can move in. A bridge loan finances the purchase now and lets you fix those issues before you apply for long-term debt.
Bridge loans also help portfolio owners who want to buy their next property before selling one they already own, or who need to close faster than a conventional timeline allows to win a contract.
These are the core terms on our residential investor bridge programs. Exact leverage and pricing depend on the property, your experience and the exit plan.

Around Syracuse University, SUNY ESF and the Westcott area, many leases are signed months ahead and start in late summer. A building bought in March with vacant units can often be leased for the coming academic year; the same building bought in September may sit partly empty until the next cycle.
Time your bridge loan with that calendar in mind. Workforce rentals in the Northside, Eastwood and the suburbs lease more evenly through the year, but winter move-ins are still slower than spring and summer.
The City of Syracuse requires rentals to be registered, and registration ties into code inspections, including lead-paint checks on older homes. A bridge period is the natural time to clear open violations, complete the inspection and get the registry current.
When you apply for the DSCR refinance, a registered building with signed leases shows the income a long-term lender wants to see. Confirm current requirements with the city's Division of Code Enforcement.
This example is illustrative and not a quote. An investor buys a three-family on the Northside for $240,000 with one unit leased and two vacant. A 75% bridge loan of $180,000 closes in two weeks. The investor spends $22,000 of their own cash on paint, flooring and registry repairs, and estimated interest-only payments total about $7,492 over five months.
With all three units leased at $1,075, rent is $3,225 a month. The building appraises at $305,000, and a 75% DSCR refinance of $228,750 pays off the bridge loan. Estimated principal and interest on the new loan is about $1,599; with taxes of $520 and insurance of $230 the monthly payment is about $2,349, for a DSCR of about 1.37x.
New York charges a mortgage recording tax on the loan amount, commonly about 1% upstate, though the exact figure depends on the county and property type. On a bridge-then-refinance plan, that tax can apply to both loans, so include it twice in your budget unless your title company confirms a consolidation (CEMA) is available on the refinance.
Add title insurance, attorney fees and recording charges. Your closing attorney or title company can give you exact figures for Onondaga County.
Landlords who own several Syracuse doubles sometimes find the right next building before they have sold an older one. A bridge loan can fund the purchase so you do not lose the contract, and the sale proceeds from the older property later pay the bridge down or off.
That only works if the sale is realistic. Price the property you are selling against recent sales on the same street type, account for New York's 0.4% transfer tax and attorney fees, and give yourself a cushion on timing. Winter listings in Central New York often take longer to close than spring ones, and a sale that slips can push you toward the loan's maturity.
Every bridge loan needs a clear way out. For a hold, that is a DSCR refinance, which qualifies on rent with a 1.0x standard minimum ratio and cash-out up to 75% LTV. For a sale, it is a realistic price based on recent sales of similar Syracuse properties.
Our bridge to DSCR guide walks through timing, seasoning and what the refinance lender reviews. If the property needs a full gut renovation rather than light work, a fix and flip loan with a rehab budget is usually a better fit.
Send the address, price, current occupancy and your plan. LendingStreet will tell you what bridge terms fit and what the refinance is likely to look like. Statewide bridge information is on our New York bridge loans page.

Some bridge programs do not require an appraisal. Others do, depending on the loan size and property.
Yes. That is one of the most common uses in Syracuse: buy it vacant, clear the registry inspection, lease both units and refinance into a DSCR loan that qualifies on the new rent.
Possibly. New York's mortgage recording tax can apply to the bridge loan and again to the refinance unless a consolidation is available. Ask your title company.
Bridge loans are short-term and interest-only. Plan your refinance or sale well before maturity, and leave room for a slow winter leasing or selling season in Central New York.
