DSCR Rate-and-Term Refinance for Syracuse Rentals

Many Syracuse rentals start life on short-term money: a hard money loan for the rehab, a bridge loan for the purchase, or a local bank note with a balloon a few years out. A rate-and-term refinance replaces that debt with a long-term loan built around the rent.

In short: LendingStreet refinances 1-8 unit Syracuse rentals with DSCR rate-and-term loans that pay off hard money, bridge or existing loans, with up to 80% LTV on some programs and 30-year terms available. Qualification is based on the property's rent, with a 1.0x standard minimum DSCR, a 620 minimum credit score and no W-2s or tax returns. LLC borrowers are standard.

When rate-and-term is the right refinance

A rate-and-term refinance pays off what you owe and covers closing costs, with little or no cash back. It fits when your goal is a lower, more predictable payment or a longer term, not more cash. If you want equity out as well, compare it with a cash-out refinance, which goes up to 75% LTV.

In Syracuse, the most common reason is simple: the rehab is done, the units are leased and the short-term loan is getting expensive or coming due. Others refinance an existing long-term loan to change the term, remove a co-owner or move the property into an LLC.

Paying off hard money after a rehab

Investors who renovate doubles and three-families in the Northside, the Valley or Eastwood often use hard money or a fix and flip loan with interest-only payments. Once the work is finished, the property registered with the city and the units leased, a DSCR refinance can replace that debt with a fully amortizing loan.

Apply as soon as you have signed leases and a certificate of compliance where required. Every month on short-term money adds cost.

Replacing a local bank balloon

Upstate community banks often finance rentals with loans that reset or balloon after a few years. When a balloon approaches, a DSCR rate-and-term refinance can move the property to a 30-year term qualified on rent instead of on your personal income, which helps investors whose tax returns show heavy depreciation.

Start early. Bank balloons often come with a renewal offer at new terms, and comparing that offer with a DSCR refinance takes a few weeks of appraisal and title work. If you wait until the final month, you may have to accept whatever renewal is on the table. A DSCR loan also does not depend on your banking relationship or your other business income, which some investors prefer as their portfolio grows.

Worked example: a Northside three-family

This example is illustrative and not a quote. An investor finished renovating a Northside three-family and owes $199,000 on a hard money loan with interest-only payments of about $1,907 a month. All three units are leased at $1,050, for $3,150 a month. Taxes are $560 and insurance is $240.

The building appraises at $280,000. A new DSCR loan of $204,200 pays off the hard money and covers about $5,200 in closing costs, about 73% LTV. Estimated principal and interest is about $1,428, the full payment is about $2,228 and DSCR is about 1.41x. The payment now pays down principal every month and the balloon risk is gone.

Recording tax and CEMA on a New York refinance

A rate-and-term refinance is where New York's consolidation, extension and modification agreement matters most. Because little or no new money is added, a CEMA can sometimes reduce the mortgage recording tax to the new money only, which on an upstate loan, commonly taxed around 1%, can mean real savings.

A CEMA needs the existing lender to assign its mortgage, and hard money lenders and local banks vary in whether and how quickly they do this. Ask early, and have your title company price the refinance both with and without it.

Rent evidence and the appraisal

Underwriting uses the lower of actual lease rent and the appraiser's market rent estimate on many programs. Signed leases, a rent roll and deposit history help. For student rentals near the university, leases that run on the academic calendar are normal; have the next year's leases ready if you are refinancing in spring or summer.

The appraiser will also note condition. A finished, clean, registered building supports both the value and the rent.

Seasoning and timing

Some programs size a quick refinance on the purchase price plus documented renovation cost rather than the full new value. If you are close to a seasoning date, it can pay to wait a few weeks. Our cash-out seasoning guide covers the common rules, which also influence rate-and-term timing on some programs.

Weigh the wait against the cost of staying on short-term debt. If waiting a month adds a full interest payment on hard money but lets the loan be sized on the full appraised value, the math often favors waiting; if the gain is small, refinancing now is usually the better choice. We can run both versions so you can see the difference.

Common questions

Can I refinance hard money into a DSCR loan in Syracuse?

Yes. Once the rehab is complete and the units are leased, a DSCR rate-and-term refinance can pay off the hard money and replace it with a 30-year loan qualified on rent.

What LTV can I get on a rate-and-term refinance?

Up to 80% LTV on some programs. Leverage can be lower on 5-8 unit buildings and larger balances, and it varies by program.

What is a CEMA and does it help me?

It is a New York agreement that can limit mortgage recording tax to new money when an existing mortgage is assigned to the new lender. It helps most on rate-and-term refinances, but depends on the existing lender and the program.

How is rate-and-term different from cash-out?

Rate-and-term pays off existing debt and costs with little or no cash back. Cash-out goes up to 75% LTV and puts equity in your pocket.

Can I refinance a local bank loan before its balloon?

Yes. Many investors move rentals off balloon notes into 30-year DSCR loans that qualify on rent rather than personal income. Start a few months before the balloon date so you can compare the bank's renewal offer.

Do I need tax returns?

No. Qualification is based on the property's rent, your credit (620 minimum) and reserves. That helps investors whose returns show low taxable income because of depreciation and repair write-offs.

Can I refinance my primary home with you?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
