DSCR Cash-Out Refinance for Syracuse Rentals

Plenty of Syracuse landlords bought doubles for cash or with small loans years ago and now own them outright or close to it. A DSCR cash-out refinance turns that equity into money for the next purchase, without tax returns or W-2s.

In short: LendingStreet offers DSCR cash-out refinances on 1-8 unit rentals in Syracuse and Onondaga County up to 75% LTV, qualified on the property's rent rather than your personal income. Loans start at $150,000 with no stated maximum, the standard minimum DSCR is 1.0x at the new payment, and LLC borrowers are standard. Cash-out seasoning varies by program.

Who uses cash-out in Syracuse

The typical borrower here owns one or more free-and-clear or lightly mortgaged rentals in Eastwood, Tipperary Hill, the Valley or the inner suburbs and wants to buy again. Others renovated a property with their own cash and want that cash back to start the next project.

Because Syracuse prices are moderate, the equity in one property may not be large on its own. Investors with several rentals sometimes refinance them together under a blanket portfolio loan instead of one at a time.

Others use a cash-out to fund repairs that a long-held building now needs: a new roof, updated electrical service or a boiler that has run for decades.

What value you need for a $150,000 loan

Our DSCR loans start at $150,000. At the 75% cash-out maximum, that means the property generally needs to appraise at $200,000 or more to reach the minimum loan, and higher if you plan to borrow less than the maximum.

Many renovated city doubles and suburban single-family rentals clear that bar. Lower-value properties may fit better as part of a portfolio refinance, where combined value and combined rent carry the loan.

Worked example: a free-and-clear Tipperary Hill double

This example is illustrative and not a quote. An investor owns a renovated two-family on Tipperary Hill with no mortgage. It appraises at $262,000, and the units lease for $1,350 and $1,250, for $2,600 a month. Taxes are $470 a month and insurance is $175.

At 75% LTV the new loan is $196,500. Estimated principal and interest is about $1,374, the full payment is about $2,019 and DSCR is about 1.29x. Before closing costs, which include New York mortgage recording tax of roughly $1,965 if the tax runs about 1%, the investor takes out about $196,500.

Mortgage recording tax and the CEMA question

New York charges a mortgage recording tax on new mortgages, commonly about 1% of the loan amount upstate, with the exact figure depending on county and property type. On a free-and-clear property, the tax applies to the whole new loan.

If the property already has a mortgage, a consolidation, extension and modification agreement (CEMA) can sometimes limit the tax to the new money, but it requires cooperation from the existing lender and is not available on every program. Ask your title company to price both ways.

Seasoning and the appraisal

How long you must own the property before a cash-out varies by program; see our cash-out seasoning guide. If you bought recently and renovated, keep receipts and photos, because they help support a higher appraised value.

Appraisers in Syracuse value two- to four-unit homes using comparable sales and the income approach. Values swing block by block, so be realistic about what the appraisal will show, and do not plan your next purchase around a number that has not come in yet.

Get the registry and code status current first

The City of Syracuse requires rental registration, tied to code inspections that include lead-paint checks on older homes. An open violation or lapsed registration can slow a refinance or raise questions in underwriting.

Before you apply, confirm the registry is current, resolve any open items, and gather signed leases for every unit. Suburban towns have their own rules; check those separately.

Taxes after the refinance

Your tax bill does not change because you refinanced, but it does have to fit inside the new payment. In Onondaga County, school taxes are often the largest piece of the bill. If a reassessment or an exemption change is coming, factor it in now so the ratio still works next year.

Towns in Onondaga County assess on their own schedules, and the City of Syracuse sets its own assessments, so two similar doubles on either side of the city line can carry very different bills. Use the actual current bill, including any special district charges, when you run the numbers, and ask your insurance agent whether the replacement cost on the policy still matches the renovated property.

Putting the cash to work

Common uses include the down payment on another Syracuse double, rehab funds for a property you already own, or reserves that make your next purchase easier to finance. If you plan to buy and renovate, compare the cash-out with a fix and flip loan; sometimes using both together keeps more of your cash in reserve.

Think about the payment you are adding, too. A cash-out raises your monthly debt on a property that was paying you without one. Make sure the remaining cash flow still covers vacancy, a winter boiler repair and the occasional roof, because those costs do not stop in Central New York just because the property now carries a loan.

Common questions

How much cash can I take out of a Syracuse rental?

Up to 75% of the appraised value on our DSCR cash-out programs, less any existing loan and closing costs. The rent must still cover the new payment at the program minimum.

What value does my property need?

To reach our $150,000 minimum at 75% LTV, the property generally needs to appraise at $200,000 or more. Lower-value rentals can often be refinanced together in a blanket portfolio loan, where combined value carries the loan.

Do I pay New York mortgage recording tax on a cash-out?

Yes, on the new mortgage. If you already have a mortgage, a CEMA may limit the tax to new money where the existing lender cooperates and the program allows it.

How soon after buying can I do a cash-out?

It varies by program. Our seasoning guide explains the common timelines and how a recent renovation is treated.

Can I cash out several Syracuse rentals at once?

Yes. Five or more rentals can be refinanced together under a blanket portfolio loan, qualified on combined cash flow, with one closing and one payment.

Do I need tax returns?

No. DSCR cash-out refinances qualify on the property's rent. We still review credit, with a 620 minimum score, reserves and the property itself, including condition, leases and insurance.

Can I cash out a home I live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
