Bridge Loans for Toledo and Lucas County Rental Investors

Toledo has some of the most affordable rental housing in the Midwest, with older homes, duplexes and small apartment buildings across the city. It also has one of the country's stricter local lead-safe rules for rentals, which shapes every investor's timeline.

In short: LendingStreet makes short-term, interest-only bridge loans on 1-8 unit investment property in Toledo and across Lucas and Wood counties, from $150,000 to $5M+ with rates from 7.99%. Loans can close in as little as 10 days, and some programs need no appraisal. Because many Toledo homes sell below $150,000, local bridge loans usually fund multi-unit buildings, larger homes or several rentals bought together.

Where Toledo bridge borrowers are buying

The Old West End has large historic homes, some split into apartments, near downtown and the hospitals. Westmoreland and Old Orchard near the University of Toledo rent to students and staff, while West Toledo and South Toledo have older singles and duplexes.

Sylvania, Maumee and Perrysburg carry higher prices and newer homes, and East Toledo and Oregon offer lower-priced rentals. Healthcare systems, the Jeep assembly complex and solar panel manufacturing in Wood County support long-term demand. Many Toledo singles sell well under $150,000, so city bridge loans here tend to fund a two- to four-unit building, a small apartment building of up to 8 units, or a suburban home in Sylvania or Perrysburg.

Why short-term money fits Toledo deals

Many Toledo rentals need lead-safe work and updates before they can be legally re-leased. A bridge loan buys the property and gives you time to complete that work, then a DSCR refinance sizes on the new rent.

Low prices also mean bundling. Combining several properties from one seller in a single bridge loan clears the $150,000 minimum and gives you one timeline to certify, lease and refinance them, either as separate DSCR loans or, with five or more, a blanket portfolio loan.

Toledo bridge loan basics

Every Toledo file is sized individually, but the outline does not change much from deal to deal. For statewide notes, including Ohio closing costs, see our Ohio bridge loan page.

We look hardest at the exit. Before closing, we want to see that the expected rent supports a DSCR refinance at 1.0x or better, or that recent sales support your resale price. A clear exit is what makes a short loan work.

Worked example: an Old West End fourplex

This example is illustrative and not a quote. An investor buys an Old West End fourplex with two units vacant, paying $230,000. A $172,000 bridge loan covers part of the price, so the investor brings $58,000 plus closing costs. Because the loan is interest-only, the estimated monthly interest payment is about $1,433. Over about 5 months, the investor completes lead-safe work, updates the empty units and leases all four.

Once leased, with four units at about $850 each, rent totals $3,400 a month and the property appraises at $290,000. A DSCR cash-out refinance at 75% LTV is $217,500, which pays off the bridge and returns about $45,500 before closing costs. Estimated principal and interest on a 30-year loan is about $1,484. Adding taxes and insurance of about $717 a month brings the payment to about $2,200, so DSCR is about 1.55x, above the 1.0x standard minimum.

Lucas County taxes and Ohio closing costs

Ohio taxes property at a 35% assessment ratio and reappraises every six years, with an update at three years. Lucas County's most recent reappraisal raised many values, so pull the current bill. Rentals do not get the owner-occupancy reduction, so a seller's bill can understate yours.

Ohio counties charge a conveyance fee when the deed is recorded, usually paid by the seller. Confirm the current Lucas County amount with your title company.

Toledo's lead-safe rule and older housing

Toledo requires many rental properties built before 1978 to obtain lead-safe certification. That means an inspection and any needed work before the unit can be legally rented. Build the time and cost into your bridge plan, and ask the seller whether any units already hold a current certificate, since that can shorten the path to leasing.

Homes near Lake Erie in East Toledo and Oregon may sit in flood zones, and older homes throughout the city may have outdated wiring or heating that insurers will ask about. Lake-effect weather is hard on roofs and porches, so a careful inspection pays off before you set a budget.

Planning the exit from a Toledo bridge loan

Most Toledo bridge loans end in a DSCR refinance. Rents are high relative to prices, so long-term income usually supports the payment once units are certified and leased.

If you refinance, the DSCR loan qualifies on the property's rent rather than your tax returns. The standard minimum DSCR is 1.0x, the minimum credit score is 620, cash-out goes up to 75% LTV and rate-and-term up to 80% LTV on some programs. Cash-out seasoning varies by program, so ask before you set your timeline.

Common questions

What is Toledo's lead-safe rule?

Toledo requires many pre-1978 rental properties to get lead-safe certification before being rented. Plan for the inspection and any work, and confirm the current requirements with the city before you set your bridge timeline.

Can I use a bridge loan on one Toledo house?

Only if the price is at least $150,000. Most Toledo investors combine several properties in one loan or buy a multi-unit building instead.

Will my Lucas County tax bill change after I buy?

It can. Rentals do not get the owner-occupancy reduction, and recent reappraisals raised values.

Do you lend in Perrysburg and Sylvania?

Yes, across Lucas and Wood counties.

Is there an appraisal requirement?

It depends on the program. Some bridge programs need no appraisal, while others order one. Expect an appraisal on the later DSCR refinance.

Will you finance a property I plan to move into?

No. Our investor loans are business-purpose loans on non-owner-occupied property only.

What about buildings with 9 or more units?

Those are commercial loans. This page covers 1-8 unit residential investment property; see our commercial and multifamily pages for larger buildings.

Can I refinance a Toledo bridge loan into a long-term loan with LendingStreet?

Yes. Many borrowers move from our bridge loan into one of our DSCR loans once the property is leased, qualifying on rent rather than personal income.
