DSCR Cash-Out Refinance for Bridgeport Rental Owners

Rents across Fairfield County have climbed in recent years, and Bridgeport's multi-families have followed. Owners who bought two- and three-families years ago are often sitting on equity they can use without selling.

In short: LendingStreet's DSCR cash-out refinance lets Bridgeport investors borrow up to 75% of a rental's appraised value, pay off the current loan and take the difference in cash. The loan qualifies on rent, not personal income, with a 1.0x standard minimum DSCR, a 620 minimum credit score and 30-year terms available. Seasoning varies by program.

Common reasons Bridgeport owners cash out

Cash-out turns equity into capital for the next move. Owners commonly use it for:

For many owners, the most valuable use is upgrading the building that produced the equity: a new roof, modern heating, separate meters or renovated units can raise rents and lower operating costs, which strengthens the ratio on the next refinance as well.

The ratio usually sets the limit, not the LTV

In Bridgeport, the tax bill is large relative to rent, so the DSCR test at the new, larger payment is often what caps the cash-out. The rent has to cover principal and interest, taxes, insurance and any association dues at the program minimum. Owners with long-term tenants at below-market rents may find the ratio limits the loan before it reaches 75%.

Connecticut's rules on rent increases and fair rent commissions mean raising rents takes proper notice and reasonable increases, so plan ahead if you want higher rents in place before you apply.

A quick way to check: take the monthly rent, divide by the ratio your program requires, and subtract taxes and insurance. What remains is the principal and interest the building can carry, which tells you roughly how large a loan the rent supports.

Worked example: a three-family near the Stratford line

This example is illustrative and not a quote. An owner has a three-family worth $645,000 with a remaining balance of $255,000. Rents total $6,150 a month.

A 75% LTV cash-out is $483,750. After paying off the existing loan and about $14,000 in estimated closing costs, the owner receives about $214,750.

Estimated principal and interest on the new 30-year loan is about $3,300. With $1,425 in taxes and $380 in insurance, the payment is about $5,105 and the DSCR is about 1.20x. The full 75% works here, but with little room to spare.

Revaluation and your future tax bill

Connecticut towns revalue at least every five years. After a revaluation, a rental's assessment can rise with market values, and the mill rate may also change. Your new loan is underwritten on the current bill, but your cash flow lives with the next one. Keep a cushion above 1.0x so a higher bill does not turn a positive building negative.

If you believe a new assessment is too high, Connecticut owners can appeal to the town's board of assessment appeals within the deadline set after the grand list is published. Confirm the timing with the city.

Seasoning rules

How long you must own the property before the loan can use the current appraised value varies by program. If you bought and renovated recently, some programs limit proceeds or use your cost. Our seasoning guide explains the common rules. If you only need to retire short-term debt, a rate-and-term refinance may fit better.

Rentals held for several years usually have no seasoning issue. The question mostly comes up for investors who bought recently, renovated and want to borrow against the higher value right away.

Flood and insurance costs

If the property is in a flood zone, flood insurance counts in the payment and can be expensive along the coast. Insurers also look at roof age and heating systems on older wood-frame multis. Get current quotes before applying so the ratio is based on real numbers.

Flood premiums have risen in many coastal areas. If you have an elevation certificate, include it; it can affect the quote.

Helping the appraisal

Appraisers compare your building with recent sales of similar multis nearby. Separate utilities, updated systems, parking and good curb appeal help. Fix visible safety issues such as railings and smoke detectors before the visit, coordinate access to every unit and have a list of recent improvements ready.

In Bridgeport, comparable sales can vary sharply from one neighborhood to the next, so if you know of recent sales of similar renovated multis nearby, share them. A realistic value expectation keeps the cash-out from falling short of what you planned.

Cash-out across several rentals

With five or more properties, a blanket portfolio loan can pull equity from several buildings in one closing, qualified on combined cash flow, with release provisions when a property sells. It can be simpler than separate cash-out loans on each building.

A blanket loan also means one payment date, one lender and one set of documents, which is easier to manage than several separate loans with different terms.

Common questions

How much can I cash out of a Bridgeport rental?

Up to 75% of the appraised value minus your existing loan and closing costs, as long as the rent covers the new payment at the program minimum. On larger balances and 5-8 unit buildings, the cap can be lower.

Do I need to show income?

No. The loan qualifies on the property's rent. We review leases, the appraisal, credit and reserves.

Why might I get less than 75%?

Usually because the rent does not cover the larger payment once Bridgeport taxes and insurance are included. Running the ratio before you apply shows how much the rent supports.

Can I cash out a free-and-clear building?

Yes. All proceeds after closing costs go to you, within the LTV and DSCR limits. Many long-time Bridgeport owners are in this position.

How long do I need to own the property?

Seasoning varies by program. See our seasoning guide. Rentals held for several years usually have no seasoning issue.

Does a revaluation change my loan?

Not after closing, but it can change your future taxes and cash flow. Keep a cushion above 1.0x for that reason.

Can the loan be in my LLC?

Yes. LLC borrowers are standard, and you sign for the loan personally. If the property is in your personal name, ask about moving it into an LLC with the refinance.

What can I use the cash for?

Business purposes such as more rentals, repairs, paying off other debt or reserves. Tell us your plan when you apply.
