Plenty of KCK landlords bought fourplexes and small houses when prices were a fraction of today's. That equity is sitting in the walls, and a DSCR cash-out refinance can turn it into the down payment on the next building without a single tax return.
In short: LendingStreet offers DSCR cash-out refinances on 1-8 unit rentals in Kansas City, Kansas up to 75% LTV, qualified on the property's rent rather than your personal income. Loans start at $150,000, the standard minimum DSCR is 1.0x, the minimum credit score is 620, and LLC borrowers are standard. Seasoning requirements vary by program.
Prices in Kansas City, Kansas have climbed as buyers priced out of Johnson County crossed into Wyandotte, and rents near KU Medical Center, the Fairfax district and Village West have followed. Owners who bought in Strawberry Hill, Rosedale or Turner years ago often have far more equity than debt.
A cash-out refinance replaces the current loan with a larger one and pays you the difference. Investors use the cash to buy more rentals, renovate units to raise rents, pay off a higher-cost loan on another property or build reserves.
Two limits decide the loan size: up to 75% of appraised value, and a payment that the rent can still cover at the required DSCR. In KCK, rents are usually strong relative to value, so LTV tends to be the limiting factor. On a property with high taxes or a big flood insurance premium, the ratio can bind first.
This example is illustrative and not a quote. An investor owns a brick fourplex in Strawberry Hill that now appraises at $420,000, with a remaining balance of $190,000. The four units lease for a combined $4,200 a month. Taxes run about $560 a month and insurance about $230.
At 75% LTV the new loan is $315,000. Estimated principal and interest is about $2,149, the full payment about $2,939 and the DSCR about 1.43x. After paying off the old loan and about $8,000 in closing costs, the investor nets roughly $117,000. At 70% LTV the cash drops to about $96,000 and the ratio rises to about 1.50x.
| Item | 75% LTV | 70% LTV |
|---|---|---|
| New loan | $315,000 | $294,000 |
| Payoff of existing loan | $190,000 | $190,000 |
| Estimated closing costs | $8,000 | $8,000 |
| Estimated cash to investor | $117,000 | $96,000 |
| Total monthly payment | $2,939 | $2,796 |
| DSCR at $4,200 rent | 1.43x | 1.50x |
Kansas is a non-disclosure state, so the appraiser works from MLS sales and appraisal files, not public deed prices. Multi-unit buildings in KCK trade less often than houses, which can leave thin comps. Give the appraiser your rent roll, a list of improvements with dates and costs, and any recent sales of similar buildings you know about.
Interior condition matters. A fourplex with updated units, separate meters and a newer roof will appraise better than one with deferred maintenance. Fix the small things before the inspection.
If you bought or rehabbed recently, programs differ on how long you must own the property before cash-out is based on the new appraised value rather than your purchase price plus documented improvements. See our seasoning guide for how this works and what to document.
The county appraiser resets values every year, and a cash-out appraisal at a higher value is a reminder that your tax bill may follow. Budget for the full current bill and a likely increase. Insurance on older brick and frame buildings in KCK often carries a percentage wind and hail deductible; get the declarations page before you apply.
Kansas no longer charges the old mortgage registration tax, so recording a new loan mainly involves county recording fees; confirm the figures with your title company.
If you do not need cash and only want a better payment or to pay off a short-term loan, a rate-and-term refinance is simpler. If you own five or more KCK rentals, a blanket portfolio loan can refinance them together with one closing and one payment.
Cash from a refinance is borrowed money, and the payment on it shows up every month. The strongest uses in Kansas City, Kansas are ones that add income. Many investors use proceeds as the down payment on another duplex or fourplex in the same neighborhoods they already know, where they understand the rents, the tenant base and the UG licensing process.
Others put the cash back into the building being refinanced. Updating kitchens and baths in an older Strawberry Hill fourplex, adding laundry or separating utility meters can lift rents enough to offset the larger payment. Paying off a short-term loan on another property, or a private note with a balloon date, is another common use.
Keep reserves. Older KCK buildings throw off surprise bills, from sewer laterals to roofs after a hailstorm, and a cushion after closing protects the property and your credit.
Our investor loans are business-purpose loans on non-owner-occupied property. Send the address, estimated value, current balance and rents through the form below and we will show you the cash available at a few LTVs. For properties elsewhere in Kansas, see our Kansas cash-out page.
Up to 75% of the appraised value, minus your payoff and closing costs, as long as the rent still covers the new payment at the program's DSCR.
No. The loan qualifies on the property's rent compared with the full payment.
Seasoning varies by program. Some use the new appraised value after a shorter hold; others limit the loan to cost plus improvements until a longer period passes.
Yes. LLC borrowers are standard, and you sign for the loan personally.
They can. Kansas does not make sale prices public, so provide your own list of similar MLS sales and documentation of improvements.
Yes, though max LTV can be lower on 5-8 unit properties and varies by program.
Yes, $150,000. Smaller KCK houses may fit better in a blanket loan with other rentals.
The refinance itself does not change your tax bill; the county appraiser sets values each year. But a higher appraisal is a sign that the county's value may rise too, so budget for a larger bill when you estimate cash flow on the new payment. You can appeal the county's value within a short window after the spring notice.
