DSCR · Bend 5-8 Units

DSCR Loans for 5 to 8 Unit Buildings in Bend

Bend has never had much small apartment stock. Most of what exists dates from the 1970s through the 1990s, sits in central and east side neighborhoods, and changes hands quietly. When a 6-plex or 8-plex does come up, the buyer who already knows how the financing works has the advantage.

In short: LendingStreet finances 5-8 unit residential buildings in Bend, Redmond and Deschutes County with DSCR loans that qualify on the combined rent of all units, with no W-2s or tax returns and LLC borrowers standard. Loans start at $150,000 with no stated maximum, the standard minimum DSCR is 1.0x, and maximum LTV on 5-8 unit properties varies by program and is often lower than on 1-4 units.

Why 5-8 units sit in their own category

A 5-8 unit building is still residential for our purposes: it is financed on rent with a DSCR loan, not on a commercial income statement. But it is past the 1-4 unit line, so the appraisal, insurance and maximum leverage differ from a duplex or fourplex. Buildings of 9 or more units are commercial multifamily and use a different process.

For a Bend investor, that middle ground is useful. You can buy a building with meaningful scale without the reporting and underwriting of a commercial loan.

Where Bend and Redmond 5-8 unit buildings are

Most small apartment buildings in Bend are near the older core: east of the Parkway along the 3rd Street and 8th Street corridors, around the Old Bend and Orchard District edges, and near the hospital. Many are two-story wood-frame buildings with surface parking and coin laundry. Redmond has a similar mix of older buildings near downtown and some newer small complexes.

Newer 5-8 unit projects are uncommon but growing as infill rules have loosened. A newer building carries less deferred maintenance and may fall outside Oregon's rent cap for its first 15 years, but it costs more per unit.

How combined rent is used

The DSCR on a 5-8 unit building is the combined monthly rent of all units divided by the total payment: principal and interest, property taxes, insurance and any HOA. We use signed leases, a rent roll and the appraiser's market rent opinion. Vacant units are usually counted at market rent on some programs and may be discounted on others.

Common laundry or storage income may count when it is documented. Owner-paid utilities do not reduce DSCR directly, but they affect your actual cash flow and should be in your own projections.

Worked example: a central Bend 6-plex

This example is illustrative and not a quote. An investor buys a 1980s Bend 6-plex for $1,650,000. Each unit leases for about $1,550, for $9,300 in combined rent. Taxes are budgeted at $900 a month and insurance at $750, reflecting a larger commercial-style policy on the building.

At 70% LTV, the ratio is about 0.98x, just under the standard minimum. At 65% LTV it is about 1.04x, and at 60% LTV about 1.11x. On this building the investor chooses 65% with a down payment of about $577,500.

If the in-place rents are below market, the investor should underwrite on those rents, not on projected increases, because of Oregon's cap on annual rent increases.

The jump in down payment from 70% to 65% LTV is about $82,500. In a market where 5-8 unit buildings rarely trade, many buyers accept that extra cash as the price of getting the building, and plan a rate-and-term or cash-out refinance later if rents and value support it.

Oregon's rent cap and older buildings

Oregon limits annual rent increases on most units in buildings more than 15 years old, with the cap set each year, and restricts no-cause terminations after a tenant's first year. Almost every 5-8 unit building in Bend falls under those rules. When you buy, the existing rent roll is largely what you inherit.

That makes the purchase price relative to in-place rent the key number. A building with rents well below market will take years to catch up, so it needs a price, or a lower loan amount, that works on today's rents.

Insurance, inspections and deferred maintenance

Insurance on a 5-8 unit building is usually a commercial or dwelling policy covering the whole building, and it costs more than a single-family policy. Ask for quotes that reflect the building's age, roof, electrical and any wildfire exposure. Older Bend buildings sometimes have original panels or wiring that carriers want updated.

Get a full inspection of the roof, siding, decks and stairs, heating systems and plumbing. Snow load and freeze-thaw cycles are hard on exterior stairs and walkways in Central Oregon.

Taxes on a 5-8 unit purchase

Oregon's assessed value limits apply to apartment buildings too, and a sale generally does not reset the assessed value. An older building may carry a tax bill well below what its price suggests. Check the Deschutes County Assessor record and any local option levies.

Deschutes County does not charge a real estate transfer tax, so closing costs are mainly title, escrow, recording and lender fees.

Bend 5-8 unit buildings versus fourplexes

Many Bend investors compare a 6-plex with two fourplexes or a fourplex plus a duplex. Fourplexes are more common locally and may get somewhat higher leverage, while a single 5-8 unit building concentrates management in one place. If you end up with several smaller properties, a blanket portfolio loan can combine them once you have five or more.

Management is the other half of the comparison. A single building means one roof, one parking lot and one set of snow removal contracts, which many owners find easier than several scattered properties. On the other hand, a single building concentrates your risk on one location and one insurance policy.

Common questions

Do you finance 5-8 unit buildings in Bend?

Yes. We finance 5-8 unit residential buildings in Bend, Redmond and Deschutes County with DSCR loans based on combined rent.

What LTV can I get on a 5-8 unit building?

Maximum LTV varies by program and is often lower than on 1-4 unit properties. Many Bend buildings also need lower leverage to reach 1.0x.

Is a 6-plex a commercial loan?

No. 5-8 units are financed as residential DSCR loans. 9 or more units are commercial multifamily.

Does Oregon's rent cap affect my loan?

Indirectly. It limits how fast in-place rents can rise, so the loan should be sized on current rents.

Do vacant units count toward rent?

On some programs they count at market rent; others discount them. Ask how your file will be treated.

Do I need tax returns?

No. The loan qualifies on the building's rent, with a 620 minimum credit score.

Can I buy with an LLC?

Yes. LLC borrowers are standard, and you sign for the loan personally.
