DSCR Loans for 5-8 Unit Buildings in South Bend and Mishawaka

South Bend combines low prices, a major university and a reviving downtown. Small apartment buildings near Notre Dame and in older neighborhoods often cover their payment easily, and Indiana's property tax caps make the tax line predictable.

In short: LendingStreet finances 5-8 unit buildings in South Bend, Mishawaka and St. Joseph County with DSCR loans that qualify on combined rent, with no W-2s or tax returns and LLC borrowers allowed. Loans start at $150,000 with no stated maximum, and leverage on 5-8 units varies by program. Indiana caps taxes on rental property at 2% of assessed value, and the city requires rental registration.

Where South Bend's small buildings are

Neighborhoods near Notre Dame, including the Northeast Neighborhood, Howard Park and East Bank, have small buildings and converted houses. The Near Northwest Neighborhood and areas west of downtown have older buildings at lower prices, and Rum Village and the southeast side add more stock.

Mishawaka has small buildings near the Grape Road retail corridor and hospitals, and Elkhart to the east has more stock.

Downtown South Bend has seen new investment along the St. Joseph River, and nearby neighborhoods have benefited. Older brick walk-ups and converted houses near downtown now attract young professionals as well as students.

Indiana tax caps

Indiana caps property taxes at 1% of assessed value for homesteads, 2% for residential rental property and farmland, and 3% for commercial property. Most 5-8 unit buildings fall under the 2% cap.

Local rates may land below the cap. Use the St. Joseph County record and a tax estimate based on your price.

Because the cap is applied to gross assessed value, deductions and local rates mean many rental owners pay less than 2%. Budgeting at the cap gives you a margin if the next assessment rises.

St. Joseph County updates assessments annually based on sales, so a recent purchase price can show up in the next value.

What the DSCR program looks at on 5-8 units

Five to eight units is the top of the residential range; nine or more units moves into commercial lending. Inside that range the loan is approved on what the building rents for. No W-2s, no tax returns, a 620 minimum score, LLC ownership allowed, $150,000 minimum loan size with no stated maximum, and 30-year terms available.

The test is simple: total rent from all units divided by principal, interest, taxes and insurance. Most programs look for 1.0x or better, and sub-1.0 programs can work when the numbers are close. Purchase leverage can reach 80% LTV and cash-out 75% on smaller rentals, but on 5-8 unit buildings the maximum is often lower and varies by program.

The rent roll does a lot of the work. The appraiser checks every unit's rent against comparable rentals, and income that looks out of line with the area gets a closer look. Vacant or down units need a realistic rent and a plan for getting them leased.

Rental registration and safety inspections

South Bend requires rental properties to register with the city, and the program includes safety inspections. Budget for registration and repairs.

Indiana has no real estate transfer tax, just a sales disclosure form and recording fees.

The city has also focused on code enforcement in older neighborhoods. A building with open code cases may need repairs before it can pass inspection, so ask the seller and the city before closing.

Worked example: a six-unit building near Notre Dame

This example is illustrative and not a quote. An investor buys a six-unit building in the Northeast Neighborhood for $610,000. The units rent for $950 each, for a combined $5,700 a month. Taxes are budgeted at $1,017 a month and insurance at $400.

A 75% LTV loan of $458,000 carries estimated principal and interest of about $3,202. Add taxes and insurance and the payment is about $4,619, a DSCR of about 1.23x. At 70% LTV, the $427,000 loan has a payment of about $4,402 and a DSCR near 1.29x. Taxes are budgeted at the 2% cap on the full price, a conservative figure. The ratio is comfortable at both leverage levels.

Older building condition

Many South Bend buildings are wood-frame or brick from the early 1900s, with older boilers, roofs and wiring. Lead paint is common in pre-1978 buildings.

Lake-effect snow means roofs, gutters and heating systems work hard. Get an inspection and a full-building insurance quote.

Notice and deposit rules under Indiana landlord-tenant law apply to every unit. Make sure leases on an inherited rent roll are current and signed.

Older basements in South Bend can take on water in heavy rain or snowmelt. Look for sump pumps, efflorescence and past repairs.

Notre Dame and student leasing

Buildings near campus often lease by the academic year, sometimes to groups of students. Rents can be higher than in other neighborhoods, but turnover is concentrated.

Check city occupancy limits on unrelated tenants and whether leases are by the unit or by the bedroom.

Group leases with parent co-signers are common near campus. Lease dates and rent amounts on the rent roll should match the signed leases you provide.
