Wilmington neighborhoods with 5-8 unit buildings

The downtown historic district and nearby Carolina Place and the Brooklyn Arts District have large old houses split into apartments. Forest Hills and Sunset Park have small buildings and duplexes, and the area near UNCW has small buildings that lease to students.

Leland across the Cape Fear River has newer small buildings, and Ogden and Porters Neck to the north add more. Carolina Beach and Wrightsville Beach have small buildings at higher prices with coastal risk.

Demand comes from UNCW, Novant Health New Hanover Regional Medical Center, a growing life sciences and film sector, and steady in-migration. Many tenants work in the city and cannot afford to buy.

Coastal insurance and flood risk

Hurricane Florence in 2018 caused widespread flooding in the Wilmington area, and coastal insurance costs remain high. Barrier island properties may need coverage through the North Carolina Insurance Underwriting Association, the state's coastal property pool.

Many areas near the Cape Fear River, creeks and the coast are in mapped flood zones. Flood insurance is generally required there. Get quotes early.

Wind deductibles on coastal policies are often a percentage of the insured value rather than a flat dollar amount. Ask for the deductible in dollars so you know what a storm claim would cost you.

How a 5-8 unit DSCR loan is sized

A building with five to eight units is still residential for our DSCR programs, so it qualifies on the property's rent rather than your personal income. There are no W-2s or tax returns to collect, LLC borrowers are standard and the minimum credit score is 620. Loans start at $150,000 with no stated maximum, and 30-year terms are available.

The ratio is the combined monthly rent of every unit divided by the full monthly payment: principal, interest, taxes and insurance. The standard minimum is 1.0x, and sub-1.0 programs exist for buildings that fall a little short. Maximum LTV on 5-8 unit buildings can be lower than the 80% purchase and 75% cash-out ceilings that apply to smaller rentals; it varies by program.

Expect the appraiser to review the rent roll unit by unit and compare each rent with similar units nearby. Leases well above the local market can be questioned, and vacant units need a supportable rent figure, so a clean rent roll matters as much as the purchase price.

New Hanover County taxes and closing costs

New Hanover County reappraises on a four-year cycle, and recent reappraisals raised values significantly. Budget taxes on a value close to your price.

North Carolina charges an excise tax of $1 per $500 on deeds, normally paid by the seller. North Carolina does not allow local rent control.

Pull the county parcel record and look at the current value and the date of the last reappraisal. If you are buying near the end of a cycle, the next one may raise taxes.

Leland is in Brunswick County, which has its own reappraisal schedule and tax rates, so check the county for each address.

Worked example: a six-unit downtown conversion

This example is illustrative and not a quote. An investor buys a six-unit converted house near downtown Wilmington for $1,150,000. The units rent for $1,500 each, for a combined $9,000 a month. Taxes are budgeted at $717 a month and insurance at $900.

At 75% LTV the loan is $862,000, estimated principal and interest is about $6,027 and the total payment is about $7,644, for a DSCR of about 1.18x. At 70% LTV the loan drops to $805,000, the payment to about $7,245 and the DSCR rises to about 1.24x. Insurance costs more than taxes on this building. The ratio is still above 1.0x at both leverage levels.

Historic review and older buildings

Downtown Wilmington's historic districts require review of exterior changes. Budget for approved materials and longer timelines.

Older buildings may have outdated wiring, plumbing and roofs, and termites and moisture are year-round issues on the coast.

Interior renovations need permits but not historic review. Plan exterior work around review timelines.

Many downtown conversions have units on three floors, porches and exterior stairs. Fire separation and egress are common insurance and inspection questions.

Short-term rentals in Wilmington

Wilmington's STR rules have been reshaped by litigation over the city's registration program. Beach towns have their own rules. Most 5-8 unit buildings are underwritten on 12-month leases.

Check current city and town rules before counting on nightly income.

Beach towns such as Carolina Beach and Wrightsville Beach have their own STR and rental rules, so check them separately.

A building in the city with several long-term tenants usually supports a cleaner DSCR file than one that relies on seasonal visitors.
