DSCR Loans for Bend and Central Oregon Rentals

Bend prices climbed faster than Bend rents for most of the last decade, so the DSCR question here is rarely "will it qualify?" in the abstract. It is "how much leverage does this specific house carry once you count every unit of rent it can legally produce?"

In short: LendingStreet makes DSCR loans on 1-8 unit rentals in Bend, Redmond and the rest of Deschutes County that qualify on the property's rent instead of your W-2s or tax returns. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV and cash-out up to 75% LTV, the standard minimum DSCR is 1.0x and the minimum credit score is 620. In Bend, a second rent stream such as an ADU often decides whether a purchase works at full leverage.

Where Bend investors buy rentals

The west side, including Old Bend, NorthWest Crossing, Awbrey Butte and the neighborhoods off Shevlin Park Road, has the highest prices in the metro and strong tenant demand from people who work at St. Charles, downtown offices and OSU-Cascades. Rents there are solid, but purchase prices often run ahead of what a long-term lease alone can carry at 80% LTV.

The east side and southeast Bend, including the Orchard District, Larkspur and the subdivisions off 27th Street and Reed Market Road, have more 1990s and 2000s homes and somewhat better rent-to-price ratios. North of town, Redmond and its newer subdivisions near the airport offer lower entry prices, and La Pine and Prineville sit further out with smaller rents and smaller prices.

Sunriver and the resort communities south of town are a different market entirely: most rentals there are nightly vacation homes, which we cover under short-term rental programs rather than standard long-term DSCR files.

How the DSCR ratio works on a Bend rental

DSCR is the monthly rent divided by the full monthly payment: principal and interest, property taxes, insurance and any HOA dues. A ratio of 1.0x means the rent covers the payment exactly. We do not look at your personal income, W-2s or tax returns; the property qualifies on its own rent, and you can hold title in an LLC.

Because Bend prices are high relative to rents, the ratio is most sensitive to leverage. Dropping from 80% to 75% LTV on a $700,000 house cuts the principal and interest meaningfully, and that is often the difference between 0.95x and just over 1.0x. If a property cannot reach 1.0x at a leverage you like, sub-1.0 DSCR programs exist for some files.

ADUs: the second rent stream that changes Bend math

Bend has been friendly to accessory dwelling units for years, and many west side and central lots have a detached ADU over a garage or a small backyard cottage. Oregon's middle housing rules also allow more units on residential lots in larger cities like Bend. For a DSCR loan, a legal, permitted ADU with its own lease counts toward the rent we use.

The word that matters is permitted. Confirm the ADU appears in City of Bend permit records and has been finaled. An unpermitted garage conversion may be rented today, but the appraisal and underwriting may not give it credit, and the ratio then has to stand on the main house alone.

Worked example: a west side house with an ADU

This example is illustrative and not a quote. An investor buys a Bend house with a detached ADU for $735,000. The main house leases for $2,950 a month and the ADU for $1,450, for $4,400 in combined rent. Taxes are budgeted at $460 a month and insurance at $165.

At 80% LTV the payment is about $4,586 and the ratio is about 0.96x, just under the standard minimum. At 75% LTV the payment drops to about $4,339 and the ratio is about 1.01x. At 70% LTV the ratio is about 1.08x, which leaves a cushion for a vacancy or an insurance increase.

Without the ADU, the main house alone would cover only about 0.72x of the 70% LTV payment. In this market, the second unit is doing real work.

Property taxes under Measure 50

Oregon taxes property on its assessed value, and since Measure 50 that assessed value can generally grow by no more than 3% a year, no matter how fast market prices rise. A sale generally does not reset the assessed value to the purchase price, so a Bend home bought from a long-time owner may carry a tax bill well below what you would expect from its price.

New construction and major improvements are different: they are added to the roll at a value set by the county, so a brand-new home in a Redmond or southeast Bend subdivision may have a higher tax bill relative to price than an older home next door. Use the Deschutes County Assessor record for the actual figure and budget for any local option levies or bonds.

Short-term rentals versus long-term leases

The City of Bend requires a permit for short-term rentals and limits how close whole-house rentals can be to each other in residential zones, so a permit is not available on every street. Permits are tied to rules that change, so check with the city before relying on nightly income. Inside city limits, many investors underwrite on a 12-month lease and treat any STR income as upside.

Outside city limits, Deschutes County and private associations such as those in Sunriver set their own rules. On some programs, an STR can qualify on projected short-term revenue; see our short-term rental pages for Oregon for how that works.

Insurance, wildfire and winter costs

Central Oregon has real wildfire exposure, especially on the west edge of Bend, in Tumalo and toward Sisters. Some carriers have tightened coverage or raised premiums for homes near forest land, so get a binding quote early and use it in the ratio. Defensible space, a newer roof and fire-resistant materials can help.

Snow load, frozen pipes and winter heating also show up in older homes. None of these are DSCR line items directly, but they affect insurance, reserves and how a tenant experiences the property.

Oregon landlord rules to know

Oregon has a statewide annual cap on rent increases for most units more than 15 years old, and it limits no-cause terminations once a tenant has been in place for a year. If you are buying with a tenant in place, the current lease and its rent are what you will likely live with for a while, so underwrite on the in-place rent, not the rent you hope to reach.

Confirm the current cap and notice rules with a local property manager or attorney. Our investor loans are business-purpose loans on non-owner-occupied property.

Common questions

Do you make DSCR loans in Bend, Oregon?

Yes. We finance 1-8 unit rentals in Bend, Redmond, Sisters, La Pine, Prineville and the rest of Central Oregon, from $150,000 with no stated maximum.

Does ADU rent count toward DSCR in Bend?

A legal, permitted ADU with market rent can count toward the qualifying rent. Unpermitted units may not get credit, so check permit records first.

Why does my Bend rental struggle to reach 1.0x?

Prices are high relative to long-term rents. Lowering leverage, adding a second permitted unit or using a sub-1.0 DSCR program are the usual fixes.

Will my property taxes jump after I buy?

Usually not because of the sale itself. Oregon's assessed value limits generally carry over to the buyer, though new construction and improvements are valued separately.

Can I finance a Bend vacation rental with a DSCR loan?

Yes on some programs, if it can legally operate. Bend requires a permit and limits whole-house rental density in residential zones, so confirm availability first.

Do I need tax returns?

No. The loan qualifies on the property's rent. You need a 620 or higher credit score, reserves and the down payment.

Can I close in an LLC?

Yes. LLC borrowers are standard, and you sign for the loan personally.
