DSCR Loans for Cedar Rapids Rental Properties

Cedar Rapids is a working city built around manufacturing, aerospace and food processing, and its rental market reflects that: steady tenants, moderate prices and rents that usually carry the payment. What changes a DSCR file here is local, from the flood map along the Cedar River to roofs replaced after the 2020 derecho.

In short: LendingStreet finances 1-8 unit rentals in Cedar Rapids, Marion, Hiawatha and the rest of Linn County with DSCR loans that qualify on the property's rent instead of your W-2s or tax returns. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, the standard minimum DSCR is 1.0x and LLC borrowers are standard. Most single-family and small multifamily rentals here clear 1.0x when taxes and insurance are budgeted on real numbers.

Where investors buy rentals in Cedar Rapids

On the southeast side, Wellington Heights and the streets around Coe College have older two-story homes, foursquares and converted duplexes at some of the lowest prices in the city. Kenwood Park on the northeast side and the northwest side neighborhoods off Ellis Boulevard and Edgewood Road offer frame houses and postwar ranches that lease to families.

Newer stock sits on the edges. Northeast Cedar Rapids near Bever Park and the areas around Mount Mercy University have mid-century homes on larger lots, while Marion, Hiawatha and Robins have newer subdivisions, townhomes and side-by-side duplexes. Employers such as Collins Aerospace, the area's food processing plants and the two big hospitals keep demand steady.

How the ratio works on a Cedar Rapids rental

DSCR is the monthly rent divided by the monthly payment: principal and interest, property taxes, insurance and any HOA dues. At 1.0x the rent covers the payment. If a file lands a little under, we also have sub-1.0 programs, though leverage is usually lower.

On a purchase we use the lease in place or the appraiser's market rent. Many Cedar Rapids rentals are older houses where the tenant pays gas and electric and the owner pays water and trash. Those owner-paid utilities are not part of the ratio, but they are part of your real cash flow.

Reserves also help. A few months of the payment in the bank shows the rental can absorb a vacancy or a repair, which matters in a city where many rentals are older houses.

Worked example: a northwest side ranch

This example is illustrative and not a quote. An investor buys a three-bedroom ranch on the northwest side for $215,000 that leases for $1,650 a month. Property taxes are budgeted at $345 a month and insurance at $125.

At 80% LTV the loan is $172,000 and estimated principal and interest is about $1,173. The full payment is about $1,643, for a DSCR of about 1.00x. At 75% LTV the loan is $161,250, the payment drops to about $1,570 and the ratio rises to about 1.05x, in exchange for about $10,750 more cash at closing.

Two assessors and taxes paid in arrears

Cedar Rapids has its own city assessor, while Marion, Hiawatha and most of the rest of Linn County are valued by the county assessor. Iowa revalues residential property every two years, so a purchase made just before a revaluation can bring a higher bill than the seller paid.

Iowa property taxes are paid in arrears in two installments. At closing the seller usually credits you for taxes that have built up but are not yet due. That credit covers a bill that is coming, so let the escrow account absorb it rather than treating it as profit. Look up the parcel on the assessor's site and budget on the current value, not an old bill.

Rental permits and inspections

The City of Cedar Rapids runs a rental housing program that requires rental units to be registered and inspected. Inspectors look at smoke and carbon monoxide detectors, egress windows in sleeping rooms, stairs, railings, electrical and heating. An older house that has not been a rental before may need work before it can be leased.

Marion, Hiawatha and other suburbs set their own rules. Before you close, ask the city where the property sits what it requires and whether the current permit transfers to a new owner.

Flood maps and the 2020 derecho

The 2008 Cedar River flood reached far into Time Check, Czech Village, New Bohemia and Oakhill Jackson, and the city has been building a permanent flood control system in phases since then. If a property is in a mapped flood zone, flood insurance is part of the payment and part of the ratio. Our guide to flood zone rentals explains how that is handled.

The August 2020 derecho damaged roofs, siding and trees across the city. Many houses got new roofs afterward, which helps insurance pricing. Ask the seller for the roof date and any claim history, and get an insurance quote before you finalize your offer.

The $150,000 minimum in a moderate-price market

Plenty of Cedar Rapids houses sell for less than $190,000, which at 80% LTV puts the loan below our $150,000 minimum. Investors here usually solve that by buying a duplex or fourplex, buying in Marion or Hiawatha where prices are higher, or refinancing several rentals together.

Five or more rentals can go under one blanket loan with one closing and one payment. That works well for an investor who has built a Linn County portfolio one inexpensive house at a time.

Closing on an Iowa rental

Iowa uses abstracts of title reviewed by an attorney, along with a state-run title program, instead of the private title insurance most states use. Allow a little time for the abstract to be updated. A state transfer tax is collected when the deed is recorded; your purchase agreement says who pays it.

Common questions

Do I need tax returns for a Cedar Rapids DSCR loan?

No. The loan qualifies on the property's rent compared with its payment. We review credit, with a 620 minimum, and the cash you have for closing and reserves.

Can my LLC own the rental?

Yes. LLC borrowers are standard, and you sign for the loan personally as the person behind the entity.

What DSCR do I need?

The standard minimum is 1.0x. Sub-1.0 programs exist for files that come in just under, usually with more cash down.

Does the city rental permit affect my loan?

A lease that can legally be in place matters. Plan for the city's rental registration and inspection and budget for any repairs it calls for.

Do you lend in Marion and Hiawatha?

Yes. We lend across Linn County and the wider Cedar Rapids area, and the suburbs often have newer homes with higher values.

How is flood insurance counted?

If the property is in a mapped flood zone, the flood premium is added to the monthly payment used in the ratio.

What if my rental is worth less than $190,000?

Consider a 2-4 unit property, a higher-priced suburb, or combining several rentals in one blanket loan to reach the $150,000 minimum.
