The Jackson metro is three different rental markets that share one airport and one interstate grid: the city of Jackson in Hinds County, and the faster-growing suburbs of Madison and Rankin counties. Where you buy decides your rent, your tax bill and whether the loan size even works.
In short: LendingStreet offers DSCR loans on 1-8 unit rentals across the Jackson metro, qualifying on the property's rent with no W-2s or tax returns. Loans start at $150,000 with no stated maximum, go up to 80% LTV on a purchase and 75% on a cash-out refinance, with a 1.0x standard minimum DSCR and a 620 minimum credit score. LLC borrowers are standard, and 30-year terms are available.
Inside Jackson, investors buy 1920s to 1950s bungalows and cottages in Belhaven and Fondren, brick ranch homes in North Jackson off Northside Drive and in Broadmoor, and lower-priced houses in South and West Jackson near Jackson State University. Tenants include hospital staff at UMMC, state workers downtown and students.
Madison County (Madison, Ridgeland, Gluckstadt, Canton) and Rankin County (Brandon, Flowood, Pearl, Richland) have newer subdivisions and school districts that family tenants actively seek out. Prices and rents both run higher than in the city, and HOA leasing rules show up more often.
| Area | Typical rental | First thing to check |
|---|---|---|
| Belhaven, Fondren | Older cottages, small duplexes | Foundation movement, wiring, roof |
| North Jackson, Broadmoor | 1960s-70s brick ranch homes | Water service history, drainage |
| South and West Jackson | Lower-priced single-family | Whether the loan reaches $150,000 |
| Ridgeland, Madison, Gluckstadt | Newer homes and townhomes | HOA leasing rules |
| Brandon, Flowood, Pearl | Newer single-family, some duplexes | Flood zone near the Pearl River |
Many houses inside the city sell for well under $200,000. At 80% LTV, a $142,000 purchase produces a $113,600 loan, which is below our $150,000 minimum. That does not rule the property out, but it changes the plan.
Investors with several lower-priced Jackson houses often finance them together. Five or more rentals can go under one blanket portfolio loan with one closing and one payment. Others buy a duplex, triplex or fourplex, where the combined value clears the floor and the combined rent carries the payment.
Mississippi assesses owner-occupied homesteads at a 10% assessment ratio and other residential property, including rentals, at a 15% assessment ratio. When you buy from an owner-occupant, the homestead treatment ends, and the tax bill on the same house can rise noticeably.
Millage differs between the city of Jackson, the county and each school district, so a house in Hinds County and one a few miles away in Rankin or Madison County can carry different bills at the same price. Pull the county tax record, apply the investor class and use that number in your DSCR. Confirm the current millage with the county tax assessor.
This example is illustrative and not a quote. An investor buys a three-bedroom home in Brandon for $238,000 that leases for $1,875 a month. Property taxes at the investor class are budgeted at $255 a month and landlord insurance at $170.
At 80% LTV the loan is $190,400. Estimated principal and interest on a 30-year term is about $1,331, so the full monthly payment is about $1,756. Dividing the rent by that payment gives a DSCR of about 1.07x, above the 1.0x standard minimum.
| Item | Amount |
|---|---|
| Purchase price | $238,000 |
| Loan at 80% LTV | $190,400 |
| Estimated principal and interest | $1,331 |
| Taxes (investor class) | $255 |
| Landlord insurance | $170 |
| Total monthly payment | $1,756 |
| Monthly rent | $1,875 |
| DSCR | About 1.07x |
Jackson's water system has been under a federally appointed third-party manager since the 2022 crisis, and boil-water notices and billing questions still come up. Tenants ask about it, and it can affect vacancy in parts of the city. Suburban cities run their own systems.
Much of the metro sits on expansive clay that shrinks and swells with moisture, so foundation movement is a routine inspection item. Central Mississippi also sees tornadoes and hail, which shape insurance premiums and deductibles.
Nightly rental demand in the metro is modest and tied to the hospitals, the state capitol, college events and business travel. On some programs an STR can qualify on projected revenue, but check city and HOA rules first. Most Jackson-area DSCR loans are underwritten on 12-month leases.
If you are considering a furnished rental near UMMC or the Fondren district for traveling nurses or visiting medical staff, a 30-day-plus furnished lease is often a cleaner fit than nightly stays and avoids most STR rules.
The same DSCR program covers a purchase, a rate-and-term refinance up to 80% LTV on some programs and a cash-out refinance up to 75% LTV. Mississippi does not charge a deed transfer tax, which keeps purchase closing costs lower than in many states, but title, recording and insurance costs still apply.
For statewide guidance, including Gulf Coast and DeSoto County markets, see our Mississippi DSCR page.
If you bought with cash or short-term money, a DSCR refinance can replace it once the property is leased. See our Jackson cash-out and rate-and-term pages for how those work locally.
Send the address, price, current or market rent and the leverage you want. LendingStreet will run the ratio on an investor-class tax figure and a real insurance quote, and come back with options, including sub-1.0 DSCR programs where they fit. Our investor loans are business-purpose loans on non-owner-occupied property. Use the form below or call (877) 298-1001.
Yes, if the loan reaches our $150,000 minimum and the rent covers the payment. Lower-priced city homes are often financed as part of a blanket loan or bought as 2-4 unit properties. Duplexes and fourplexes in Belhaven and Fondren are a common way to reach the minimum with one property.
Mississippi uses a 10% assessment ratio for homesteads and a 15% assessment ratio for other residential property. A rental bought from an owner-occupant moves to the higher class.
Yes. The program is the same, but rents, taxes and HOA rules differ, so the ratio can come out differently at the same price. Madison County rentals often carry HOA dues, which count in the payment.
It does not change the program, but it can affect tenant demand and vacancy in parts of the city. Ask about service history and outstanding utility balances.
The minimum is 620. Stronger credit and more equity generally improve terms.
