DSCR Loans for Providence Rentals, From Triple-Deckers to 8 Units

Providence is a city of two- and three-family houses. Much of its rental stock was built for factory and port workers more than a century ago, and today those same buildings house students, hospital staff and young professionals. A DSCR loan lets that rent, not your tax return, carry the mortgage.

In short: LendingStreet offers DSCR loans for 1-8 unit rentals across Providence, Pawtucket, Cranston, East Providence and the rest of the metro, qualified on the property's rent with no W-2s or tax returns. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, and the standard minimum DSCR is 1.0x with a 620 minimum credit score. In Providence, the numbers that usually decide a file are the combined rent across all units, the non-owner-occupied tax bill and the cost of bringing an older building into lead compliance.

Where Providence-area investors buy

Most DSCR purchases in the metro are older multi-family houses, not single-family homes. The submarkets differ in tenant base and price, and those differences change how a file is underwritten.

Outside the city line, Pawtucket and Central Falls have dense two- and three-family stock at lower prices, while Cranston, East Providence, North Providence and Warwick lean toward single-family homes and duplexes with longer-term family tenants.

The triple-decker math

A Providence triple-decker usually has three similar floor-through units, each with its own entrance and often its own heating system. For a DSCR loan, all three leases count together. If one unit is vacant at closing, the appraiser's market rent for that unit is generally used, but a fully leased building with signed leases gives the cleanest file.

Because the income is spread across three units, one tenant moving out does not empty the building, which is part of why these houses are popular with first-time and repeat investors alike. Two-families work the same way with two leases, and buildings of five to eight units use the same rent-based approach with closer review of operating costs.

How a DSCR loan qualifies here

DSCR is the monthly rent divided by the full monthly payment: principal, interest, property taxes, insurance and any HOA or condo dues. At 1.0x, the rent covers the payment exactly. Our standard minimum is 1.0x, and sub-1.0 programs exist for properties that fall a little short.

You can close in an LLC, which is standard for our investor loans, and 30-year terms are available. Our investor loans are business-purpose loans on non-owner-occupied property, so the building cannot be your home, even if you would only live in one of the units.

Worked example: an Elmwood three-family

This example is illustrative and not a quote. An investor buys a three-family in Elmwood for $640,000. The units lease for $1,800, $1,850 and $1,950, a combined $5,600 a month. Property taxes are budgeted at $1,050 a month at the non-owner-occupied level and insurance at $340.

At 75% LTV the loan is $480,000 and estimated principal and interest is about $3,274. The full payment is about $4,664, and DSCR is about 1.20x. At 80% LTV the loan rises to $512,000, the payment to about $4,883 and DSCR to about 1.15x, still above the 1.0x minimum.

The non-owner-occupied tax bill

Providence taxes residential property in different classes, and homes that are not owner-occupied are taxed at a higher level than homesteaded homes. When you buy a two- or three-family from an owner who lived in one unit, the next bill can be noticeably larger than the seller's.

Rhode Island cities also revalue property on a regular cycle, with full revaluations and statistical updates in between, so assessments can jump after a strong market. Pull the assessor record, ask the city how the property will be classified after you buy, and use that figure in your ratio. Pawtucket, Cranston and other towns set their own levels, so check each one.

Lead, registration and inspections

Most of Providence's rental stock was built before 1978. Rhode Island's lead hazard rules require many pre-1978 rentals to carry a lead certificate, and getting one can mean window work, paint stabilization and a passed inspection. Budget for it before you make an offer, since tenants and an insurer may both ask for it.

The city also has a registration requirement for non-owner-occupied rentals, and older buildings may need fire safety upgrades such as hard-wired smoke detection when units turn over. Confirm current requirements with the city before closing.

Short-term rentals in Providence

Providence limits short-term rentals in residential zones, especially where the owner does not live on site, and Rhode Island requires short-term rentals to be registered with the state. Our STR DSCR program can qualify on projected nightly revenue on some programs, but only where the property can legally operate that way.

For most investors in the city, the reliable approach is 12-month leases or furnished stays of 30 days or more for traveling nurses and visiting faculty. Coastal towns elsewhere in the state are where nightly rentals are more common.

Common questions

Can I use a DSCR loan on a Providence triple-decker?

Yes. Triple-deckers are one of the most common properties we see in the city. The combined rent of all three units is used to qualify, and the loan can close in an LLC.

Why is my tax estimate higher than the seller's bill?

The seller may have been taxed as an owner-occupant. As an investor, the property is generally taxed at the higher non-owner-occupied level, so budget on that figure.

What credit score do I need?

The minimum credit score is 620. Stronger credit and lower leverage can help on tighter files.

Do I need a lead certificate to close?

It depends on the program and the property, but most pre-1978 Providence rentals need one to be rented legally, so plan for it either way.

Can I buy a Providence rental near Brown or Providence College?

Yes. Student rentals qualify on their leases like any other long-term rental. Check city rules on the number of unrelated occupants per unit before you buy.

What about a building with six units?

Five to eight unit buildings are still residential DSCR loans. Max LTV can be lower and varies by program. See our Providence 5-8 unit page.

Can I live in one unit and rent the others?

No. Our investor loans are business-purpose loans on non-owner-occupied property, so we cannot finance a building you live in.

How fast can a Providence DSCR purchase close?

Timing depends on the appraisal, title and insurance, but a complete file with leases and the tax record ready moves fastest.
