Rochester DSCR Loans for Rentals Near Mayo Clinic and Beyond

Rochester's rental market runs on Mayo Clinic. Medical staff, residents, researchers, traveling nurses and patient families all need housing, and that steady demand is why investors from across the Upper Midwest buy single-family homes, twin homes and small multi-unit buildings here.

In short: LendingStreet makes DSCR loans on 1-8 unit rentals in Rochester and across Olmsted County that qualify on the property's rent, not your W-2s or tax returns. Loans start at $150,000 with no stated maximum, purchases reach 80% LTV, the standard minimum DSCR is 1.0x and the minimum credit score is 620. The main Rochester decision is how the property will be rented, because long-term leases and furnished medical stays are underwritten differently.

Who rents in Rochester

Mayo Clinic is the largest employer in the city by a wide margin, and its downtown campus and the Saint Marys campus anchor the rental market. Residents and fellows sign one- to three-year leases. Nurses and allied health staff, including traveling staff on contracts, look for furnished units for weeks or months. Patients and their families often need housing close to the clinic for a stay that can run from days to several months.

Beyond Mayo, the city has a large technology and manufacturing base, and Destination Medical Center, a long-term public and private development initiative, has added downtown apartments, offices and hotel space. That mix keeps vacancy relatively steady compared with many Minnesota cities of similar size.

Neighborhoods and nearby towns investors buy in

Close to downtown, Kutzky Park, Historic Southwest, Pill Hill and Slatterly Park have older homes and duplexes within reach of both Mayo campuses. Folwell, Elton Hills, Meadow Park and Sunset Terrace offer 1950s to 1970s ramblers and split-levels at lower prices. Northwest and southeast Rochester have newer subdivisions with twin homes and single-family homes that lease to families.

Many investors also buy in Kasson, Byron, Stewartville, Pine Island and Oronoco, where prices are lower and commutes to the clinic are short. Each city has its own rental rules, so check with the city before you buy outside Rochester.

Long-term leases versus furnished medical stays

Most DSCR loans in Rochester are underwritten on long-term market rent, using a lease or an appraiser's rent estimate. That is the simplest path and works for homes leased to staff or families.

Furnished stays for traveling staff and patient families can earn more per month, but the income is less predictable and the rules differ by program. Some of our short-term rental programs can qualify on projected short-term rental revenue rather than a long-term lease. If you plan a furnished rental, tell us up front, confirm the City of Rochester's rules for short-term and furnished rentals, and expect underwriting to look at how the property will actually operate.

Worked example: a northwest Rochester rental home

This example is illustrative and not a quote. An investor buys a three-bedroom home in northwest Rochester for $335,000 and leases it to a medical resident's family for $2,250 a month. Olmsted County taxes on the non-homestead property are budgeted at $330 a month and insurance at $140.

At 80% LTV the loan is $268,000, estimated principal and interest is about $1,851 and the total payment is about $2,321. The DSCR is about 0.97x, just below the 1.0x standard minimum. At 75% LTV the loan is $251,250, the payment is about $2,205 and the DSCR is about 1.02x, which clears the minimum.

The investor puts about $16,750 more down to make the file work. Another option is a sub-1.0 DSCR program, where it fits.

Olmsted County taxes and Minnesota closing costs

Minnesota classifies property for tax purposes, and a rental is not taxed as a homestead. When you buy from someone who lived in the home, expect the bill to change after the homestead classification ends. Olmsted County values property as of January 2, and taxes are paid in two halves in May and October.

At closing, Minnesota's state deed tax applies to the purchase and the mortgage registry tax applies to the loan amount. Ask your title company for exact figures, and include them in your cash to close.

Insurance, hail and the Zumbro River

Southern Minnesota sees spring and summer hail, and many insurers price roof age carefully. Ask for the roof's age and material, and get a quote with the wind and hail deductible before you remove contingencies.

Rochester built a major flood control system after the 1978 Zumbro River flood, but some properties near the river and its creeks are still in mapped flood areas. Check the flood determination early.

Growing a Rochester portfolio

Because each DSCR loan qualifies on the property's rent, there is no personal income cap on how many rentals you own, and LLC borrowers are standard. Investors who build up five or more Rochester rentals often consolidate them with a blanket portfolio loan. If you are looking at a 5-8 unit building, see our Rochester 5-8 unit page; nine or more units is a commercial loan.

Common questions

Can I get a DSCR loan on a Rochester rental near Mayo Clinic?

Yes. We finance 1-8 unit rentals across Rochester and Olmsted County that qualify on the property's rent. Loans start at $150,000 and purchases go up to 80% LTV.

Can I qualify on furnished rental income from traveling nurses?

Some short-term rental programs can use projected short-term revenue instead of a long-term lease. Tell us up front how the property will operate, and confirm the city's rules for furnished and short-term rentals.

Why is my DSCR lower than the seller's numbers suggest?

Often because the homestead classification ends when you buy, so taxes change, and because insurance on an older roof can cost more than expected. Budget on non-homestead taxes.

Do you lend in Kasson, Byron and Stewartville?

Yes. We lend throughout Olmsted and Dodge counties and the rest of Minnesota. Each city sets its own rental rules, so check them before buying.

What credit score do I need?

The minimum is 620. Higher scores and lower leverage generally improve pricing and terms.

Do I need tax returns or W-2s?

No. DSCR loans qualify on the property's rent, which is why self-employed investors and those with many properties use them.

Can I buy a twin home as a rental?

Yes. If you buy both sides as one property, it qualifies on the combined rent; if you buy one side, it is a single-unit rental.

Can I finance a home I plan to live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property only.
