DSCR Loans for Springfield Rental Properties

Springfield is one of the few places in Massachusetts where a two- or three-family house can still produce strong rent against its price. The tradeoff is older buildings, and in Massachusetts older buildings come with specific rules on lead paint, housing standards and tenant deposits.

In short: LendingStreet finances 1-8 unit rentals in Springfield and the surrounding Pioneer Valley with DSCR loans that qualify on the property's rent, with no W-2s or tax returns. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, and LLC borrowers are standard. Many Springfield multi-family homes clear the 1.0x standard minimum comfortably, which is why investors from eastern Massachusetts and Connecticut buy here.

Where Springfield investors buy

The city's rental stock is dominated by two- and three-family houses built in the late 1800s and early 1900s. Forest Park, Maple High-Six Corners, McKnight, Old Hill, Upper Hill and the South End have many of them, along with large Victorians that were split into apartments decades ago. East Springfield, Sixteen Acres and East Forest Park lean toward single-family capes and ranches built after World War II.

Indian Orchard, on the city's east side along the Chicopee River, grew up around its mills and has a mix of worker housing and small multi-family buildings. Nearby Chicopee, West Springfield, Holyoke, Agawam and Ludlow add more two-families and some newer single-family homes.

Tenants come from Baystate Health, the colleges (Springfield College, American International College and Western New England University), state and city government, MGM Springfield in the South End, and commuters who use the rail service at Springfield Union Station.

How the ratio works on a multi-family

DSCR is monthly rent divided by the full monthly payment: principal and interest, property taxes, insurance and any HOA dues. On a two- or three-family, we add up the rent from every legal unit. The standard minimum is 1.0x, and sub-1.0 programs exist.

For a purchase, we use current leases or the appraiser's market rent estimate. Utilities you pay as the owner, such as a shared water bill, are not part of the ratio, but in Springfield they can be meaningful, so check how each unit is metered and heated before you make an offer.

Worked example: a Forest Park three-family

This example is illustrative and not a quote. An investor buys a three-family in Forest Park for $400,000. The units rent for $1,350, $1,350 and $1,250, or $3,950 a month combined. Taxes are budgeted at $550 a month and insurance at $260.

At 80% LTV, the loan is $320,000 and estimated principal and interest is about $2,183. The full payment is about $2,993, giving a DSCR of about 1.32x. That margin is typical of why investors look at Springfield multi-families, but it only holds if all three units are legal, leased and lead compliant.

Lead paint: the Massachusetts rule every buyer should know

Under the Massachusetts Lead Law, owners of homes built before 1978 must delead or bring lead hazards under control when a child under six lives in the unit. It is illegal to refuse to rent to a family because of lead paint. In Springfield, where most rental housing predates 1978, this is a real budget item.

Ask the seller for any letters of compliance or interim control for each unit. If there are none, get a lead inspection and an estimate before you set your price. Deleading costs are not in the DSCR ratio, but they can change the deal.

Housing standards, deposits and the courts

Massachusetts sets minimum housing standards through the state sanitary code, enforced locally by city inspectors. Heat, hot water, egress, smoke and carbon monoxide detection, and pest control are common issues. Confirm with the city whether the property has open violations, and whether Springfield currently requires registration or inspection for rentals.

The state's security deposit law is strict: deposits must be held in a separate account with a receipt and statement of condition. Housing disputes in Hampden County go to the Housing Court's Western Division.

Taxes and insurance in Hampden County

Massachusetts assesses property at full and fair cash value, updated each year, and Springfield sets separate tax rates for residential and commercial property. Property tax growth is limited at the community level by Proposition 2 1/2, but an individual bill can still rise if your assessment goes up. Look up the parcel on the city assessor's site and budget on the current figure.

Insurance on older multi-families can run higher than on a single-family, especially with old wiring, oil heat or knob-and-tube. Get a quote early and ask about the deductible.

Two- to four-unit and 5-8 unit buildings

Duplexes, triplexes and fourplexes qualify on the combined rent of all units, with the same DSCR basics as a single-family rental. Springfield also has some brick apartment buildings with five to eight units; those are still residential DSCR loans, though maximum LTV varies by program. Our triplex and Springfield 5-8 unit pages cover those details.

Common questions

Do DSCR loans work on Springfield three-families?

Yes. The loan qualifies on the combined rent of all three legal units compared with the full monthly payment. Many Springfield three-families clear the 1.0x minimum.

Do I need W-2s or tax returns?

No. The loan qualifies on the property's rent, and you can close in an LLC.

How does the Massachusetts lead law affect my loan?

The lender looks at rent and value, but the law affects your costs and your tenants. If a child under six lives in a pre-1978 unit, it must be deleaded or brought under interim control.

Can I buy in Chicopee, Holyoke or West Springfield?

Yes. We finance 1-8 unit rentals across the Springfield area and the rest of Massachusetts.

Who handles the closing in Massachusetts?

Usually a closing attorney. Our team works with the attorney to prepare documents and fund the loan.

What is the minimum loan amount?

$150,000. Most Springfield two- and three-families exceed that at normal leverage.

Can I finance a short-term rental in Springfield?

On some programs, using projected revenue, if local rules allow it. Massachusetts requires short-term rentals to register with the state and collect room occupancy excise. Most Springfield rentals are financed on long-term leases.

Do you finance homes I will live in?

No. LendingStreet makes business-purpose loans on non-owner-occupied investment property.
