Wichita is one of the few large metros where a rental can still pay for itself at a normal down payment. Prices are modest, rents are steady thanks to aviation manufacturing, McConnell Air Force Base, two major hospital systems and Wichita State, and the ratio often works on the first try. The bigger question in Wichita is often whether the loan is large enough to finance at all.
In short: LendingStreet finances Wichita rentals with DSCR loans that qualify on the property's rent, not your W-2s or tax returns. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, the standard minimum DSCR is 1.0x and the minimum credit score is 620. Because many Wichita single-family homes sell for less than it takes to reach a $150,000 loan, our loans here most often finance duplexes and small multi-unit buildings, newer suburban homes, or several properties at once.
At 80% LTV, a $150,000 loan means a purchase price of about $187,500 or more. A lot of Wichita rental houses, especially in South Wichita, Planeview, Hilltop and parts of north Wichita, sell below that. On those properties a single DSCR loan may simply be too small.
There are several ways investors handle this. Some buy a duplex, triplex or fourplex, where two to four rents support a larger price. Some buy newer homes in Derby, Andover, Maize or Goddard where prices are higher. And some combine five or more lower-priced houses into a blanket portfolio loan, where the total balance clears the minimum easily and each home does not have to stand alone.
This example is illustrative and not a quote. The table compares three rentals at 80% LTV. Property taxes use Kansas's 11.5% assessment ratio for residential property and an assumed local mill levy; insurance reflects a landlord policy with a hail deductible.
The South Wichita house produces a loan of $132,000, below the $150,000 minimum, so it would not work as a single loan. The Riverside-area duplex produces a loan of $192,000 and a DSCR of about 1.10x. The Derby house produces a loan of $228,000 and a DSCR of about 0.98x, just under 1.0x, so a slightly larger down payment or a modestly higher rent would bring it over the standard minimum.

Close to downtown, Riverside, Delano, Midtown and the blocks around Old Town have early 1900s houses, brick fourplexes and some loft conversions. College Hill and Crown Heights are older, higher-priced neighborhoods where rentals are scattered among owner-occupied homes. Around Wichita State, the Fairmount area and blocks near 17th and Hillside lease to students and university staff.
East Wichita and the suburbs of Bel Aire, Andover and Derby have 1980s to 2020s subdivisions that lease to families, base personnel from McConnell and aviation employees. Haysville, Park City, Valley Center and Goddard round out the market with lower prices and smaller tenant pools.
In Kansas, residential property is assessed at 11.5% of its appraised value, and that assessed value is multiplied by the mill levy for the property's taxing district. The levy depends on the combination of city, county, school district and other units, so a house in USD 259 Wichita, Derby USD 260, Andover USD 385 or Maize USD 266 can carry a different tax bill at the same value.
The Sedgwick County Appraiser revalues property every year and mails notices of value in the spring, with a short window to appeal. Use the current appraised value and the full levy, not an old bill, when you run the ratio. Newer subdivisions can also carry special assessments for streets, water and sewer, which show up on the tax bill and count in the payment.
South-central Kansas sees regular hail and severe wind, and many policies carry a separate percentage deductible for wind and hail. The premium is only part of the story. Ask about the deductible, the roof's age and material, and whether the policy pays actual cash value or replacement cost on the roof.
Much of Wichita is protected by the Wichita-Valley Center Flood Control Project, often called the Big Ditch, but some properties along the Arkansas and Little Arkansas rivers and local creeks are still in mapped flood zones. Check the flood map before you buy.
Most Wichita rentals lease on 12-month terms. Military households from McConnell can create steady demand on the east side and in Derby, though they may move on orders, and leases often include military clauses. Aviation hiring cycles affect demand across the metro, so check how long similar rentals sit vacant before you set your rent assumption.
Kansas law does not allow cities to impose rent control, and landlords follow the Kansas Residential Landlord and Tenant Act. Ask the city whether any local registration or inspection rules apply to your property type before closing.
Wichita has some short-term rental demand from aviation contractors, hospital visitors and events at Wichita State and downtown venues. Mid-term furnished rentals for traveling nurses and contractors are common. Our STR program can qualify on projected revenue on some programs where the use is allowed. Check the city's current zoning and licensing rules and any HOA restrictions first.
