DSCR Loans for Worcester Three-Deckers and 1-8 Unit Rentals

Worcester is a three-decker city. Thousands of stacked wood-frame buildings line its hills, and for a rental investor that means one purchase can bring three separate rents to the qualifying math.

In short: LendingStreet finances Worcester rentals with DSCR loans that qualify on the property's rent instead of your W-2s or tax returns. Loans start at $150,000 with no stated maximum, purchases go up to 80% LTV, the standard minimum DSCR is 1.0x and the minimum credit score is 620. On a three-decker, the ratio uses the combined rent of all three units, so the building's income, not your personal income, decides the loan size.

Why the three-decker drives Worcester rental lending

Most of Worcester's rental stock was built for factory workers in the late 1800s and early 1900s, and the three-decker became the signature building: one apartment per floor, front and rear porches, a shared basement and often separate utility meters. Main South, Vernon Hill, Grafton Hill, Bell Hill, Piedmont and the Canal District all have streets lined with them.

For DSCR purposes, a three-decker is a 3-unit residential property. The lender adds up the leases or market rents for all three apartments and compares that to the full monthly payment. Two-families are common too, and the bigger brick blocks near downtown and Elm Park can run 5 to 8 units, which still counts as residential lending (see our Worcester 5-8 unit page).

Neighborhoods investors look at

Each part of the city rents to a different tenant. Knowing who rents there helps you set a realistic rent figure, which is the single biggest input in the ratio.

What the ratio looks at on a Worcester rental

DSCR is rent divided by the full monthly payment: principal and interest, property taxes, insurance and any HOA or association dues. At 1.0x the rent covers the payment exactly. LendingStreet's standard minimum is 1.0x, and sub-1.0 programs exist for properties that fall a little short.

Worcester taxes residential property at a different rate than commercial property, so use the residential rate and the current assessment from the city assessor rather than a guess. Reassessments can move the bill year to year, so budget on the most recent figure.

Worked example: a Grafton Hill three-decker purchase

This example is illustrative and not a quote. An investor buys a three-decker on Grafton Hill for $615,000 through an LLC. The three units lease for $1,800, $1,750 and $1,700, for $5,250 a month in combined rent.

At 80% LTV the loan is $492,000. Estimated principal and interest on a 30-year term is about $3,356. Budgeting $640 a month for taxes and $310 for insurance, the full payment is about $4,306 and the DSCR is about 1.22x, comfortably above the 1.0x minimum.

At 75% LTV the payment would drop to about $4,097, which shows how much room the building has before rent becomes the constraint.

Massachusetts rules that land on rental buyers

The Massachusetts Lead Law requires deleading or interim control when a child under six lives in a pre-1978 rental, and nearly every three-decker predates 1978. Ask the seller for any letter of compliance, and if there is none, budget for inspection and abatement before you lease to families.

At sale, Massachusetts requires a smoke and carbon monoxide compliance certificate from the local fire department, so schedule the inspection early. The seller typically pays the state deed excise. Security deposits are tightly regulated in Massachusetts, with separate account and receipt rules, so set up your leases correctly from day one. Confirm the details with a Massachusetts attorney.

Refinancing an existing Worcester rental

DSCR loans also refinance. Rate-and-term goes up to 80% LTV on some programs and cash-out goes up to 75% LTV, with seasoning that varies by program. Investors who bought three-deckers years ago and raised rents often have more equity than they realize.

We have separate Worcester pages for cash-out refinancing and for rate-and-term refinancing out of hard money or bridge debt.

Suburbs and the wider Worcester County market

Beyond the city line, Shrewsbury, Auburn, Millbury, Leicester, Holden and Grafton add single-families and two-families with a commuter tilt, since Worcester sits on the Framingham/Worcester commuter rail line and the Mass Pike. Homes on septic need a Title 5 inspection at sale, which can change your budget before closing.

The same DSCR basics apply anywhere in the county. The difference is the tenant: suburban rentals often lease longer, while city units near the colleges turn over each summer.

Heat, utilities and the expense side of a three-decker

The DSCR formula only counts principal, interest, taxes, insurance and association dues, but your real cash flow depends on more. Many Worcester three-deckers still run on one shared boiler, which means the owner pays the heating bill all winter. Buildings with separate heating systems and separate electric meters push those costs to tenants and usually rent more easily.

Water and sewer are typically billed to the owner in Worcester, and on a three-family that bill adds up. Snow removal, common-area lighting and porch upkeep are other owner costs. None of these lower the ratio on paper, but they decide whether the building actually puts money in your pocket, so price them before you make an offer.

Common questions

Can I buy a Worcester three-decker with a DSCR loan?

Yes. A three-decker is a 3-unit residential property, and the loan qualifies on the combined rent of all three apartments rather than your personal income.

What credit score do I need?

The minimum is 620. Stronger credit can help with leverage and terms, which vary by program.

Do vacant units hurt my application?

Not necessarily. On a purchase, the appraiser can estimate market rent for each unit. On a refinance, signed leases make the file stronger.

Does the lead law affect financing?

It affects your costs more than the loan itself. Budget for deleading on pre-1978 units, since you need compliance before renting to a family with a child under six.

Can I close in an LLC?

Yes. LLC borrowers are standard on DSCR loans, and you sign for the loan personally.

Do student rentals near Clark or WPI work?

They can, as long as the leases support the rent figure. Annual turnover is normal near the colleges; budget for summer vacancy.

Can I live in one unit of the three-decker?

No. Our investor loans are business-purpose loans on non-owner-occupied property, so every unit must be rented.
