Metro Atlanta is one of the busiest single-family rental markets in the country, and a large share of it was bought with short-term money. A rate-and-term DSCR refinance is how many of those investors lock in a long-term hold.
In short: LendingStreet refinances metro Atlanta rentals out of hard money, bridge and existing loans with 30-year DSCR loans that qualify on the property's rent. Loans start at $150,000, rate-and-term reaches 80% LTV on some programs and the standard minimum DSCR is 1.0x. In Georgia, plan for an attorney closing, the state's intangible recording tax on the new security deed and a county tax bill without any homestead exemption.
Inside the city, investors renovate bungalows and ranches in Kirkwood, East Atlanta, Grant Park, West End, Adair Park and Lakewood Heights, often near the BeltLine. South and east of the city, Decatur, Stone Mountain, Lithonia, Riverdale, Jonesboro and McDonough offer newer ranches and two-story homes at lower prices.
To the north and west, Smyrna, Marietta, Austell and parts of Gwinnett County draw families who want suburban schools. Rents across the metro have held up with job growth at the airport, logistics hubs and the healthcare and film industries.
| Area | Typical rental stock | What to check before you refinance |
|---|---|---|
| Kirkwood, Grant Park, West End | Bungalows and renovated older homes | Rent comps for renovated homes, city taxes |
| South DeKalb, Clayton, Henry | Ranches and newer two-story homes | HOA leasing caps in newer subdivisions |
| Smyrna, Marietta, Austell | Suburban single-family, some townhomes | Cobb County taxes and HOA rules |
| Gwinnett suburbs | Newer single-family with HOAs | HOA rental restrictions, insurance |
The usual sequence is simple: finish the work, get a tenant in place, order the appraisal and pay off the short-term lender with a long-term DSCR loan. Underwriting looks at the lease, the appraised value and the full monthly payment including taxes and insurance, with 1.0x as the standard minimum ratio.
Many Atlanta subdivisions built after 2000 have HOAs that cap the number of rentals or require a minimum lease term. Confirm that your home is approved as a rental under the covenants before the refinance, because underwriting will ask about it.
This example is illustrative and not a quote. An investor used a hard money loan to buy and update a four-bedroom ranch in South DeKalb. The home is leased for $2,250 a month and appraises at $310,000. The payoff is $215,000.
The new loan of $223,000 covers the $215,000 payoff plus $8,000 in closing costs, about 72% of the $310,000 value. Estimated principal and interest on a 30-year term is about $1,540. With taxes of $330 and insurance of $150 a month, the full payment is about $2,020 and DSCR is about 1.11x on $2,250 of rent.
Closing costs here include the Georgia intangible recording tax, so ask the closing attorney for the full figure early.
Underwriting divides the rent by the full monthly payment, including taxes and insurance, to get the ratio. Use your actual tax bill and a current insurance quote, not estimates from the listing, so the figure you see is close to the one the underwriter sees.
| Item | Before: hard money note | After: DSCR rate-and-term |
|---|---|---|
| Loan balance | $215,000 | $223,000 |
| Monthly principal and interest | $2,060 (interest only) | $1,540 |
| Taxes, insurance | $480 | $480 |
| Total monthly payment | $2,540 | $2,020 |
| DSCR at $2,250 rent | About 0.89x | About 1.11x |
| Term | Short-term, due soon | 30 years |
Georgia taxes property on a 40% assessment ratio, and each county reassesses annually. Homestead exemptions apply only to a primary residence, so a home bought from an owner-occupant usually sees a higher bill once the exemption comes off. DeKalb, Fulton and Cobb also have city and school taxes that differ by address.
Georgia charges an intangible recording tax on security deeds for long-term notes, based on the loan amount. How it applies on a refinance depends on the structure, so ask your closing attorney to include it in the settlement estimate.
Georgia real estate closings are handled by attorneys, who coordinate title, the payoff to your hard money lender and recording. Get the payoff letter early, since short-term lenders often charge per-diem interest and extension fees.
The City of Atlanta requires short-term rentals to be licensed and limits how many a host can operate, and many suburban HOAs ban rentals shorter than 30 days. Most Atlanta refinances use 12-month leases.
Atlanta's older intown neighborhoods have scattered duplexes and small apartment buildings, and Decatur and Kirkwood have some fourplexes. These qualify on combined rent. Investors who own five or more single-family homes across the metro can also look at a blanket portfolio loan with one closing and one payment.
Built-to-rent communities in Henry, Clayton and Gwinnett counties also compete for the same tenants, so newer renovated homes with updated kitchens and systems tend to lease fastest and support the strongest appraisals.
Many investors start by asking for cash-out and end up with rate-and-term once they see the payment. A smaller balance means a higher DSCR, which can open more programs. Cash-out tops out at 75% LTV and its seasoning varies by program, while rate-and-term can reach 80% LTV on some programs.
Atlanta investors who bought in 2020 to 2022 often have equity, but the larger balance from cash-out raises the payment, and higher tax bills already squeeze the ratio. Rate-and-term is often the steadier choice.
Have these ready when you request a quote. A complete package gets a faster answer.
