Charlotte DSCR Rate-and-Term Refinance for Rental Investors

Charlotte's growth has turned former starter-home neighborhoods into some of the busiest investor markets in the Southeast. Renovated rentals here usually start on short-term debt, and the refinance is where the hold begins.

In short: LendingStreet refinances Charlotte-area rentals out of hard money, bridge and existing loans with 30-year DSCR loans that qualify on the property's rent. Loans start at $150,000, rate-and-term reaches 80% LTV on some programs and the standard minimum DSCR is 1.0x. Mecklenburg County's most recent revaluation raised many values, which can help the appraisal but also shows up on the tax line.

Charlotte submarkets for rentals

East Charlotte, Enderly Park, Camp Greene, Wesley Heights and the areas around NoDa and Plaza Midwood have older ranches and bungalows that investors renovate. University City has rentals near UNC Charlotte and its research park.

In the suburbs, Concord and Kannapolis in Cabarrus County, Gastonia in Gaston County, Matthews, Mint Hill and Monroe offer newer homes, and Rock Hill and Fort Mill in York County, South Carolina, are part of the same market. Banking, healthcare and logistics jobs keep demand steady.

Institutional buyers own large numbers of single-family rentals in the Charlotte area, especially in newer subdivisions. Smaller investors often compete by renovating older homes in established neighborhoods where institutional buyers are less active.

From short-term note to 30-year loan in Charlotte

The usual sequence is simple: finish the work, get a tenant in place, order the appraisal and pay off the short-term lender with a long-term DSCR loan. Underwriting looks at the lease, the appraised value and the full monthly payment including taxes and insurance, with 1.0x as the standard minimum ratio.

Charlotte has many newer subdivisions where HOAs limit rentals or require minimum lease terms. If the home is in an HOA, confirm it is approved as a rental before applying.

Worked example: an east Charlotte ranch leaving a bridge loan

This example is illustrative and not a quote. An investor bought and updated a three-bedroom ranch in east Charlotte with a bridge loan. It leases for $2,150 a month and appraises at $340,000. The bridge balance is $238,000.

The new loan of $246,000 covers the $238,000 payoff plus $8,000 in closing costs, about 72% of the $340,000 value. Estimated principal and interest on a 30-year term is about $1,699. With taxes of $230 and insurance of $130 a month, the full payment is about $2,059 and DSCR is about 1.04x on $2,150 of rent.

Mecklenburg's tax rate is moderate, which leaves more of the rent for principal and interest.

Underwriting divides the rent by the full monthly payment, including taxes and insurance, to get the ratio. Use your actual tax bill and a current insurance quote, not estimates from the listing, so the figure you see is close to the one the underwriter sees.

Mecklenburg revaluation and North Carolina taxes

Mecklenburg County's 2023 revaluation raised assessed values sharply across much of the county, and the county now revalues on a multi-year cycle. Tax bills combine county and city rates, so a home in Charlotte pays more than an otherwise similar home in an unincorporated area.

Union, Cabarrus and Gaston counties set their own schedules and rates. North Carolina's excise tax applies to deed transfers, not refinances.

Because the revaluation raised values and the county adjusted rates afterward, many bills changed less than values did. Use the actual bill rather than applying an old rate to the new value.

HOAs, insurance and rentals in Charlotte

Large numbers of Charlotte-area homes sit in HOA communities, some with rental caps or bans on leases under a year. Insurance in the region is moderate, though hail and wind from storms can raise premiums.

Most Charlotte refinances use long-term leases. If you plan to rent short term, check city zoning and your HOA first.

Duplexes and small buildings in Charlotte

Charlotte allows duplexes and triplexes on many lots under its newer zoning ordinance, and investors are adding units in older neighborhoods. Combined rent from two or three units can carry the loan better than one house. Investors with five or more homes can also consider a blanket portfolio loan.

Older neighborhoods like Plaza Midwood and Wesley Heights also have scattered fourplexes and small apartment buildings from the mid-twentieth century that investors renovate and refinance on combined rent.

When Charlotte investors pick rate-and-term over cash-out

Many investors start by asking for cash-out and end up with rate-and-term once they see the payment. A smaller balance means a higher DSCR, which can open more programs. Cash-out tops out at 75% LTV and its seasoning varies by program, while rate-and-term can reach 80% LTV on some programs.

Charlotte investors who bought before the revaluation may have equity, but cash-out raises the balance. If the aim is just to retire the bridge note, rate-and-term keeps the payment down.

Common questions

Did the Mecklenburg revaluation affect my rental?

Likely. The 2023 revaluation raised values widely, which can raise taxes. Use the current bill in your numbers.

Can I refinance a home in an HOA with a rental cap?

Yes, if your home is approved as a rental. Bring the HOA documents.

Do you refinance in Rock Hill and Fort Mill?

Yes. South Carolina rentals are assessed at a 6% assessment ratio, so check the tax bill.

Can I refinance a new duplex?

Yes, once it is leased. A duplex qualifies on the combined rent of both units.

Is a 30-year term available?

Yes. 30-year terms are available on our DSCR programs, which is what lowers the monthly payment compared with an interest-only short-term note.

How soon after buying can I refinance out of hard money?

Seasoning rules vary by program and can differ between rate-and-term and cash-out refinances. Share your purchase date, rehab costs and payoff, and we will tell you which programs fit your timeline.

Do I need W-2s or tax returns for a DSCR refinance?

No. The loan qualifies on the property's rent compared with the full monthly payment. We still review credit, reserves and the property itself.

Can the refinance close in my LLC?

Yes. LLC borrowers are standard on our DSCR programs. Members typically sign for the loan personally, and we review the operating agreement and EIN letter.
