DSCR Rate-and-Term Refinance for Chattanooga Rentals

The most common Chattanooga refinance we see is not about pulling cash. It is an investor who finished a rehab with short-term money and now wants a long-term payment that the rent can carry comfortably.

In short: LendingStreet refinances Chattanooga-area rentals of 1 to 8 units into DSCR loans that pay off hard money, bridge loans or an existing mortgage, qualified on the property's rent rather than personal income. Rate-and-term refinances go up to 80% LTV on some programs, 30-year terms are available, the standard minimum DSCR is 1.0x and the minimum credit score is 620. The goal is a lower payment, a fixed long-term structure, or both.

What rate-and-term means

A rate-and-term refinance replaces your current loan with a new one without taking meaningful cash out. The new loan covers the payoff and closing costs. Because you are not pulling equity, leverage limits are often higher than on a cash-out, up to 80% LTV on some programs, and seasoning rules can be simpler.

The new loan amortizes over a long term, so each payment reduces principal instead of only covering interest, and a fixed long-term payment makes it easier to plan around Hamilton County tax bills and insurance renewals. In Chattanooga, investors use it in three main situations: retiring a hard money or flip loan after a rehab, replacing a bridge loan once units are leased, and swapping an adjustable or balloon loan for a 30-year term.

Leaving hard money behind

Short-term rehab loans are built to be paid off. Once a Highland Park bungalow or an East Lake duplex is finished and rented, carrying it on an interest-only short-term loan usually costs more each month than a long-term DSCR loan, and the maturity date is always approaching. Refinancing early in the hold gives you room if the appraisal or a tenant takes longer than planned.

Have the finished photos, the signed lease and your rehab scope ready. Those help the appraiser see what changed since you bought.

Worked example: retiring a St. Elmo rehab loan

This example is illustrative and not a quote. An investor finished renovating a St. Elmo house and owes $232,000 on a short-term rehab loan with an estimated interest-only payment of about $2,223 a month. The house now leases for $2,150 and appraises at $330,000. Taxes are $275 a month and insurance $130.

A new DSCR loan of $238,000 covers the payoff and about $6,000 in closing costs, about 72% of value. Estimated principal and interest on a 30-year term is about $1,644, for a total payment of about $2,049 and a DSCR of about 1.05x. Compared with the old payment of about $2,628 including taxes and insurance, the monthly cost drops by about $580, and the loan no longer has a near-term maturity.

Appraisal and rent in Chattanooga

The appraiser sets the value from nearby sales and completes a rent schedule from comparable rentals. In neighborhoods where renovated homes are still a minority, the appraiser may have fewer close comparables, so share any recent sales of renovated homes you know about. For rent, a signed lease at market levels is the strongest support.

If the appraisal comes in below what you hoped, a rate-and-term refinance can still work as long as the payoff stays within the program's LTV limit. Bringing a small amount of cash to closing is another option.

Seasoning and timing

Rate-and-term refinances are often more flexible on seasoning than cash-out, but programs still look at how long you have owned the property, especially if the loan amount is based on a value well above your purchase price. Our seasoning guide covers the common rules. Start the refinance well before your short-term loan matures, since extensions can carry fees.

A practical rule: order the refinance once the work is complete, the certificate or final inspection is done if one was required, and the first tenant has signed. In Chattanooga, appraisals and title work can take a few weeks, so building in a cushion of 45 to 60 days before maturity avoids a rushed extension.

Closing costs you will see

Expect an appraisal, title insurance, recording fees and Tennessee's mortgage recording tax, which is calculated on the new loan amount. Property taxes are handled through escrow on most DSCR loans, and Hamilton County and city tax bills are paid in arrears, so your closing statement may include a reserve deposit.

Refinancing several properties

Investors who have stabilized several Chattanooga rentals sometimes combine them. A blanket portfolio loan can refinance five or more properties under one loan and one payment, qualified on combined cash flow, with release provisions if you later sell one. For single properties, a separate DSCR loan on each is usually simpler.

If you also want to pull some equity from one property while simply refinancing another, those are usually handled as separate loans with their own limits. Our Chattanooga cash-out page explains how the cash-out version works.

Starting your Chattanooga refinance

Our investor loans are business-purpose loans on non-owner-occupied property. Send the address, your payoff statement, the lease and your estimated value through the form below or call (877) 298-1001. The team will check the payoff against value and rent and tell you what term and leverage fit. For statewide context, see the Tennessee rate-and-term refinance page.

Common questions

Can I refinance a hard money loan on a Chattanooga rental into a DSCR loan?

Yes. Once the property is finished and leased or ready to lease, a DSCR loan can pay off the hard money loan and qualify on the rent.

What LTV is allowed on a rate-and-term refinance?

Up to 80% LTV on some programs. Max LTV can be lower on 5-8 unit properties and larger balances and varies by program.

How is rate-and-term different from cash-out?

Rate-and-term pays off your existing loan and closing costs without taking meaningful cash out. Cash-out goes up to 75% LTV and gives you the difference.

Will I pay Tennessee mortgage tax again?

Yes. The mortgage recording tax applies to the new recorded loan, based on its amount.

Do I need to wait a certain time after buying?

Seasoning varies by program. Rate-and-term is often more flexible than cash-out, but programs still look at ownership time when the value has risen sharply.

What if my rent does not quite cover the new payment?

You can bring cash to lower the loan, or ask about a sub-1.0 DSCR program where available.

Can I refinance a bridge loan after leasing a duplex?

Yes. Leasing both units and refinancing on combined rent is a common bridge exit in Chattanooga.

Do you refinance properties in Signal Mountain or Ooltewah?

Yes. We lend on investment property across Hamilton County, including Signal Mountain, Ooltewah, Hixson and the surrounding towns.
