Dallas DSCR Rate-and-Term Refinance for Rental Investors

Dallas-area investors renovate a steady stream of 1950s and 1960s ranches with short-term money. When the work is done, the refinance has to absorb a Texas tax bill, a hail-season insurance quote and, inside the city, a rental registration requirement.

In short: LendingStreet refinances Dallas-area rentals out of hard money, bridge and existing loans with 30-year DSCR loans that qualify on the property's rent. Loans start at $150,000, rate-and-term reaches 80% LTV on some programs and the standard minimum DSCR is 1.0x. In DFW the files that pass most easily are the ones built on a realistic, no-homestead tax figure and a current insurance quote, not the seller's numbers.

Where DFW investors renovate and refinance

Inside Dallas, Oak Cliff, Pleasant Grove, Lake Highlands, Casa View and parts of East Dallas have mid-century ranches and bungalows that investors buy, update and lease to families. Prices are lower south of Interstate 30, while renovated homes near Bishop Arts and White Rock Lake command higher rents.

In the inner suburbs, Garland, Mesquite, Irving, Grand Prairie, Arlington, DeSoto, Lancaster and Duncanville have large stocks of brick ranches. Rental demand comes from distribution centers, corporate campuses, hospitals and the airport, and new single-family construction to the north adds competition from build-to-rent communities.

Paying off hard money or bridge debt in Dallas

A rate-and-term refinance replaces the short-term note with a 30-year DSCR loan sized to pay off the existing balance and closing costs. The new loan qualifies on the property's rent, not your W-2s or tax returns, and the standard minimum DSCR is 1.0x. On some programs rate-and-term goes up to 80% LTV.

Short-term lenders in DFW commonly charge extension fees once a note passes its maturity, so order the appraisal as soon as the tenant signs. Underwriting will use the lease, the appraised value and the full tax bill, so pull the appraisal district record showing every taxing unit before you apply.

Worked example: a Garland ranch right at the 1.0x line

This example is illustrative and not a quote. An investor renovated a three-bedroom brick ranch in Garland with a hard money loan. It leases for $2,375 a month and appraises at $320,000. The payoff is $220,000.

The new loan of $228,000 covers the $220,000 payoff plus $8,000 in closing costs, about 71% of the $320,000 value. Estimated principal and interest on a 30-year term is about $1,575. With taxes of $590 and insurance of $190 a month, the full payment is about $2,355 and DSCR is about 1.01x on $2,375 of rent.

A ratio this close to the minimum leaves no room for a surprise tax increase, so a successful value protest or a slightly smaller loan would add a cushion.

What changes most is the structure: the balloon or maturity date goes away, the payment includes principal so the balance falls each month, and taxes and insurance are counted up front. Run your own numbers with the DSCR calculator before you apply.

Appraisal districts, protests and the no-homestead bill

Texas funds schools and local government largely through property taxes, and a Dallas-area rental can be taxed by the county, city, school district, community college district and hospital district. Investors do not receive homestead exemptions or the homestead appraisal cap, so the bill after an investor purchase is often well above what the seller paid.

The Dallas Central Appraisal District, Tarrant Appraisal District, Collin Central Appraisal District and Denton Central Appraisal District mail value notices each spring, and owners can protest. A lower value helps future ratios, but the refinance is sized on the current bill. Texas has no mortgage recording tax, which keeps refinance closing costs moderate.

Dallas rental registration, hail and flood

The City of Dallas requires single-family and duplex rentals that are not owner-occupied to be registered with the city, and registered properties can be inspected. Several suburbs, including Garland and Mesquite, run their own rental registration or inspection programs. Keep the registration current before you refinance.

North Texas is hail country, and many insurers use percentage-based wind and hail deductibles. A new roof installed during the renovation can help the premium. Homes near White Rock Creek, the Trinity River and smaller creeks may be in mapped flood zones.

Duplexes and fourplexes across DFW

Duplexes in East Dallas, Oak Cliff and Arlington, and fourplexes near the University of Texas at Arlington, qualify on combined rent and often show a stronger ratio than a single-family home at the same price. If you own five or more DFW rentals, a blanket portfolio loan can refinance them under one loan and one payment.

Choosing between rate-and-term and cash-out in Dallas

The choice comes down to the goal. If you want to replace a short-term note or an expensive loan and keep the balance about where it is, use rate-and-term. If you want equity out to fund the next purchase, cash-out reaches 75% LTV, with seasoning that varies by program.

With Texas taxes already pressing on the ratio, most DFW investors coming off hard money choose rate-and-term. Cash-out is up to 75% LTV, but the larger balance often pushes the ratio below 1.0x.

Common questions

Does Dallas require rental registration?

Yes. The city requires non-owner-occupied single-family and duplex rentals to be registered, and some suburbs have their own programs.

Should I protest my DFW appraisal before refinancing?

A protest can lower future taxes, but the refinance is sized on the current bill. Protest on the normal schedule and budget conservatively.

How does hail affect my refinance?

Through insurance. Roof age and the wind and hail deductible drive the premium, which counts in the payment.

Do you refinance in Arlington and Grand Prairie?

Yes. We refinance 1-8 unit rentals across Dallas, Collin, Denton, Tarrant and Rockwall counties.

What credit score do I need?

The minimum credit score is 620. Stronger credit and lower leverage can open more program options.

What if the rent does not quite cover the new payment?

You have choices. You can bring cash to lower the balance, or look at sub-1.0 DSCR programs that accept a ratio below the 1.0x standard minimum.

How much can I borrow on a rate-and-term refinance?

Up to 80% LTV on some programs. Max LTV can be lower on 5-8 unit properties and larger balances, so it varies by program.

Do you refinance a home I live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property, so the home must be a rental, not your residence.
