In Fort Myers and Cape Coral, the refinance question is rarely about rent. It is about insurance. A DSCR rate-and-term refinance can replace a bridge or construction loan on a leased Lee County rental, but the wind and flood quotes decide whether the ratio works.
In short: A DSCR rate-and-term refinance from LendingStreet pays off the existing loan on a leased Fort Myers rental and sets a long-term payment sized on the rent. Expect a $150,000 minimum loan, up to 80% LTV on some programs, a 1.0x standard minimum DSCR and a 620 credit floor, with no W-2s or tax returns. Since Hurricane Ian in 2022, Lee County investors have bought damaged homes, rebuilt them, and leased them, often financed with bridge money.
Since Hurricane Ian in 2022, Lee County investors have bought damaged homes, rebuilt them, and leased them, often financed with bridge money. Others bought new construction in Lehigh Acres and Cape Coral. Once the property is stabilized, a rate-and-term refinance replaces the short-term loan with a long-term payment based on the lease.
The goal is not cash. It is replacing interest-only, short-term debt with a 30-year amortizing loan available on most programs, so the property carries itself and the next maturity date disappears.
Investors buy in Lehigh Acres, Cape Coral, North Fort Myers, south Fort Myers along the US 41 corridor, Gateway, Estero, San Carlos Park and Bonita Springs. Fort Myers Beach and Sanibel are rebuilding and are mostly seasonal and vacation markets. Florida Gulf Coast University adds student demand near Estero.
Most rentals are concrete block ranch homes, many built after 2000, plus canal homes in Cape Coral and condos and villas in 55-plus and golf communities. Roof age, window protection and elevation drive insurance more than any other features.
Fort Myers appraisals look closely at post-storm condition. Appraisers will note any unrepaired damage, and lenders will want permits closed. In Lehigh Acres and Cape Coral, plenty of newer comparable sales and rentals exist, so value and rent are usually well supported. Canal access, elevation and roof age all affect value and rent.
The two refinances look similar on paper but solve different problems. Rate-and-term ends the existing debt; cash-out turns equity into money for the next property.
Seasoning rules decide how soon after purchase you can refinance and whether the new loan is based on the appraised value or your cost basis. They vary by program, so confirm them before you order the appraisal.
| Item | Rate-and-term | Cash-out |
|---|---|---|
| Purpose | Pay off existing debt and closing costs | Pull equity out as cash |
| Max LTV | Up to 80% on some programs | Up to 75% |
| Cash to you | Little or none | Equity above the payoff |
| Seasoning | Varies by program | Varies by program; often longer |
| Best fit | Ending hard money or bridge debt | Funding the next purchase |
This example is illustrative and not a quote. An investor owns a 2019 concrete block three-bedroom in Lehigh Acres, appraised at $315,000, with a $205,000 balance on a short-term loan. Rent is $2,300 a month. The new loan pays off the existing balance and rolls in about $7,500 of closing costs, for a loan of $212,500, or about 67% of value.
On 30-year amortization, estimated principal and interest is about $1,450 a month. Adding taxes of about $390 and insurance of about $310 brings the total to about $2,150, so the DSCR is about 1.07x against the 1.0x standard minimum. Insurance alone is nearly as large as the taxes here. A wind mitigation report with roof straps and impact windows can lower that line and lift the ratio.
| Item | Amount |
|---|---|
| Appraised value | $315,000 |
| Existing loan payoff | $205,000 |
| Closing costs rolled in | $7,500 |
| New loan amount | $212,500 (about 67% LTV) |
| Estimated principal and interest | $1,450 |
| Taxes, insurance and HOA | $700 |
| Total monthly payment | $2,150 |
| Monthly rent | $2,300 |
| DSCR | About 1.07x |
Florida's non-homestead assessment cap limits annual increases in assessed value on rentals to 10%, but the assessment resets to market value after a sale. Lee County bills can also include non-ad valorem assessments, such as Cape Coral's utility and fire assessments, which count in the payment.
Florida charges documentary stamp tax on the new note and intangible tax on the new mortgage, so a refinance with a new lender usually pays both. They are often rolled into the loan; ask your title company for the figures.
Wind coverage, flood insurance and roof age are the deciding items. Homes in coastal flood zones often need flood policies, and the FEMA 50% rule can limit rebuilding of older homes that took heavy damage. Get the wind mitigation report and a roof and systems inspection before you apply.
Florida limits local bans on vacation rentals, but Lee County, Cape Coral and Fort Myers still apply registration, safety and tax rules, and many HOAs and condo associations restrict short-term leasing. Confirm association rules before counting on short-term income.
Our investor loans are business-purpose loans on non-owner-occupied property. Expect a credit check, an appraisal with a rent schedule, and a title review.
Order the payoff letter early and ask your current lender about any per-diem interest and release fees. Delays there are the most common reason a refinance closing slips.

Most refinances close in a few weeks once the appraisal and title are in. If your short-term loan matures soon, tell us the date up front so we can plan around it.
Yes, once repairs are done, permits are closed and the property is leased. Keep the final inspections and the insurance declarations ready.
Florida charges documentary stamp tax on the note and intangible tax on the mortgage. Both apply to most refinances with a new lender.
Some programs allow projected short-term income, but the HOA, city rules and insurance must all allow it. Many investors qualify on a long-term lease instead.
It is not always required for the loan, but it can lower your insurance premium. A lower premium raises your DSCR, so it is worth having.
Seasoning rules vary by program. Some allow a refinance soon after purchase if the property is leased.
Up to 80% LTV on some programs, with loans from $150,000 and no stated maximum. The rent must cover the payment at the program minimum, usually 1.0x.
The minimum is 620. Higher scores can improve terms.
The DSCR basics are the same, but max LTV can be lower on 5-8 units and larger balances; it varies by program.
