South Bend's low prices and steady demand around Notre Dame and the hospitals make it a common BRRRR market. A DSCR rate-and-term refinance is the step that turns a renovated house into a long-term hold.
In short: Yes. A DSCR rate-and-term refinance from LendingStreet can pay off a hard money loan, a bridge loan or an existing mortgage on a South Bend-area rental and replace it with a 30-year option qualified on the property's rent. Programs go up to 80% LTV on some rate-and-term loans, start at $150,000 and require a 620 minimum credit score.
The South Bend-Mishawaka area has early 1900s homes in the Near Northwest, Northeast Neighborhood, River Park and Sunnyside, post-war homes across the west and south sides, and newer suburban stock in Mishawaka and Granger. Prices are low enough that many investors buy with hard money and renovate.
The University of Notre Dame, Saint Mary's, Indiana University South Bend, two large hospital systems and a growing manufacturing base keep long-term demand steady. Renovated homes near campus or the hospitals often lease quickly, which shortens the time to refinance.
Here is how the main areas tend to look for a refinance.
| Area | Typical rental stock | Refinance angle |
|---|---|---|
| Northeast Neighborhood, Near Northwest | Early 1900s homes | Rehab, lease and refinance; student and staff tenants |
| River Park, Sunnyside | Older single-family | Steady family rentals; BRRRR candidates |
| West and south sides | Post-war single-family | Lowest prices; rent comps decide the appraisal |
| Mishawaka, Granger | Newer suburban homes | Replace adjustable or bridge loans |
A DSCR rate-and-term loan takes out the debt already on the property, whether that is a hard money note, a bridge loan or an older mortgage, and replaces it with a long-term loan. You do not take equity out as cash, beyond small amounts some programs allow, so leverage can go up to 80% LTV on some programs.
The new loan is underwritten on the property, not your personal income. The lender divides rent by the full monthly payment, principal, interest, taxes, insurance and HOA dues, and looks for 1.0x or better on standard programs.
Indiana caps property tax bills as a share of assessed value: 1% for homesteads, 2% for residential rentals and other residential property, and 3% for most other property. A rental pays at the 2% level, not the homestead level, so do not use the seller's homestead bill when estimating the payment.
Indiana does not charge a mortgage recording tax, so refinance costs are mostly title, recording, appraisal and lender costs.
South Bend has rental safety and registration requirements, and some neighborhoods near campus have zoning limits on how many unrelated people can live in one home. Make sure your occupancy and leases follow city rules.
Student leases near Notre Dame often run on an academic calendar. For a refinance, a signed long-term lease and a market rent that supports the payment are what matter.
Elkhart County, next door, has a large manufacturing base and similar low-cost rental stock. Investors who own on both sides of the county line often refinance several homes at once, and five or more can go under one blanket loan.
St. Joseph County reassesses annually with trending, so a home bought at a low price and renovated may see its assessed value climb. Budget the tax line on the value the appraiser is likely to support, not the old assessment, so the ratio holds up after the next bill.
This example is illustrative and not a quote. An investor owns a Northeast Neighborhood home renovated with a hard money loan. It appraises at $210,000, the payoff on the existing loan is $150,000, and estimated closing costs of $5,000 are rolled into the new loan, for a balance of $155,000, about 73.8% LTV. Rent is $1,850 a month.
Estimated principal and interest on a 30-year loan comes to about $1,057. Adding taxes of $315 and insurance of $105 gives a total payment of about $1,477, for a DSCR of about 1.25x, above the 1.0x standard minimum. Compared with the old loan, the monthly payment drops by about $318, and the balance now amortizes.
Run the numbers backward too. Rent would have to fall to about $1,477 for the ratio to reach 1.0x, and at $1,850 the property could carry roughly $210,000 before hitting 1.0x. That cushion is what lets you choose a balance with confidence.
| Item | Hard money loan (interest-only) | New DSCR loan |
|---|---|---|
| Appraised value | $210,000 | $210,000 |
| Loan balance | $150,000 | $155,000 |
| LTV | 71.4% | 73.8% |
| Principal and interest (or interest-only) | $1,375 | $1,057 |
| Taxes, insurance and HOA | $420 | $420 |
| Total monthly payment | $1,795 | $1,477 |
| DSCR at $1,850 rent | About 1.03x | About 1.25x |
Lenders differ on seasoning. On some programs, a renovated property can be refinanced on its new appraised value fairly soon; on others, the loan is limited to what you paid plus documented improvements until a set period passes.
Plan backward from your maturity date. Give yourself time for an appraisal, a rent analysis, title and insurance, and avoid letting a bridge or hard money note run into extension fees.
A unit that is not yet rented can sometimes be underwritten on market rent from the appraisal, depending on the program. A lease in hand at a supportable rent is still the simplest way to show the ratio.
Gather these before you request a quote.
Our investor loans are business-purpose loans on non-owner-occupied property. We look at the rent, the payoff, the value and the local costs, and show what balance the property supports at the 1.0x standard minimum.
When the refinance is one of several, ask about a blanket portfolio loan. Five or more rentals can share one loan, one closing and portfolio pricing.
