Wilmington DSCR Rate-and-Term Refinance on 1-8 Unit Rentals

Wilmington investors buy older homes downtown and newer homes in the suburbs, renovate with short-term money and then need long-term debt. Hurricane insurance and flood zones are the local items that shape a rate-and-term refinance.

In short: Yes. A DSCR rate-and-term refinance from LendingStreet can pay off a hard money loan, a bridge loan or an existing mortgage on a Wilmington-area rental and replace it with a 30-year option qualified on the property's rent. Programs go up to 80% LTV on some rate-and-term loans, start at $150,000 and require a 620 minimum credit score.

Who refinances in the Cape Fear region

Wilmington has historic homes downtown and in Carolina Heights, mid-century homes in Forest Hills and Sunset Park, newer subdivisions around Monkey Junction and Ogden, and fast-growing suburbs in Leland, Hampstead and Castle Hayne. Wrightsville, Carolina and Kure beaches add vacation homes.

UNCW, healthcare, film production, the port and in-migration support long-term demand. Investors buy and renovate with hard money and refinance once a lease is signed.

What a rate-and-term DSCR loan does

A DSCR rate-and-term loan takes out the debt already on the property, whether that is a hard money note, a bridge loan or an older mortgage, and replaces it with a long-term loan. You do not take equity out as cash, beyond small amounts some programs allow, so leverage can go up to 80% LTV on some programs.

The new loan is underwritten on the property, not your personal income. The lender divides rent by the full monthly payment, principal, interest, taxes, insurance and HOA dues, and looks for 1.0x or better on standard programs.

Hurricane insurance and county taxes

Wilmington's hurricane exposure makes wind and flood coverage the biggest variable. Get a current quote and check the flood zone, especially near the Cape Fear River and the sounds.

New Hanover, Brunswick and Pender counties reappraise on their own schedules. North Carolina does not charge a mortgage recording tax beyond fees; its excise tax applies to deeds.

Short-term rental rules and flood zones

Wilmington's short-term rental rules have changed through court decisions and new ordinances, and beach towns have their own rules. Confirm current rules before relying on nightly income.

Many coastal properties are in mapped flood zones. Flood insurance there counts in the DSCR.

After Hurricane Florence in 2018, many Wilmington-area homes were repaired or elevated. If a property has storm repair history, bring documentation of the work and closed permits. Elevation certificates can also help lower flood insurance premiums on homes in flood zones.

UNCW-area rentals often lease by the academic year. For a refinance, a signed long-term lease and rent supported by the appraiser are what matter, and occupancy must follow city rules on unrelated tenants.

Newer subdivisions in Leland and Monkey Junction usually have HOA dues and covenants, and some limit rentals. Check the covenants and include the dues in the payment before refinancing.

Brunswick County, across the river, has its own tax rate and fast-growing new construction around Leland. Use that county's bill, not New Hanover's, for homes on the west side of the Cape Fear.

A sample Wilmington refinance, line by line

This example is illustrative and not a quote. An investor owns a Monkey Junction-area home renovated with a hard money loan. It appraises at $375,000, the payoff on the existing loan is $268,000, and estimated closing costs of $8,000 are rolled into the new loan, for a balance of $276,000, about 73.6% LTV. Rent is $2,500 a month.

Estimated principal and interest on a 30-year loan comes to about $1,883. Adding taxes of $250 and insurance of $230 gives a total payment of about $2,363, for a DSCR of about 1.06x, above the 1.0x standard minimum. Compared with the old loan, the monthly payment drops by about $577, and the balance now amortizes.

Run the numbers backward too. Rent would have to fall to about $2,363 for the ratio to reach 1.0x, and at $2,500 the property could carry roughly $296,000 before hitting 1.0x. That cushion is what lets you choose a balance with confidence.

How soon you can refinance

Lenders differ on seasoning. On some programs, a renovated property can be refinanced on its new appraised value fairly soon; on others, the loan is limited to what you paid plus documented improvements until a set period passes.

Plan backward from your maturity date. Give yourself time for an appraisal, a rent analysis, title and insurance, and avoid letting a bridge or hard money note run into extension fees.

A unit that is not yet rented can sometimes be underwritten on market rent from the appraisal, depending on the program. A lease in hand at a supportable rent is still the simplest way to show the ratio.

Our investor loans are business-purpose loans on non-owner-occupied property. We look at the rent, the payoff, the value and the local costs, and show what balance the property supports at the 1.0x standard minimum.

When the refinance is one of several, ask about a blanket portfolio loan. Five or more rentals can share one loan, one closing and portfolio pricing.

Common questions

Does hurricane insurance affect my Wilmington refinance?

Yes. Wind and flood premiums are part of the DSCR payment.

Can I refinance a Wrightsville Beach rental on nightly income?

Only if local rules allow it and the program accepts projected short-term income. Most refinances use long-term rent.

Do you refinance rentals in Leland and Hampstead?

Yes. We refinance 1-8 unit rentals across New Hanover, Brunswick and Pender counties when rent and value support the loan.

What credit score do I need?

The minimum is 620. Stronger credit and lower leverage can improve terms.

Do you refinance 5-8 unit buildings?

Yes. DSCR loans cover 1-8 units; maximum LTV can be lower on 5-8 unit properties and varies by program.

Does the appraisal use my lease or market rent?

Usually the lower of the signed lease and the appraiser's market rent, though policies vary by program.

Can I refinance out of a bridge loan before it matures?

Yes. Starting early avoids extension fees and gives time for the appraisal and title work.

Do I have to sign personally?

Many programs ask the owners of the borrowing LLC to sign for the loan personally. Your term sheet will spell it out.
