Capital Region flips run on a calendar most investors elsewhere never think about. Buy in late fall and you are pricing in heat, snow and slower exterior work; finish by spring and you meet the busiest buyer season of the year. The best local flippers plan the whole project around that rhythm.
In short: LendingStreet funds fix and flip loans on 1-8 unit investor properties in Albany, Schenectady, Troy, Saratoga County and the surrounding suburbs from $150,000 to $5M+, with up to 90% of cost and up to 100% of rehab on some programs. Loans are short-term and interest-only, can close in as little as 10 days, and exit by sale or by refinancing into a DSCR rental loan.
The steadiest resale demand is in the suburbs: Colonie, Guilderland, Bethlehem, Niskayuna, Clifton Park and East Greenbush, where dated ranches, split-levels and colonials from the 1950s to the 1980s sell to families once they are updated. School district matters a great deal to these buyers.
In the cities, single-family flips work in pockets such as Albany's Buckingham Pond and Helderberg areas and parts of Schenectady near Union College. Two- and three-family rehabs in Troy and Albany usually sell to investors, so they are judged on rent and condition.
Saratoga County towns such as Clifton Park and Halfmoon have newer housing and higher prices, so flips there tend to be cosmetic updates on 1980s and 1990s colonials rather than full system rehabs. Margins depend more on buying right than on the scope of work.
Even suburban homes here are old enough to need system work. In the cities, the houses can be over a century old. Inspect before you finalize the budget, and keep a contingency.
This example is illustrative and not a quote. An investor buys a dated 1960s split-level in Guilderland for $238,000 and budgets $66,000 for a kitchen, baths, a new furnace, electrical updates and paint. After-repair value is estimated at $378,000, based on recently renovated homes in the same school district.
The loan covers 85% of the purchase ($202,300) plus 100% of rehab, for $268,300, about 88% of the $304,000 total cost. Over a seven-month hold, estimated interest-only payments total about $16,418, and taxes, insurance and utilities, including winter heating, add about $6,720.
With buying costs of about $7,800, including attorney fees and the mortgage recording tax, and selling costs of about $28,350, including commission and the seller's transfer tax, estimated profit is about $14,712.

Exterior work such as roofing, siding, masonry and grading is harder from December through March. Interior work continues, but you will pay to heat a vacant house, and frozen pipes are a real risk in an empty home.
Many Capital Region flippers buy in late summer or fall, do interior work over the winter, and list in spring when families want to move before the next school year. If you buy in spring, aim to be finished before fall.
Budget for snow removal and heating while the house is vacant. A furnace that fails in January in an empty house can mean burst pipes and a much bigger repair bill than planned.
Each city and town has its own building department, so a project in Colonie follows different procedures than one in Albany or Troy. Larger renovations need permits and inspections, and older city properties may face additional review in historic districts.
In the City of Albany, a single-family home converted from a rental or a two-family converted to one unit may have rental permit or zoning questions. Confirm the legal use before you change it.
Ask the building department how long plan review and inspections are running before you set a listing date. Spring is busy for inspectors as well as buyers.
Buyers pay New York's mortgage recording tax on the flip loan, and sellers usually pay the state transfer tax at resale. Both belong in your budget, along with attorney fees on each side, since attorneys handle most upstate closings.
Property taxes are high, and you pay them during the hold. A seven-month project can easily carry several thousand dollars in taxes before you sell.
Some investors finish a house and keep it as a rental, refinancing into a 30-year DSCR loan qualified on rent. Suburban single-family homes lease well to families, and city two-families can carry their own debt at local prices.
Check rental registration rules in the city or town before you lease, and see our Albany DSCR and rate-and-term refinance pages for that path.
A finished suburban home that leases to a family can be a steady long-term rental.
Send the purchase contract, a line-item rehab budget, photos, and your project history. First-time flippers can qualify on some programs, often with lower leverage or an experienced contractor on the job.

Up to 100% of the rehab budget on some programs, with total leverage up to 90% of cost. Rehab money is released in draws after inspections.
In as little as 10 days when title, the valuation and documents are ready. Attorney-driven closings in New York can take longer, so involve your attorney early.
Yes, but plan for heating costs, slower exterior work and frozen-pipe risk. Many investors do interior work in winter and list in spring.
In most cases, yes. New York charges it on most recorded mortgages, so include it in your buying costs.
Most homes in the region were built before 1978. Use lead-safe work practices and certified contractors, and check local lead rules.
Experience helps with leverage and terms. Some programs work with newer investors, especially with an experienced contractor running the work.
