Using a HELOC for an Investment Property Down Payment

You have equity in your home and want to put it to work on a rental. A HELOC can fund the down payment, but there are a few rules and one big cash flow trap to plan for.

In short: Yes, many DSCR programs accept a HELOC on your primary residence as the source of your down payment on an investment property, as long as the draw is documented and the HELOC is secured by a different property than the one you are buying. LendingStreet finances the investment property only; the HELOC itself comes from your own bank or credit union. Because DSCR qualifies on the rental’s income, the HELOC payment usually does not sink the approval, but it does come out of your real monthly cash flow.

Who does what in this structure

There are two separate loans. Your HELOC is a line of credit on your home, arranged with your own bank. We do not finance primary residences or HELOCs.

The rental gets a DSCR loan from us, secured only by the rental. The HELOC draw simply shows up as the cash you bring to closing, the same way savings would.

How underwriters treat HELOC funds

Borrowed down payment money is allowed on many investment programs when it is secured by another asset you own. The key is a clear paper trail.

Programs differ on the details. Some want the HELOC terms disclosed, some limit how much of the deal can be borrowed, and a few do not allow borrowed funds at all. Ask before you draw.

Worked example: the approval vs your wallet

This example is illustrative. You buy a $350,000 rental with 20% down. The DSCR loan is $280,000. You draw $80,000 from a HELOC to cover the $70,000 down payment and $10,000 in closing costs.

Monthly figureAmount
Market rent$2,800
DSCR loan payment at an assumed rate, incl. taxes and insurance$2,410
DSCR (rent ÷ payment)1.16
HELOC interest-only payment on $80,000 at an assumed variable rate$565
Your actual monthly cash flow−$175

Why that negative number matters

The rental qualifies at a 1.16 DSCR, so the loan approves. But the HELOC payment is real money, and after paying it you are $175 short each month before repairs or vacancy.

That does not make the deal wrong. Appreciation, rent growth or a plan to refinance and repay the HELOC can still make it worthwhile. It just means you should go in with your eyes open and a budget for the gap.

Ways to make a HELOC down payment work better

Risks to weigh first

A HELOC puts your home behind the investment. If the rental struggles, you still owe both payments, and your home is the collateral on one of them.

That is a personal decision, and it deserves a careful look at your full budget. Talk with your financial advisor if you are unsure how much home equity to put at risk.

Get the full picture before you draw

Draw timing matters. Funds usually need to be in your account and documented before closing, so do not wait until the last week.

Tell us the property, the price and how much you plan to draw. Our financing team can bring you 2–3 options on the rental loan and show the payment on each, so you can calculate cash flow after the HELOC before you commit.

Common questions

Can I use a HELOC for a down payment on an investment property?

Yes, on many DSCR programs, if the HELOC is on another property such as your home and the draw is documented. Some programs restrict borrowed funds, so confirm first.

Does LendingStreet offer HELOCs on primary homes?

No. We finance investment properties only. Your HELOC would come from your own bank or credit union, and we finance the rental.

Does the HELOC payment count against me on a DSCR loan?

DSCR programs qualify mainly on the rental’s income, so the HELOC payment usually does not enter a debt-to-income test. It still appears on your credit report and affects your real cash flow.

Can I use a HELOC on another rental for the down payment?

Often, yes, if that line is secured by a different property and properly documented. The rules mirror those for a HELOC on your home.

Can my HELOC count as cash reserves?

An undrawn line usually does not. Drawn funds are borrowed money, and programs treat them differently, so ask before relying on them for reserves.

Should I pay off the HELOC with a later cash-out refinance?

Many investors do. Once seasoning is met, commonly 3–6 months or more, a cash-out refinance on the rental can repay the line if the rent supports the larger loan.
