Jumbo DSCR Loans for High-Value Alabama Rentals

Alabama is one of the cheapest states in the country to own property in, which helps a big rental loan. The catch is the coast and the storms: on a $1.5M+ Alabama rental, the wind policy can cost more than the tax bill.

In short: LendingStreet offers jumbo DSCR loans of about $1.5M to $5M+ on high-value 1-8 unit rentals in Alabama, qualified on the property's rent with no W-2s or tax returns. In Alabama, jumbo balances usually come from Gulf-front homes in Orange Beach and Gulf Shores, lake houses on Lake Martin and Smith Lake, over-the-mountain homes near Birmingham, 5-8 unit buildings and rental portfolios. Rentals are assessed at twice the ratio of an owner's home, but taxes stay low, so insurance is the number that decides most files.

Where $1.5M+ rentals are in Alabama

Baldwin County's beach towns, Orange Beach, Gulf Shores and Fort Morgan, have the state's largest concentration of high-value rentals, mostly Gulf-front homes and condos that rent by the week. Across the bay, Fairhope and Daphne have larger homes that lease long term to families and retirees.

Inland, Lake Martin near Alexander City and Smith Lake in north Alabama have waterfront homes that rent seasonally. Mountain Brook, Vestavia Hills and Homewood near Birmingham and the Madison and south Huntsville areas around Redstone Arsenal and Cummings Research Park produce the larger long-term rentals.

What a jumbo loan usually means in Alabama

Single long-term rentals above $1.5M are scarce in most of Alabama. Outside the coast and a handful of Birmingham neighborhoods, a jumbo balance usually means a 5-8 unit building, a group of rentals refinanced together, or a waterfront home that earns most of its income in summer.

That matters for underwriting. A $2M Gulf-front home is judged on its short-term revenue and its insurance quote; a $2M Huntsville portfolio is judged on the combined cash flow of many modest houses.

Alabama's assessment classes and closing taxes

Alabama assesses an owner's home at a 10% assessment ratio (Class III), while rental residential property generally falls in Class II at a 20% assessment ratio. Overall property taxes are still among the lowest in the country, so the tax line on an Alabama rental is usually modest. Use the investor figure, not the seller's homestead bill.

At closing, Alabama charges a deed tax of $0.50 per $500 of value and a mortgage recording tax of $0.15 per $100 of the loan amount. On a $1.5M loan that mortgage tax is about $2,250, so build it into your cash to close.

Wind, flood and the Gulf Coast insurance quote

Along the coast, wind is the expensive part of the policy. Some properties end up with wind coverage through the Alabama Insurance Underwriting Association, the state's beach pool, and many Gulf-front homes sit in mapped flood zones where flood insurance is generally required. Alabama law requires insurers to offer discounts for homes built or retrofitted to FORTIFIED standards, which can make a real difference on a large roof.

Inland, central and north Alabama see frequent tornadoes, so check wind and hail deductibles on lake homes and Birmingham-area rentals too.

Worked example: a Gulf Shores beach home

This example is illustrative and not a quote. An investor buys a Gulf Shores beach home for $1,800,000 and qualifies on projected short-term rental income averaged to $13,400 a month. Taxes are budgeted at $650 a month. Wind, flood and liability insurance together run $1,700 a month.

At 75% LTV the loan is $1,350,000 and estimated principal and interest is about $9,209, for a total monthly payment of about $11,559 and a DSCR of about 1.16x. At 65% LTV the loan is $1,170,000, estimated principal and interest is about $7,981, the payment is about $10,331 and DSCR is about 1.30x.

Taxes are a small line here; insurance is about two and a half times the tax bill. Get the full insurance quote before you set your offer.

Short-term rentals on the coast and at the lakes

Orange Beach and Gulf Shores have long histories as vacation rental markets, but each city and Baldwin County collect lodging taxes and require business licenses, and some condo associations set their own rental rules. Lake communities may have HOA limits. Confirm current rules with the city or county before relying on nightly income.

Some programs qualify a short-term rental on projected revenue, such as a third-party revenue projection, instead of a lease. Birmingham and Huntsville jumbo files usually run on 12-month leases.

How jumbo DSCR terms work in Alabama

A jumbo DSCR loan is the same rent-based loan investors use on smaller rentals, sized for higher-value property. The lender divides the monthly rent by the full housing payment: principal, interest, taxes, insurance and any HOA dues. The standard minimum is 1.0x, and sub-1.0 programs exist for some files.

What changes with size is the level of review. On larger balances, maximum LTV is often lower than the headline limits, reserve requirements are often higher and some programs ask for a second valuation. Exact limits vary by program.

When a single jumbo loan is not the best fit

Sometimes the better answer is a different structure. A blanket portfolio loan combines five or more rentals, each 1-8 units, under one loan with portfolio pricing and release provisions, and some programs allow properties in more than one state. A 5-8 unit building qualifies on combined rent and often shows stronger coverage than a single home at the same price.

If the ratio is close, a larger down payment or a sub-1.0 DSCR program may work. For 9+ unit buildings, see our commercial loans page.

Common questions

Why is my Alabama rental taxed at a higher assessment than the seller's home?

Owner-occupied homes are assessed at a 10% ratio in Alabama, while rentals are generally assessed at 20%. Even so, the bill is low by national standards.

Can I qualify a Gulf Shores or Orange Beach home on vacation rental income?

On some programs, yes, using projected short-term revenue instead of a lease. The property has to be licensed and allowed to rent nightly, and the insurance quote has to fit in the ratio.

What does the Alabama mortgage tax cost on a jumbo loan?

It is $0.15 per $100 of the loan amount, so about $3,000 on a $2M loan. Your closing estimate will show it.

Is there a maximum loan size?

DSCR programs have no stated maximum. Jumbo loans generally run from about $1.5M to $5M+, and larger balances get more review and often a lower maximum LTV.

Can I qualify without showing personal income?

Yes. Underwriting uses the property's rent instead of W-2s or tax returns. You will still need a 620 or higher credit score and proof of funds.

Is cash-out available on jumbo DSCR loans?

Yes. Cash-out is available up to 75% LTV, often lower at the top end, as long as the ratio works at the new payment.

Do you finance a home I will live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property, so the property must be a rental.
