Most Alabama vacation rental money is made on a short stretch of sand between Gulf Shores and Orange Beach, but the lakes, the mountains and college game weekends all produce bookings too. Each one comes with different rules, insurance and HOA questions.
In short: Yes. LendingStreet finances short-term rental DSCR loans on 1-8 unit investment properties in Alabama, and on some programs the loan qualifies on projected nightly-rental revenue instead of a long-term lease. There are no W-2s or tax returns, LLC borrowers are standard, the minimum credit score is 620 and loans start at $150,000. On the coast, the wind insurance quote and the condo association's rental rules usually decide how much a property can borrow.
Baldwin County is the center of the market. Gulf Shores and Orange Beach are lined with high-rise and mid-rise beach condos, and Fort Morgan and the Orange Beach back bays add single-family homes and townhomes. Dauphin Island, south of Mobile, is a smaller, quieter beach market built mostly of raised homes.
Inland, Lake Martin, Smith Lake and Lake Guntersville draw summer families and weekend boaters, while Mentone and the Lookout Mountain area rent cabins in fall. Tuscaloosa and Auburn fill up on football weekends, and Huntsville's growth brings steady business travel tied to Redstone Arsenal and the aerospace employers.
| Market | Who books | What to check |
|---|---|---|
| Gulf Shores and Orange Beach | Beach families, spring and summer | Condo rental rules, wind coverage, flood zone |
| Lake Martin and Smith Lake | Summer boaters and families | Shoreline rules, septic, HOA limits |
| Tuscaloosa and Auburn | Game-day and graduation guests | City permits and zoning district |
| Mentone and Lookout Mountain | Fall and weekend cabin guests | Road access, well and septic |
Alabama does not have one statewide short-term rental license, so the rules come from cities, counties and associations. The beach cities have long allowed vacation rentals in most condo and resort areas but require business licenses and lodging tax accounts. Tuscaloosa regulates short-term rentals by zoning district, so some neighborhoods near campus allow them and others do not.
Lake communities are often unincorporated, which can mean fewer city rules but more weight on subdivision covenants and HOA documents. Before you rely on nightly income anywhere in the state, confirm the license, zoning and HOA position for the exact address with the city or county.
A DSCR loan compares the property's income with its monthly payment: principal, interest, property taxes, insurance and any HOA dues. On a short-term rental, some programs use a third-party revenue projection for the address, often with comparable listings nearby, instead of a signed long-term lease. Others use the property's own booking history when it has one.
The standard minimum ratio is 1.0x, with sub-1.0 programs for some files. Purchases go up to 80% LTV and cash-out refinances up to 75% LTV, though maximum leverage on short-term rentals and larger balances varies by program. Terms up to 30 years are available, and LLC borrowers are standard. Properties from one to eight units qualify, so a duplex or a small group of cabins on one parcel can work; nine or more units is a commercial loan.
Alabama levies a state lodgings tax on stays of less than 180 days, and many counties and cities add their own lodging taxes on top. Airbnb and VRBO collect some of these, but not always every local tax, so confirm which accounts you need to open. These taxes come out of guest charges rather than your loan payment, but they affect pricing and net revenue.
Alabama property taxes are low by national standards, but rental property is assessed at a 20% assessment ratio, compared with 10% for an owner's homestead. When you buy from someone who lived in the home, expect the bill to roughly double, and budget on the rental figure.
On the coast, the bigger cost is insurance. Many Baldwin and Mobile county properties need separate wind coverage, sometimes through the state wind pool, and flood insurance in mapped flood zones. For condos, the association's master policy and any special assessment for storm repairs also matter. Fortified roof certifications can help on single-family homes.
This example is illustrative and not a quote. An investor buys a two-bedroom Orange Beach condo for $450,000. A third-party projection for comparable units shows $55,000 a year in gross revenue. At 75% LTV the loan is $337,500, and estimated principal and interest on a 30-year term is about $2,360 a month. Add $180 in taxes, $260 in insurance and $950 in HOA dues, and the payment is about $3,750. $4,583 of average monthly revenue divided by that payment gives a DSCR of about 1.22x.
At 70% LTV instead, the loan drops to $315,000, the payment falls to about $3,593 and the DSCR rises to about 1.28x, in exchange for $22,500 more cash at closing. Notice how large the HOA line is. Beach condo dues often bundle the master wind policy, and they can be the single biggest cost after the loan itself. A building with lower dues, or a home with separate wind coverage, can change the ratio quickly.
| Item | Amount |
|---|---|
| Purchase price | $450,000 |
| Loan amount at 75% LTV | $337,500 |
| Down payment | $112,500 |
| Projected annual revenue | $55,000 |
| Average monthly revenue | $4,583 |
| Estimated principal and interest (30-year) | $2,360 |
| Property taxes | $180 |
| Insurance | $260 |
| HOA dues | $950 |
| Total monthly payment | $3,750 |
| DSCR | About 1.22x |
Gulf Coast revenue is concentrated from spring break through Labor Day, with a fall shoulder season and a quieter winter that draws snowbirds on monthly stays. Lake homes peak in summer. College towns earn most of their revenue on six or seven home football weekends plus graduation. A projection that averages these swings across 12 months is what the DSCR math uses, so check that it reflects real comparable properties.
Having these on hand keeps underwriting and the appraisal moving:
Our investor loans are business-purpose loans on non-owner-occupied property. Tell us the address, purchase price, expected revenue and target loan amount. We test the ratio against the real tax and insurance figures, raise rule or HOA questions early and lay out options, including qualifying on long-term rent where that works better.
We lend across Baldwin, Mobile, Tallapoosa, Winston and Marshall counties and the rest of the state. Use the form below or call (877) 298-1001.
Often, yes, if the condo association allows nightly rentals and the building fits program guidelines. Expect a review of the condo budget, reserves, insurance and any storm-related special assessments.
Alabama assesses rental property at a 20% assessment ratio, versus 10% for an owner-occupied homestead. When an investor buys, the homestead treatment ends.
On many coastal properties, yes. Wind may be excluded from the main policy and written separately. Flood insurance is generally required in mapped flood zones. All of it counts in the payment.
It can on some programs, if the HOA and county allow nightly rentals. Lake homes often have strong summer revenue and slow winters, so the projection should reflect a full year.
On some programs, yes. A third-party revenue projection for the address can replace a long-term lease. If the projection comes in low, a larger down payment, a sub-1.0 program or long-term rent can still make the deal work.
No. The loan qualifies on the property's income. You need a 620 or higher credit score, reserves and entity documents if you buy in an LLC.
No. Our investor loans are business-purpose loans on non-owner-occupied property, so a second home you use yourself is not a fit.
Plan for the down payment, closing costs and reserves. Short-term rental programs and larger loans can require more down than the 80% LTV maximum implies, so it varies by program.
