Most Capital Region rentals sell for a fraction of $1.5M, so a jumbo DSCR loan here is a specialized tool. The properties that need one are usually a high-end home in Saratoga Springs, Loudonville or Niskayuna, a lake house to the north, or a newer small apartment building.
In short: LendingStreet makes jumbo DSCR loans of about $1.5M to $5M+ on high-value 1-8 unit rentals in the Albany area, for purchase, rate-and-term and cash-out, qualified on rent with no tax returns. Larger balances get more review and max LTV can be lower, varying by program. In this market, the numbers usually favor multi-unit buildings or lower leverage on luxury homes.
High-value rentals are concentrated in a few places. Each comes with its own rent pattern and its own risks.
Lake George and the southern Adirondacks have waterfront homes at jumbo prices, but rentals there are mostly seasonal. Those properties need local rules and seasonal revenue checked carefully before you count on the income.
| Property | Where | Rent pattern |
|---|---|---|
| Executive single-family home | Saratoga Springs, Loudonville, Niskayuna, Slingerlands | Long-term leases to relocating professionals |
| Seasonal or lake home | Saratoga Springs in racing season, Lake George area | Short-term and seasonal; local rules vary |
| Newer 5-8 unit building | Saratoga County, Albany suburbs | Steady long-term leases |
| Several rentals | Across the region | Often better as a blanket portfolio |
This example is illustrative and not a quote. An investor buys a $1,850,000 home in Saratoga Springs and leases it for $8,800 a month to a relocating executive. County, city and school taxes total about $36,000 a year, or $3,000 a month, and insurance is $520.
At 65% LTV the loan is $1,202,500, the payment is about $11,920 and DSCR is about 0.74x. At 55% LTV, DSCR is about 0.83x. At 45% LTV, the loan is $832,500 and DSCR reaches about 0.94x.
For comparison, a newer eight-unit building priced at $1,680,000 with units at $1,850, or $14,800 a month, financed at 70% LTV, has a payment of about $11,748 and a DSCR of about 1.26x.
| Item | 65% LTV | 55% LTV | 45% LTV |
|---|---|---|---|
| Loan amount | $1,202,500 | $1,017,500 | $832,500 |
| Estimated principal and interest | $8,400 | $7,108 | $5,815 |
| Taxes and insurance | $3,520 | $3,520 | $3,520 |
| Total monthly payment | $11,920 | $10,628 | $9,335 |
| DSCR at $8,800 | 0.74x | 0.83x | 0.94x |
High-end homes in the region rent well, but not in proportion to their price, and New York taxes on a $1.85M home are a large monthly number. The ratio does not clear 1.0x until the investor puts down more than half the price.
Small apartment buildings spread value across several rents, which is why most large DSCR loans in the Capital Region are on multi-unit properties. Our Albany 5-8 unit page covers those in more detail.
If you want a high-end home for long-term appreciation, size the loan to the rent rather than the price. Bringing more cash at closing or combining the home with higher-yield rentals in a portfolio are the usual paths.
Larger down payments are common on these files.
Saratoga Springs draws large crowds during the summer racing season, and some owners rent homes for the season or by the week. On some programs, short-term rentals qualify on projected revenue rather than a long-term lease.
Local rules on short-term rentals vary by city and town, and seasonal income is concentrated in a few months. Check current rules with the city before you buy, and be conservative about revenue the rest of the year.
If you plan a long-term lease instead, executive tenants relocating for jobs in the region often want furnished or flexible terms. Price those leases realistically against comparable homes, since the appraiser's market rent estimate will drive qualification.
New York property taxes scale with value. On a large home, the combined county, municipal and school tax bill can rival the mortgage interest. Use the actual bills, and check whether the town or city has a reassessment coming.
Exemptions the seller had, like STAR or senior exemptions, end with the sale, so the post-purchase bill can be higher.
School taxes are often the largest piece. They are billed separately from county and municipal taxes in most of the region, sometimes on a different schedule, so add both bills to your estimate.
Larger loans get closer underwriting. Expect a detailed appraisal, possibly a second valuation, higher reserves and questions about your experience with similar properties.
Expect the appraisal to take longer. Sales of homes above $1.5M are limited in the region, and the appraiser may need to look across a wider area for comparables.
The mortgage recording tax is charged on the loan amount, so on a jumbo loan it is a large closing cost. On a refinance, ask whether the existing mortgage can be consolidated to limit the tax. Attorney and title fees also scale with the deal.
Plan for these costs in your cash to close and in the decision of how much to borrow.
Ask your attorney for a closing cost estimate before you finalize the loan amount, since the tax and title costs scale with the size of the loan.
If you own five or more Capital Region rentals, a blanket portfolio loan can combine them into one larger loan, qualified on portfolio cash flow, with release provisions. That is often a better fit than one jumbo loan on a single luxury home.
See our New York jumbo page and national jumbo guide for more.
A blanket loan can also include smaller properties that would not reach jumbo size on their own.

If the property is seasonal, include past rental records or a third-party revenue projection.
For multi-unit buildings, include the operating history.
Yes, on 1-8 unit rentals. In this region they are most often on newer multi-unit buildings, high-end homes with lower leverage, or seasonal properties.
High-end rents do not rise in step with prices, and New York taxes add a large monthly cost. More down payment improves the ratio.
On some programs, short-term rentals qualify on projected revenue. Local rules and the seasonality of income both matter.
It varies by program and is often lower on larger balances. The rent must also clear the minimum DSCR.
It is charged on the loan amount, so the dollar cost rises with the loan. A consolidation structure may reduce it on some refinances.
