Asheville has a real high-end housing market, from Biltmore Forest and Grove Park to mountain-view homes in Reynolds Mountain and Fairview. The catch is that the city sharply limits whole-home short-term rentals, so most jumbo loans here have to work on long-term rent.
In short: LendingStreet offers jumbo DSCR loans of about $1.5M to $5M+ for Asheville-area rentals, qualified on rent rather than personal income. Inside the city, whole-home nightly rentals are largely restricted, so most large loans are underwritten on 12-month leases. Recovery from Hurricane Helene has also changed insurance, flood review and repair questions across Buncombe County.
Close-in, the largest homes are in Biltmore Forest (its own town), Grove Park, Kenilworth, Montford and the Lakeview Park area in North Asheville. Biltmore Park in South Asheville adds newer upscale homes near the I-26 corridor.
Outside the city limits, Reynolds Mountain, Fairview, Weaverville, Black Mountain and Leicester offer mountain-view homes, often on steep lots with private roads, wells and septic. Downtown and West Asheville have small multi-unit buildings that lease to service and healthcare workers.
| Property | Areas | First question |
|---|---|---|
| Historic or estate home | Biltmore Forest, Grove Park, Montford | Are there enough comparable long-term leases? |
| Mountain-view home | Reynolds Mountain, Fairview, Black Mountain, Weaverville | Road access, slope, well and septic, wildfire exposure |
| 5 to 8 unit building | West Asheville, downtown edges, Haw Creek | Helene damage history and flood status |
LendingStreet's jumbo DSCR program covers loans of roughly $1.5M to $5M+ for investors buying or refinancing 1 to 8 unit rental property, including cash-out.
Your income is not the test; the property's is. Divide the monthly rent by the full payment, including taxes, insurance and HOA dues, and most programs look for at least 1.0x. Credit starts at 620, title can sit in an LLC and 30-year terms are available. Maximum LTV is 80% on purchases and 75% on cash-out, and a large balance usually means a lower ceiling than that, which varies by program.
North Carolina taxes property at full appraised value, and Buncombe County reappraises on a multi-year cycle. Your bill combines the county rate with a city or town rate where applicable, plus fire district taxes in unincorporated areas. Biltmore Forest, Asheville, Black Mountain and Weaverville each add their own municipal rate.
The state excise tax on deeds is $1 per $500 of price, usually paid by the seller. After Helene, some owners appealed valuations on damaged property, so check whether the current value reflects repairs that have since been completed.
This example is illustrative and not a quote. Run the numbers on a single high-value rental. An investor buys a renovated North Asheville home for $2,200,000 and leases it to a single household on a 12-month lease. Monthly rent is $12,000. The budget carries $1,400 a month for taxes and $700 for insurance.
A 70% LTV loan of $1,540,000 has estimated principal and interest of about $10,636; with taxes and insurance the payment is about $12,736, so DSCR is about 0.94x. Dropping to 60% LTV, or $1,320,000, brings estimated principal and interest to about $9,117, the payment to about $11,217 and DSCR to about 1.07x.
High-value homes often rent for a smaller share of their price than modest ones, which is why many Asheville jumbo files need more equity to reach 1.0x. Sub-1.0 DSCR programs exist for some files, but a lower loan amount is the more common fix.
| Item | 70% LTV | 60% LTV |
|---|---|---|
| Loan amount | $1,540,000 | $1,320,000 |
| Estimated principal and interest | $10,636 | $9,117 |
| Property taxes | $1,400 | $1,400 |
| Insurance | $700 | $700 |
| Total monthly payment | $12,736 | $11,217 |
| Monthly rent | $12,000 | $12,000 |
| DSCR | About 0.94x | About 1.07x |
Hurricane Helene in 2024 caused severe flooding and landslides in western North Carolina, including the River Arts District and areas along the Swannanoa River. Lenders and insurers now ask more about flood exposure, slope stability, repair permits and access roads.
The City of Asheville prohibits whole-home short-term rentals in most residential districts and allows homestays only where the host lives on site, which does not fit an investor loan. Whole-house vacation rentals are allowed only in limited zoning areas. Assume a city property must work on long-term rent unless the zoning clearly allows otherwise.
Buncombe County and nearby towns have their own rules, and some areas outside the city allow STRs with conditions. If a property qualifies on projected short-term revenue, our STR program can review it; confirm the zoning and permits first.
Asheville is one of the few western North Carolina markets where a single rental can reach jumbo size, but those homes rarely rent for enough to cover a high-leverage loan.
Large balances get more scrutiny. Reserve requirements are often higher, the appraisal review is more detailed and some programs ask for a second appraisal. Comparable sales and comparable leases can be thin at the top of a market, so be ready to support both value and rent.
If the ratio comes up short, the usual fixes are a larger down payment, a different loan amount or a sub-1.0 DSCR program where one fits.
On a cash-out refinance, maximum LTV is up to 75% and often lower on a big balance, and how long you must own the property first varies by program. Rate-and-term refinances can go up to 80% LTV on some programs.
Having these ready shortens the back-and-forth.
Our investor loans are business-purpose loans on non-owner-occupied property. For statewide context, see our North Carolina jumbo DSCR page.
Send the address, price or estimated value, current or projected rent and the leverage you want. The LendingStreet team will run the ratio on realistic taxes and insurance, test it at a few loan sizes and come back with options. You can also call (877) 298-1001 or use the form below.
Inside city limits, whole-home STRs are banned in most residential districts. Only properties in zones that allow them, or in county areas with their own rules, can qualify on nightly income.
As big as its rent supports. Jumbo DSCR loans run about $1.5M to $5M+, with no stated maximum, but the property still has to cover the full payment, usually at 1.0x or better.
