North Carolina has three different jumbo rental markets: big-city homes in Charlotte and the Triangle, mountain property around Asheville and the High Country, and beach houses from the Outer Banks to Wilmington. Each one has a different line that sinks the ratio.
In short: LendingStreet offers jumbo DSCR loans of about $1.5M to $5M+ on North Carolina rentals with 1 to 8 units, qualified on the property's rent with no W-2s or tax returns. In the cities, recent county revaluations often decide the ratio; on the coast it is wind and flood insurance; in the mountains it is short-term rental rules. Max LTV on larger balances varies by program.
In Charlotte, Myers Park, Eastover, Dilworth, SouthPark and Lake Norman towns like Cornelius and Davidson have large homes leased to banking and corporate transplants. In the Triangle, Hayes Barton and North Hills in Raleigh, Cary, Chapel Hill and Durham's Forest Hills draw tenants tied to Research Triangle Park and the universities.
The Outer Banks, from Corolla and Duck to Nags Head, and Wrightsville Beach, Figure Eight Island and Topsail near Wilmington have large rental houses. In the mountains, Biltmore Forest and Montford in Asheville, plus Blowing Rock, Banner Elk and Highlands, carry high values.
Growth is the reason so many North Carolina rentals have crossed into jumbo range. Charlotte and the Triangle have added large employers in finance, technology and life sciences, and executive transfers often prefer to lease before buying. That demand supports high rents in Myers Park, Cary and Chapel Hill, but it also pushed values up faster than rents in some years, so a large file can be tight even in a strong neighborhood.
| Area | Typical high-value property | What to check |
|---|---|---|
| Myers Park, SouthPark, Lake Norman | Large homes and lake houses | Mecklenburg revaluation, HOA leasing rules |
| Corolla, Duck, Wrightsville Beach | Large beach rental houses | Wind and flood insurance, rental history |
| Asheville, Blowing Rock, Highlands | Mountain homes | STR zoning, storm damage, steep access |
North Carolina counties must reappraise property at least every eight years, and many now do it more often. Mecklenburg and Wake both completed revaluations in recent years that raised many values sharply, though tax rates were often adjusted down. Budget on the current bill and ask when the next revaluation is scheduled.
On the coast, many beach properties get wind and hail coverage through the North Carolina Insurance Underwriting Association, commonly called the Beach Plan, and flood coverage is required in mapped flood zones. On a $2M+ beach house these premiums can be large. Western North Carolina is still recovering from Hurricane Helene's 2024 flooding, so expect questions on storm damage, repairs and flood exposure.
This example is illustrative and not a quote. An investor buys a Myers Park home for $2,000,000 and leases it for $11,800 a month. Taxes after the latest revaluation are budgeted at $1,350 a month and insurance at $400. The comparison below shows how the ratio moves between two leverage levels, using estimated principal and interest on a 30-year schedule.
At 70% LTV the loan is $1,400,000, estimated principal and interest is about $9,432, the total payment is about $11,182 and DSCR is about 1.06x. At 65% the loan is $1,300,000, the payment is about $10,508 and DSCR is about 1.12x. At 70% the ratio is close to the 1.0x standard minimum; at 65% it clears with more room. On an Outer Banks house the same math would carry a much larger insurance line, which is why beach files often need lower leverage.
| Item | 70% LTV | 65% LTV |
|---|---|---|
| Purchase price | $2,000,000 | $2,000,000 |
| Loan amount | $1,400,000 | $1,300,000 |
| Down payment | $600,000 | $700,000 |
| Estimated principal and interest | $9,432 | $8,758 |
| Taxes and insurance | $1,750 | $1,750 |
| Total monthly payment | $11,182 | $10,508 |
| Monthly rent | $11,800 | $11,800 |
| DSCR | About 1.06x | About 1.12x |
The Outer Banks and other beach towns have long-established weekly rental markets, and North Carolina's Vacation Rental Act sets rules for how those rentals are handled. Many owners use local property managers, and established rental history helps a lender support income.
In the mountains, Asheville restricts whole-home short-term rentals in most residential districts, so investors there look at areas where they are allowed or at long-term leases. Charlotte and Raleigh rules have changed over time. Always check the city or county before relying on nightly income.
Jumbo balances in North Carolina are not limited to luxury homes. 5 to 8 unit buildings near uptown Charlotte, downtown Raleigh, Durham and the Wilmington historic district, and groups of single-family rentals across fast-growing suburbs, often reach this size.
If you own five or more rentals, a blanket portfolio loan can refinance them together with one closing and release provisions when a property sells.
A jumbo DSCR loan still qualifies on the property, not your tax returns. The lender divides rent by principal, interest, taxes, insurance and HOA dues and generally looks for 1.0x or better, with sub-1.0 programs for some files.
Bigger balances bring more scrutiny: leverage is often lower than the program maximums, more months of reserves are usually required and value may be checked with a second appraisal. Terms on large loans are reviewed one file at a time and vary by program.
North Carolina charges an excise tax, often called revenue stamps, when a deed is recorded, customarily paid by the seller. Attorneys handle most closings in North Carolina, so expect attorney fees along with title insurance and recording costs.
A complete file gets a faster answer on a large loan.

Yes. A revaluation can raise the tax bill, which raises the payment and lowers the ratio. Ask when the county last revalued and use the current bill.
It is the North Carolina Insurance Underwriting Association, which provides wind and hail coverage for many coastal properties. Its premium counts in your DSCR payment.
Only where the property can legally operate as one. Asheville restricts whole-home STRs in most residential districts, so check zoning first.
Yes, if it is non-owner-occupied investment property with 1 to 8 units. Rental history and insurance quotes are key parts of the file.
No. It qualifies on the rent compared with the full payment. Credit, reserves and the property itself still matter.
Sub-1.0 DSCR programs exist for some files, usually with lower leverage or more reserves. Bringing more cash to lower the loan is the other option.
