North Carolina Short-Term Rental Loans From the Outer Banks to the Mountains

North Carolina has two vacation rental economies: beach houses on the coast and cabins in the mountains. Each has its own rules, insurance problems and best months.

In short: LendingStreet finances North Carolina short-term rentals with DSCR loans that can qualify on projected rental revenue on some programs, starting at $150,000 with a 620 minimum credit score and LLC borrowers allowed. Coastal towns from the Outer Banks to Brunswick County are built for vacation rentals, while Asheville limits whole-home STRs in residential neighborhoods. Wind and flood insurance often decide coastal files.

North Carolina beach and mountain markets

On the Outer Banks, Corolla, Duck, Kitty Hawk, Kill Devil Hills and Nags Head have large rental homes that book by the week in summer. Farther south, Wrightsville Beach, Carolina Beach and Kure Beach near Wilmington, plus Topsail Island, Emerald Isle and the Brunswick County beaches, offer smaller homes and condos.

In the mountains, Boone, Blowing Rock and Banner Elk draw skiers and summer visitors, and Highlands, Cashiers and Bryson City attract Smoky Mountain and lake travelers. Asheville is a major travel destination, but its rules push most nightly rentals into specific districts.

North Carolina STR rules and the Vacation Rental Act

Asheville allows whole-home short-term rentals only in limited zoning districts, and homestays in residential areas generally require the host to live on site. Buncombe County has its own restrictions outside the city. In Wilmington, courts struck down the city's rental registration and lottery system in 2022 under state law, but zoning limits on where STRs can operate still matter.

The North Carolina Vacation Rental Act governs rental agreements for stays under 90 days, including deposits and what happens if a home becomes unavailable, such as during a hurricane evacuation. Many coastal investors use a local rental manager who handles these rules.

Using a revenue projection instead of a lease

On a long-term rental, the lease or a market rent estimate sets the income. On a nightly rental, some of our programs accept a projection of gross short-term rental revenue, usually from a third-party data report that looks at similar listings, bedroom counts and occupancy in the area.

That projected income is compared with the full monthly payment to get the debt service coverage ratio. If the property already operates as an STR, 12 months of booking history can support the figure. How each program adjusts a projection varies, and a low projection can sometimes be addressed with more down payment or a sub-1.0 program.

Example numbers for Outer Banks

This example is illustrative and not a quote. Consider a five-bedroom Kill Devil Hills beach house bought for $760,000, with a revenue projection of $79,000 a year, about $6,583 a month. The monthly budget includes $420 in property taxes and insurance at $520.

Financed at 75% LTV, the loan is $570,000. Estimated principal and interest comes to about $4,044, the total payment to about $4,984, and the DSCR to about 1.32x. A 15% revenue shortfall would bring it to about 1.12x.

With 65% LTV instead, the loan is $494,000 and the total payment about $4,445, lifting the DSCR to about 1.48x. The table compares both.

Occupancy taxes, wind and flood coverage

North Carolina applies state and local sales tax to short-term rentals, and most coastal and mountain counties and towns add an occupancy tax. Platforms collect some of it; managers often handle the rest.

On the coast, wind and hail coverage often comes through the state's beach plan, the North Carolina Insurance Underwriting Association, and flood insurance is required in mapped flood zones. Western North Carolina is still rebuilding after Hurricane Helene in 2024, so check road access, flood history and insurance carefully on mountain properties.

Summer at the beach, color in the mountains

Outer Banks homes earn most of their revenue from June through August, often on Saturday or Sunday weekly turnovers. Mountain cabins spread income more evenly, with summer, the October leaf season and winter ski weekends in the High Country. Both regions have slow weeks in January and February.

Costs a nightly rental carries that a lease does not

The DSCR calculation uses principal, interest, taxes, insurance and HOA dues. Your own budget needs more. A short-term rental pays for cleaning and laundry between stays, utilities, internet, streaming, supplies, platform fees and often a local manager who takes a share of revenue. Furnishing a home before the first booking is a real upfront cost as well.

None of that is in the lender's ratio on most programs, which is why a property that only just clears 1.0x on gross projected revenue can still lose money in practice. Run your own net numbers before you sign.

Program basics for nightly rentals

Our investor loans are business-purpose loans on non-owner-occupied property. The guidelines below apply to 1-8 unit STRs, though maximum leverage can be lower on larger balances and 5-8 unit properties.

How LendingStreet reviews a North Carolina STR

We look at the property first: whether it can legally operate as a nightly rental, what it should earn, and what it costs to carry. Then we size the loan so the ratio works. Start with the form below or call (877) 298-1001.

Common questions

Can I run a whole-home Airbnb in Asheville?

Only in limited zoning districts. Homestays in most residential areas require the host to live there. Confirm the zoning for the address before you buy.

How do Outer Banks insurance costs affect my loan?

Wind, hail and flood coverage can be one of the biggest costs on a beach house. The full insurance cost goes into the payment and the ratio, so get quotes early.

Does Wilmington still require STR registration?

A 2022 court ruling struck down Wilmington's registration and lottery system under state law, but zoning rules on where STRs may operate can still apply. Check current rules with the city.

What is the North Carolina Vacation Rental Act?

It is a state law covering rental agreements for stays under 90 days, including deposits, landlord duties and mandatory evacuations. Most rental managers follow it for you.

Can I close in my LLC?

Yes. Most of our STR borrowers close in an LLC and sign for the loan personally.

Do you refinance existing vacation rentals?

Yes. Both rate-and-term and cash-out refinances are available, and actual revenue history can be used. Cash-out seasoning varies by program.

What if the ratio comes in below 1.0x?

Sub-1.0 DSCR programs exist for some files. More down payment can also lift the ratio by lowering the payment.
