Jumbo DSCR Loans for Birmingham-Area Rental Investors

Alabama property taxes are low, which helps DSCR math. But rentals are assessed at twice the ratio of an owner's home, and wind and tornado insurance has climbed, so a Birmingham jumbo loan still needs careful numbers.

In short: LendingStreet offers jumbo DSCR loans of about $1.5M to $5M+ in the Birmingham metro, qualified on rent with no W-2s or tax returns. Most large files here are rental portfolios or 5 to 8 unit buildings, plus a smaller number of high-end homes over the mountain in Mountain Brook, Vestavia Hills and Homewood. Alabama's rental assessment class and storm-driven insurance are the local numbers to get right.

Where Birmingham jumbo loans come from

Over Red Mountain, Mountain Brook, Vestavia Hills and Homewood have the metro's highest-value homes and strong school districts. Hoover, Greystone and parts of Shelby County add newer larger homes near the US-280 corridor.

In the city, Highland Park, Forest Park, Crestwood, Avondale and Southside have older homes and small apartment buildings near UAB, the metro's largest employer. Investors also hold portfolios of single-family rentals in Hueytown, Bessemer, Irondale and other Jefferson County suburbs.

What qualifies a large Birmingham rental loan

Think of a jumbo DSCR loan as the same rent-based loan investors already use, sized for higher-value property. LendingStreet offers these from about $1.5M up to $5M+ on 1 to 8 unit rentals, for purchase, rate-and-term or cash-out.

There are no W-2s or tax returns. The lender divides rent by the full housing payment and generally looks for 1.0x or more, with sub-1.0 programs for some files. A 620 credit score is the floor, LLC ownership is normal and 30-year terms are available. Expect leverage below the 80% purchase and 75% cash-out maximums on the largest loans, since it varies by program.

Alabama's assessment classes and closing taxes

Alabama assesses an owner's home in Class III at a 10% assessment ratio, but rental residential property generally falls in Class II at a 20% assessment ratio. Even so, Alabama's overall property taxes are among the lowest in the country, so the tax line is usually smaller than insurance on a Birmingham rental.

Alabama charges a deed tax of $0.50 per $500 of value and a mortgage recording tax of $0.15 per $100 of loan amount. On a jumbo loan the mortgage tax is a noticeable closing cost, so include it in your cash-to-close.

Worked example: a Mountain Brook home on a long-term lease

This example is illustrative and not a quote. Consider a single high-value rental. An investor buys a Mountain Brook home for $2,150,000 and leases it to a relocating executive. Rent totals $11,600 a month, with taxes estimated at $950 a month and insurance at $850.

Borrowing $1,505,000, which is 70% LTV, gives estimated principal and interest near $10,395 and a full payment near $12,195: a DSCR of about 0.95x. Borrowing $1,290,000 at 60% LTV gives estimated principal and interest near $8,910, a payment near $10,710 and a DSCR of about 1.08x.

Low Alabama taxes help, but high-value homes still rent for a small share of their price, so leverage often has to come down. A portfolio of modest rentals often shows much stronger coverage per dollar borrowed.

Tornadoes, storms and insurance

Central Alabama sits in a region with frequent spring and late-fall tornadoes, and insurers have raised premiums and deductibles. Roof age and wind coverage matter more here than taxes. Some insurers offer discounts for roofs built to fortified standards.

Rental rules in Birmingham and its suburbs

Alabama has relatively landlord-friendly laws, and the state's landlord-tenant act sets basic standards. Individual cities, including Birmingham and its suburbs, may have their own rental, inspection or zoning rules. Mountain Brook and Vestavia Hills also have strict zoning on lot use.

Birmingham requires short-term rentals to be permitted and limits where they can operate. Most jumbo files here run on 12-month leases, and executive homes over the mountain often lease to families relocating for UAB, Regions or other downtown employers.

Extra review on large Birmingham loans

Most Birmingham jumbo loans are portfolios or small buildings. Single rentals above $1.5M are limited to a few over-the-mountain neighborhoods.

A bigger loan means a closer look. Plan on more months of reserves, a careful appraisal review and, on some programs, a second appraisal. High-end homes and larger buildings often have few true comparables, which makes signed leases and a solid rent schedule more valuable.

When the numbers land just under 1.0x, lowering the loan amount is usually the simplest fix; sub-1.0 programs are another option.

Refinancing is common at this size. Cash-out tops out at 75% LTV and is often lower on large loans, rate-and-term can reach 80% on some programs, and seasoning requirements for cash-out vary by program.

How LendingStreet reviews a Birmingham jumbo request

Our investor loans are business-purpose loans on non-owner-occupied property. See our Alabama jumbo DSCR page for statewide context.

Common questions

Why are my rental taxes higher than the seller's?

Owner-occupied homes are assessed at a 10% ratio in Alabama, while rentals are generally assessed at 20%. Taxes are still low by national standards.

Is there a cap on loan size?

No stated cap. Jumbo DSCR loans generally start around $1.5M and go to $5M+, and the bigger the balance, the more review and the lower the typical maximum LTV.

Is tornado risk a reason to avoid Birmingham rentals?

Not by itself, but insurance is a bigger share of the payment than in many states. Get quotes early and include them in your ratio.

Do self-employed investors need two years of returns?

No. DSCR underwriting uses the property's rent instead of personal income. Expect a credit check with a 620 minimum and verification of reserves and down payment funds.

Can I refinance a Jefferson County portfolio into one loan?

Yes, with a blanket portfolio loan for five or more properties, qualified on combined cash flow.

Can the loan close in my LLC?

Yes. LLC borrowers are standard. You will usually sign for the loan personally as well, and we will ask for the LLC's formation documents and operating agreement.

Do you finance second homes or primary residences?

No. Our investor loans are business-purpose loans on non-owner-occupied property, so the property must be a rental, not a home you occupy.
