Jumbo DSCR Loans for High-Value Chattanooga Rentals

Chattanooga is not a market where a $1.5M house is ordinary. When an investor needs a jumbo DSCR loan here, it is usually for a lake or mountain property, a newer small apartment building, or a rental that is unusual in some other way.

In short: LendingStreet offers jumbo DSCR loans of about $1.5M to $5M+ on high-value 1-8 unit rentals in the Chattanooga area, for purchase, rate-and-term and cash-out. The loan qualifies on the property's rent or, on some programs, projected short-term revenue, with no W-2s or tax returns. Larger balances get more review, and max LTV can be lower; it varies by program.

What a jumbo DSCR loan looks like in Chattanooga

Honestly, most Chattanooga rentals fall well below jumbo balances. The files that reach $1.5M or more tend to be one of a few types: waterfront homes on Chickamauga Lake or the Tennessee River, large homes on Lookout Mountain or Signal Mountain, newer 5-8 unit buildings in the Southside or near downtown, and high-end rentals in North Chattanooga.

Each of those has a different rent story, which is why jumbo files here get a close look at comparables. A lake home may earn most of its income in summer, a mountain home may lease to a relocating executive, and an eight-unit building relies on a rent roll rather than a single tenant.

If your property is none of these, that is fine. The question is the same for every jumbo file: does the income support the payment, and can the appraiser support the value?

Jumbo loan basics

Jumbo DSCR loans follow the same principle as any DSCR loan: the rent must cover the full payment, with a 1.0x standard minimum on most programs and a 620 minimum credit score. What changes is the review.

Worked example: a lake home run as a short-term rental

This example is illustrative and not a quote. An investor buys a large lakefront home in unincorporated Hamilton County for $1,650,000, in an area where county rules allow short-term rentals. A third-party revenue projection supports average gross revenue of about $11,800 a month. Taxes are budgeted at $900 a month and insurance, including flood coverage, at $650.

At 70% LTV the loan is $1,155,000. Estimated principal and interest on a 30-year term is about $7,977, for a total payment of about $9,527 and a DSCR of about 1.24x on the projected revenue. Programs that use STR projections often apply their own adjustments, so the qualifying figure may be lower than the gross projection.

For comparison, an eight-unit building near downtown priced at $1,950,000 with $13,600 in combined rent would need a loan of $1,365,000 at 70% LTV, with a total payment of about $11,198 and a DSCR of about 1.21x.

Short-term rental rules on high-value homes

Many high-value Chattanooga properties are bought with nightly rental income in mind. The City of Chattanooga requires a short-term vacation rental permit and limits non-owner-occupied STRs in many residential zones. Lookout Mountain, Signal Mountain and other towns set their own rules, and unincorporated Hamilton County has separate requirements. HOAs on lake and mountain communities often restrict rentals.

We only use projected STR income when the property can legally operate as one. If it cannot, the loan has to work on a long-term lease, which on a luxury home often means lower leverage.

Valuation challenges at the top of the market

Because there are relatively few $1.5M+ sales in the Chattanooga area, appraisers may reach across a wider area or adjust heavily for waterfront, views, acreage and boat docks. That can make value harder to support. Provide recent sales and rental comparables you know about, and expect a more detailed review on larger balances.

For long-term rentals, executive leases at the top of the market are thin, so a signed lease at the expected rent is the best evidence you can bring. For STRs, an operating history with booking records carries more weight than a projection alone.

Waterfront, slopes and insurance

Lake and river homes may sit partly in mapped flood zones and need flood insurance, and docks and seawalls add to the coverage picture. Mountain homes can have steep driveways, long utility runs and wildfire considerations on wooded lots. Get real quotes early, since a large premium on a large balance moves the ratio.

Some lake parcels also involve shoreline rules from the Tennessee Valley Authority for docks and shoreline work, so confirm that any existing dock is permitted before you count on it for value or rental appeal. Property taxes on high-value homes in Hamilton County follow the same 25% residential assessment ratio as smaller homes, but the dollars are large, so use the actual bill.

Jumbo cash-out and portfolio options

Owners of a high-value Chattanooga rental can use a jumbo cash-out refinance, generally with lower maximum leverage on large balances. Investors with several mid-priced rentals that together add up to a jumbo amount may be better served by a blanket portfolio loan, which qualifies on the portfolio's combined cash flow under one loan.

Common questions

What counts as a jumbo DSCR loan?

Roughly $1.5M to $5M+ on a single 1-8 unit rental. Larger balances get more review and often lower max LTV, which varies by program.

Are jumbo DSCR loans common in Chattanooga?

Less than in larger metros. Here they usually involve lake or mountain homes, newer 5-8 unit buildings or unusually high-end rentals.

Can a Chattanooga lake house qualify on Airbnb income?

On some programs, yes, using projected short-term revenue, but only if county or city rules and any HOA allow nightly rentals.

Do I need tax returns for a jumbo DSCR loan?

No. The loan qualifies on the property's income. Expect higher reserve requirements and a closer look at the appraisal.

Why might my max LTV be lower on a jumbo loan?

Larger balances carry more risk and fewer comparable sales, so programs often lower the maximum LTV. It varies by program.

Can I do a jumbo cash-out on a property I own?

Yes, subject to program limits, which are often lower on large balances.

Does Tennessee tax affect a large loan differently?

Tennessee's mortgage recording tax is based on the loan amount, so it is larger on a jumbo loan. Budget for it along with title and appraisal costs.

What if my rentals are spread across several smaller properties?

A blanket portfolio loan may fit better. It combines five or more rentals under one loan, qualified on combined cash flow.
