Jumbo DSCR Loans for Coeur d'Alene Lake and Luxury Rentals

Lake Coeur d'Alene, Hayden Lake and Spirit Lake have made Kootenai County a second-home and luxury market. For investors, the question on a $2M lakefront home is simple: is it a long-term rental, or a short-term rental, and does the rent support the loan either way?

In short: LendingStreet's jumbo DSCR loans finance high-value 1-8 unit rentals in Coeur d'Alene and across Kootenai County from about $1.5M to $5M+ for purchase, rate-and-term and cash-out, qualifying on the property's rent. Larger balances get more review, and maximum LTV is often lower and varies by program. Lakefront homes often only clear the ratio on short-term rental income, so local STR rules and the property's rental history matter.

Where Kootenai County jumbo rentals are

The highest-value homes sit on the water: Lake Coeur d'Alene's shoreline east and south of the city, Hayden Lake's north and east shores, and Spirit Lake and Twin Lakes to the north. In town, homes near Sanders Beach and the Fort Grounds and luxury condos near the resort and downtown waterfront also reach jumbo prices.

Gated golf and lake communities around the area have their own HOA rules on rentals. Read them before assuming any kind of rental income.

Waterfront values depend heavily on frontage, slope, dock permits and access. Two lake homes at similar prices can rent very differently depending on whether they have a usable beach and dock, so look at the specifics, not just the address.

Long-term versus short-term income

Long-term leases on luxury lake homes are often low relative to price, and many such homes rent seasonally. Our STR programs can qualify on projected short-term rental revenue on some programs, using a third-party projection. That can make the difference on a lakefront home.

Idaho law limits outright local bans on short-term rentals, but cities and counties can require registration and safety standards, and HOAs can prohibit them. Confirm the property can legally operate before you count on nightly income.

Short-term rental revenue on lake homes is seasonal, with summer carrying most of the year's income. Programs that accept projected revenue typically use an annualized average, so a strong summer has to cover slower winter months. If a projection comes in lower than expected, see /str-loan-low-airdna-projection.html for options.

Worked example: a Lake Coeur d'Alene home

This example is illustrative and not a quote. An investor buys a lakefront home for $2,350,000. A long-term lease would bring about $8,200 a month, while a third-party projection shows average short-term revenue of about $14,900 a month. At 65% LTV the loan is $1,527,500.

Estimated principal and interest is about $10,420, plus $790 taxes and $620 insurance, for a total of about $11,830. On the long-term lease, DSCR is about 0.69x. On projected short-term revenue, DSCR is about 1.26x, which clears on programs that accept STR income.

Notice the leverage. At 65% LTV the home works only on short-term income. If the property could not legally operate as a short-term rental, the investor would need far less leverage, or a different property, to clear 1.0x on a long-term lease. That is the core decision on most Kootenai County lake homes.

Jumbo underwriting basics

The loan qualifies on rent, with no W-2s or tax returns, a 620 minimum credit score, LLC borrowers and 30-year terms. Larger balances usually mean lower maximum LTV, higher reserves and closer appraisal review. Pricing is set case by case.

Expect the appraisal on a luxury lake home to take longer, as the appraiser may need to look across a wider area for comparable sales. Sharing recent sales, rental history and a list of improvements can help.

Insurance on lake and forest properties

Wildfire risk is a growing factor in North Idaho insurance, especially for homes on forested slopes above the lake. Waterfront homes may also need flood coverage and specific coverage for docks and boathouses. Get quotes early; they can move the ratio on a large home.

Seasonal homes left empty in winter need freeze protection and regular checks, and some insurers require them. A local property manager or caretaker is common on lake properties.

Taxes and closing

Rentals do not receive Idaho's homeowner's exemption, and the county reassesses to market value annually, so a lake home's tax bill can be substantial. Idaho has no real estate transfer tax, which helps closing costs.

Because property taxes on a high-value home can be a large line in the payment, check the current assessment and levy before you write an offer. If the home was previously owner-occupied, the bill will rise once the homeowner's exemption comes off, even if that exemption is capped.

Other ways to reach a jumbo balance

In Kootenai County, a jumbo loan can also mean a 5-8 unit building or a refinance of several rentals. If you own five or more rentals, a blanket portfolio loan can combine them under one loan and one payment, qualified on combined cash flow.

Separate DSCR loans keep each property independent and easier to sell one at a time. A blanket loan simplifies payments and pricing. We can compare both structures on your actual properties.

What to have ready

A lease or STR revenue projection, any rental history, HOA documents, insurance quotes including wildfire and flood, the county assessment, entity documents and statements showing down payment and reserves.

If the home has short-term rental history, include booking statements for at least the last full summer season, since they support the projection used to size the loan.
