Most Daytona Beach rentals are modest. The ones that need a $1.5 million-plus loan are mostly on the water: oceanfront homes in Ponce Inlet, New Smyrna Beach and Ormond-by-the-Sea, riverfront homes on the Halifax and Indian rivers, and the occasional larger multi-unit building. On those properties, insurance and rental zoning matter as much as the rent.
In short: LendingStreet offers jumbo DSCR loans from about $1.5M to $5M+ on high-value 1-8 unit rentals in Daytona Beach and across Volusia County, for purchase, rate-and-term and cash-out, qualifying on rent with no W-2s or tax returns. Larger balances get more review and maximum LTV can be lower, so leverage varies by program. Waterfront homes often only work at lower leverage on long-term rent, or where zoning allows short-term rentals and the program qualifies on projected revenue.
Volusia County's highest values are along the coast and the rivers. New Smyrna Beach's oceanfront and its riverfront neighborhoods, Ponce Inlet near the lighthouse, oceanfront Ormond Beach and Ormond-by-the-Sea, and Halifax River estates in Ormond Beach and Port Orange hold most of the homes priced well above $2M. Inland, a jumbo loan in Volusia usually means a newer 5-8 unit building or a group of rentals.
Being honest about this helps: a large single-family loan on the water has to clear high taxes, very high wind and flood insurance and a rent that may not scale with value.
Waterfront buyers also tend to choose between long-term leasing to relocating families, seasonal rentals to winter visitors and nightly vacation rentals. Each produces a different income figure, and only some are allowed at a given address.
Oceanfront and riverfront homes are usually in flood zones, often in coastal high-hazard areas, where flood premiums are higher and elevation matters. Wind premiums on high-value homes can be large, with percentage-based hurricane deductibles that translate into big dollar amounts. Hurricane Nicole in 2022 damaged seawalls and dunes along parts of the Volusia coast, and properties with coastal armoring or erosion issues get extra scrutiny from insurers and appraisers.
Ask for the elevation certificate, the age and construction of the home, seawall or dune condition and the full insurance quote including flood, before you write an offer.
This example is illustrative and not a quote. An investor buys a $2,600,000 oceanfront home in a zone that allows short-term rentals. At 60% LTV the loan is $1,560,000. Estimated principal and interest is about $10,748, taxes after the purchase reset about $3,900 a month and wind plus flood insurance about $1,800, for a total payment of about $16,448.
Leased long-term at about $11,000 a month, DSCR is only about 0.67x. If the program qualifies the property on a projected short-term rental revenue figure of $17,500 a month, DSCR is about 1.06x. The same house in a zone that bans short stays would need far less leverage to work.
These figures are not a quote, and some programs apply adjustments to projected revenue. They show why the short-term rental question comes first on a waterfront jumbo file: the same house can be a strong or weak loan depending on what its zoning allows.
| Item | Long-term lease | Projected STR revenue |

Florida generally preempts local bans on vacation rentals, but rules adopted before June 1, 2011 survived, and Volusia County and several of its cities had them. As a result, rentals under a certain length are allowed in some coastal zones and prohibited in many single-family areas. New Smyrna Beach, Daytona Beach, Ormond Beach, Ponce Inlet and unincorporated Volusia each map this differently.
Confirm zoning in writing with the city or county, check HOA covenants and get the state vacation rental license and local tax registrations before relying on nightly income. Revenue is also seasonal, peaking around Speedweeks and the Daytona 500 in February, Bike Week in March, spring break, summer and Biketoberfest in October.
The assessment resets toward market value when the property sells, and investors do not get the homestead exemption. On a high-value waterfront home, the post-purchase bill can be several times the seller's. Use the Property Appraiser's data and the city's millage applied to your price.
Insurance and taxes together can exceed the principal and interest on some high-value coastal homes, which is unusual elsewhere. That is the main reason waterfront jumbo loans are often sized well below the program maximum.
Large balances get more underwriting attention: a detailed appraisal review, sometimes a second valuation, higher reserves and close review of income evidence.
Pricing on large balances is set case by case, and the strength of the whole file, including credit, reserves, experience and the quality of the income evidence, shapes the terms offered.
A newer 7-8 unit building on the mainland, or five or more rentals combined in a blanket portfolio loan, can reach a jumbo balance with more predictable income than one oceanfront house. Blanket loans qualify on combined cash flow with one closing, one payment and release provisions when a property sells.
Larger mainland properties with long-term leases also tend to have lower wind and flood exposure than oceanfront homes, which steadies the payment.
