Jumbo DSCR Loans for High-Value Greater Hartford Rentals

Greater Hartford is not a market where $1.5 million rentals are common. The region's strength for investors is affordable multi-family housing. When a jumbo DSCR loan does come up here, it is usually a larger apartment building, a luxury home in one of the western suburbs, or an investor consolidating several properties, and each needs a different approach.

In short: LendingStreet offers jumbo DSCR loans from about $1.5M to $5M+ on high-value 1-8 unit rentals in Greater Hartford, for purchase, rate-and-term and cash-out, qualified on the property's rent with no W-2s or tax returns. Larger balances get more review and maximum LTV can be lower, varying by program. In this metro, the properties that support jumbo balances best are usually 5-8 unit buildings rather than single-family homes.

Side by side: an eight-unit building and a luxury home

This example is illustrative and not a quote. Investor A buys an eight-unit building near West Hartford Center for $1,600,000. Each unit rents for about $1,950, a combined $15,600 a month. Taxes are $2,900 a month and insurance $900. At 70% LTV the loan is $1,120,000, estimated principal and interest is about $7,716, the payment is about $11,516 and DSCR is about 1.35x.

Investor B buys an Avon home for the same $1,600,000 and leases it for $7,500 a month. Taxes are $2,700 and insurance $450. At the same 70% LTV, the loan is $1,120,000, the payment about $10,866 and DSCR about 0.69x. The home would need far more cash down, a sub-1.0 DSCR program, or a different financing approach.

Why taxes weigh more on large Connecticut loans

Connecticut property taxes are high by national standards, and they scale with value. On a $1.6M property, even a moderate mill rate produces a large monthly tax bill, and towns like West Hartford and Glastonbury set their own rates. That bill sits in the DSCR payment alongside principal and interest, so it can decide the file.

Towns revalue every five years at a 70% assessment ratio. On a large property, a revaluation increase can move the payment by hundreds of dollars a month. Check the schedule and leave cushion in the ratio.

What the review looks like

A jumbo DSCR loan uses the same core rules as a smaller one: rent-based qualifying, a 620 minimum credit score, LLC borrowers and 30-year terms available. The difference is depth. Expect a closer look at the rent roll and leases, the appraisal, your reserves and your experience owning similar properties. Some programs require a second appraisal or a desk review on large balances, and pricing is set case by case.

For an apartment building, have a trailing rent history, current leases, a list of owner-paid utilities and recent capital work ready.

If you are refinancing rather than buying, a history of on-time rent collection and low turnover strengthens the file. Lenders also want to see that you have managed a building of similar size before, or that you have professional management in place.

Comparable sales are thin at the top

There are not many sales of $1.5M+ rental buildings in Greater Hartford in any given year, so appraisers may reach further for comparables or lean more on the income approach. A strong rent roll, documented improvements and evidence of comparable rents in the neighborhood make the appraiser's job easier and the value easier to support.

Insurance, heat and older buildings

Many larger buildings in the West End and Asylum Hill were built in the early 1900s, with central boilers and owner-paid heat. Insurers price older systems, roofs and wiring carefully, and the premium on a large building can be significant. Get quotes early and include them in your numbers. Converting to separate systems is expensive but can improve both cash flow and insurability over time.

When a blanket loan fits better

Some investors reach a jumbo balance by combining several smaller Hartford, New Britain and East Hartford rentals. A blanket portfolio loan can put five or more properties under one loan, qualified on combined cash flow, with one payment and release provisions when you sell a property. That is often a better fit than trying to stretch a single-property jumbo loan. On some programs, properties in more than one state can be included.

Executive and corporate leases

The high-end single-family homes that do work as jumbo rentals in this metro usually have a specific tenant in mind: an executive relocating to one of the insurance headquarters, a physician joining UConn Health in Farmington or a hospital system, or a family on a corporate housing package. Those leases can carry stronger rents than the general market, especially for furnished homes near the I-84 corridor.

If you are counting on that kind of tenant, document it. A signed lease, or a rent estimate supported by comparable executive rentals, helps support the rent the loan is based on. Keep the lease term at 12 months or longer, since that is the income most DSCR programs count most easily.

Common questions

How large can a DSCR loan be in Hartford?

Our DSCR programs have no stated maximum. Jumbo loans run from about $1.5M to $5M+, with larger balances reviewed case by case.

Are jumbo rentals common in Greater Hartford?

No. Most rentals here finance well below $1.5M, because prices in the city and many suburbs are moderate by Northeast standards. Jumbo files are usually 5-8 unit buildings in West Hartford or the city's older neighborhoods, or investors with several properties.

Can a luxury home in Avon or Farmington qualify?

It can be difficult. Rents on high-end homes rarely cover a large payment plus Connecticut taxes, so a lower loan amount or sub-1.0 DSCR program may be needed.

Is the maximum LTV lower on large loans?

Often, yes. It varies by program and balance, and reserves, credit and experience all play a part. We quote more than one leverage level so you can compare cash needed against the ratio.

Do I need tax returns?

No. Jumbo DSCR loans qualify on the property's rent, though expect more documentation of reserves and the rent roll.

Can I take cash out on a large rental?

Yes. Cash-out goes up to 75% LTV on standard programs, often lower on jumbo balances.

What about a building with ten units?

Nine or more units is a commercial loan, underwritten on net operating income rather than as a residential DSCR loan. See our multifamily loans page for larger buildings.

Do you finance homes I plan to live in?

No. Our investor loans are business-purpose loans on non-owner-occupied property.
